The rooms are good enough for a budget vacation. The queen size bed had clean sheets and the tub/shower was clean although at times the hot water would run out.
The room has a small refrigerator and a window AC with no microwave. The smart TV was good enough size and even gave access to netflix and other streaming services.
There was no table to eat meals but had at least one chair (no sofa). Rooms were cleaned only after three days but towels were replaced daily. Beach towels were available upon request from the front desk. A coin laundry was also available. WIFI was available in the rooms and lobby.
The location provided easy access to the beach and nearby restaurants. My room faced Kuhio road and therefore there was substantial noise from passing vehicles but it was not enough to disturb my rest.
The staff members were very pleasant and accommodating particularly Gina and Monica. The housekeeping staff members were pleasant but appeared overworked.
I would recommend this budget hotel for budget conscious families and students.
The rates are reasonable. The staff is wonderful. They're always ready to help. There's really not much more I can say except, my goodness, I love this place!!! Looking forward to my next visit, whenever that will be after this pandemic thing which I hope won't last for much longer...

Price$$$$$$ Rates have tripled in the last 3 years, ever since a management company took over the daily operations
Run down rooms (the whole hotel has a feeling of a bad hostel)
Stained curtains
Filthy room chairs
Filthy cutting board (every item in the kitchen had to be cleaned before use)
Old cooking utensils (knives were dull and had nicks in them)
Uneven elements on the stove (everything cooked on an angle)
Knobs on the stove did not have numbers, you had to guess the oven temperature
Every window is filthy
Built up dirt and dust on every surface
Bathroom baseboards were disgusting (see photos')
All other surfaces below eye level have never seen a cleaning cloth
Microwave is located on an outdoor side table under the counter, very awkward
I had to buy drinking glasses and sharp knives and the glasses (3) supplied were the 4oz juice size
Hallway noise , very loud door slamming and people talking at the elevator due to the huge vent in the main door which was open all the time
Most room still have the old air conditioners which are very loud
Only one elevator works, the other has been broken for years
Patio door lock nonexistent, a dowell was laying on the floor to be used in the track for security
The pool is in bad shape. Tiles falling off and just laying on the bottom of the pool, the steps into the pool are hazardous due to missing tiles and uneven cement
This is definitely not the affordable hotel it used to be. With a little searching we found a beautiful condo right across the street for $120.
The tap in the bath wasn't great and the water pressure was ok.
There was a 3rd bed away from the street so was quite than the 1st but the a/c was quite noisy in this room.
Having a kitchen was a huge benefit as we could cook our own food and save quite a bit. We caught a bus to Walmart and did some grocery shopping there. There are plenty of smaller shops (abc and other small convenient stores) within short walking distance. Limited cutlery but could make do. You will need to bring your own washing detergent and sponge or otherwise purchase at a store.
The other great advantage of this hotel was having its own laundromat. It was a $1.75 (payable in quarters and the reception can exchange coins/notes for the quarters needed). You can purchase detergent at reception or bring your own. You can also dry your clothes for $1 (quarters required).
You could use the pool inflatables at the beach and return them back after use. We were also able to borrow a beach umbrella which was great as it was needed for the shade.
The pool was clean and we enjoyed a few swims.
If you are a light sleeper and expect everything perfect then this probably isn't the place for you. If you're budget conscious and after a great location then look no further. We really enjoyed the space and location. Staff were really friendly. Accommodation for 6 people in Hawaii was not going to be cheap but finding this hotel was a great find as we could all fit in the one room without it costing too much.
I would definitely return here again.
On my latest visit, I was surprised to find it a lot more minimalist in the lobby from how it used to be. I loved all the knick knacks and antiques but it definitely looks cleaner now that they took out the extra campy, decor.
I will also mention here that it’s a smaller hotel and is only 5 floors tall, which means you can hear a lot of the street noise. Because the hotel is older, the rooms have slatted windows and vented doors which are not very good at noise reduction. I usually take earplugs with me and wear them for the mornings I want to sleep in.
If you’re on a budget, aren’t a picky traveler, won’t be spending a ton of time in your room and aren’t looking for a luxurious poolside kind of resort, I think this place could be your jam. I always feel like I stayed in “real” Hawaii when I’m at the Royal Grove.
Positives:
Great location near Waikiki Beach, shops and restaurants.
Basic room but clean.
White sheets were clean. Housekeeping service available on request.
White towels were of good quality, which is important to me.
We did not rent a car, as it was our third Oahu visit and it was so awesome as it was near a bus stop. Fare: $2.75 one way exact change or buy a day pass from ABC.
We rode the bus to Diamond Head for a hike; bus to North Shore to eat at Giovanni’s shrimp truck, Hawaiian ice at Matsumoto’s and watched the paddle board riders/kayakers at the beach; bus ride to Manoa Falls for a hike; bus to Ala Moana Center plus to other places.
On my first day, I had an issue with opening my door. Curtis, their maintenance person, fixed my door immediately. He even brought me a chair so I can sit while he was fixing my door. He assisted me with my a/c remote control and instructed me on how to use the tv remote as it was different from a regular remote. He also helped us with other issues to make our stay comfortable. Curtis is kind and highly efficient so Royal Grove is lucky to have him as a member of their staff.
The next day, I noticed the bathtub was clogged and the toilet flush was not functioning efficiently so I told the front desk. The other maintenance person, Nelson, came right away, removed the clog and replaced the toilet flush quickly.
I am grateful to the friendly front desk managers, maintenance staff and the housekeepers. I was impressed with their great customer service similar to a 5-star hotel!
Negative:
The hotel needs to be updated, as it is old.
I recommend this hotel if you wish to stay near everything in Waikiki.
When choosing this hotel, it is important to remember that it was built in 1953, and therefore isn't in the pristine condition you might expect from a newer hotel, but I had no problems... everything functioned, and the room was adequately cleaned.
Housekeeping is provided on request. This is clearly stated at checkin, but it was easy to request housekeeping whenever I wanted it by requesting it at the front desk.
A few key tips:
- The room (if you have a kitchen) does come with dishes and cookware, but not dish soap or sponges, so be sure to pack those or plan to buy them on arrival.
- Some people mentioned noise in their reviews, and I did experience one sleepless night. I thought the noise was coming from gaps around the air conditioner, but I eventually figured out the noise was coming from the bathroom, whose windows are permanently kept open. Keep your bathroom door closed and you will have a much quieter night.
- Want more pillows? I discovered a couple of extras tucked into the bottom drawers of the dresser. Unknown if this is true in all rooms, or if I just got lucky.
