I stayed there with two friends and shared a room (one queen, one sofa bed) for two nights. When we got there, we were pretty early for check in, but the person at the desk cleaned our room (mopped the floors, at least) while we ate some food and we could then settle in without much hassle. The beds were fine, and the little kitchen we had worked well. We all took showers and the hot water was good. I can't say it was 4 or 5 star accomdation, but it defintely wasn't unsafe or unsanitary. I would stay the night again if I needed a budget option for my trip.

Ok, if you’re expecting to stay at someplace comparable to the Ritz, you will be sadly disappointed. No marble walls, no TV in the tub, no mints or complimentary after dinner drinks on your pillow. But, for the price it was good. First, the negatives. It’s old. The outside is pretty shabby. Safe, but shabby. Parking was available but a bit tight. I was glad I wasn’t driving a full sized pickup truck on this trip. I’m not sure when the place was built, but I’m guessing before 1960. The rooms are dated, except for the cable flat screen TV. The drains in my room ran slow, both the sink and the shower. My quick shower was gradually becoming a bath. I don’t think much has been updated since it was first built. There was no table to use my computer and the only chairs were kitchen or dining room type chairs which were fine for putting on shoes or socks, but not terribly comfortable. There were a few cellophane wrapped pastries and some cereal for breakfast. Don’t expect to find an omelet bar. On the other hand, my room was clean, the bed was very comfortable, there was a refrigerator and a microwave in the room, and it was quiet. Let’s be honest, you probably aren’t coming to Three Rivers to do work and stuff on your computer anyways or spending time in your room. There was WiFi and it worked fine. It’s also only 4 miles from the entrance to the Sequoia National Park and fairly convenient to many of the local restaurants. Not necessarily walking distance, but easy to get to and still not very far away. There was construction going on at the complex, so I suspect that perhaps some of the rooms are being updated. If you want new, there was a Comfort Inn a couple miles further from the park entrance that looked pretty new. But expect to pay at least 50% more for a room. There are also some lodges in the park there are much nicer and modern, but you’ll pay double or even quadruple for the convenience. Let’s face it, most people that come to Three Rivers are there to go to Sequoia NP and aren’t going to be spending much time in their room. The place was clean, comfortable, reasonably priced, and convenient. If I come back, I’ll likely stay there again.

This place is in serious need of upkeep and maintenance, not to mention better housekeeping. It also seems to have plumbing issues. The water flow in the sink was always sputtering and irregular, as when there is air in the water line after a water shutoff. When I was ready to take a shower after 11 pm, I realized there was no running water at all in the sink or shower. I had to walk to the front desk, where the owner (or manager) checked on it and indicated the water would be back in a couple of minutes. He offered no explanation, but it seemed like it was a known issue. The water did come back, but water pressure in the shower was very low, and the shower head partially clogged. The shower tray was badly stained and discolored. The sink was missing the drain stopper.
The room was otherwise reasonably spacious, with comfortable bed and pillows. Amenities included refrigerator and microwave. There was a coffee maker with coffee pods but no cups. The coffee maker had a used pod inside, and clearly had not been cleaned.
Finally, I reserved the room on Booking.com, but the hotel charged $1 more than agreed upon as a "processing fee", i.e. a 100% junk fee.
Wifi was adequate (there is no mobile phone reception).
A very poor value for the price paid.

This hotel was a really cute place to stay at.
I read a lot of reviews before, it was 50-50 so I did not really know what to expect.
BUT I must say, those people who wrote a lot of bad things, I don't know what they were talking about.
From 10 points I would definitely give 11.
First of all we arrived late in the night, no problem there was a bell, you call in somebody let you in, check in took maybe 2-3 minutes, perfect.
Free parking spots just outside of your room.
In the rooms there were heaters, double blanket, your own bathroom, fridge, table, armchair, modern plugins with usb and you had you own terrace, looking over the forest, so I must say it was a really good size room, much bigger than we could wish for.
Sure in the bathroom there were some signs of reparations which could have been done much nicer, but it absolutely did not disturb our stay.
Next morning, there was a small breakfast prepared in the check in area.
Coffee tea oat meal bagels butter jam fruits, just a simple small breakfast, which we thought was really nice (included in the price)
The hotel is in a wonderful area, almost at the entrance of Sequoia National park.
We would definitely stay here again, and we are going to recommend it for friends visiting this area.

Do yourself a favor and just book somewhere else, even if you have to travel a little further. The pictures on the internet are very deceiving for this place. Immediately once we pulled into their lot we could tell this was going to be bad. The rooms were disgusting. Mold on the walls, fruit flies EVERYWHERE, dirty tubs, stains on the bed sheets and dirty floors. We asked the front desk person if they could bleach and clean the mold off the walls, they said no. We asked for a different room, they would not accommodate so we asked for 2 single bed rooms instead and again they said no. The pool was gross, the film on the sliding doors into the room was peeling off also which was the only protection from anyone seeing inside your room. Felt like I was being watched the entire time. TV was hanging sideways in the room about to fall off the wall mount. Just overall a horrible experience. Stay somewhere else unless you're desperate. Price is totally not worth it.

This was the worst hotel I have ever stayed in and I travel for work a lot all over the world. The bed was like a concrete slab and had a matching granite pillow. The hot water knob on the tub built for a VERY small person just spun around. We arrived after mid-night and just decided to sponge bath because we were so tired. The breakfast was an absolute joke consisting of little packages of nasty looking muffins and other Twinkie-esque items.
There are a TON of other places to stay that we saw around there. Chose anyone of them before this place.

The hotel has a convenient location at Three rivers, we arrived late at night, got our keys, and got to our rooms.

Rooms have quite funny (balcony style) doors, with lock unlocking in locking direction.

Unfortunately, there was something wrong with the water, water was rusty and smelly, so we skipped the bath that day.

The breakfast was at the reception, it was a relatively good basic breakfast, but the milk was bad.

The hotel has a pool, and a good location, I can imagine that (if water was okay), the stay would be excellent around Spring.

I stayed in the penthouse, the sliding door were off their slides. The Drapes on the ten foot sliding door were only seven foot long. The kitchen was dirty and the cabinet door were falling of their hinges. The room had a TV but it did not work and the man at the desk would not fix it. The hole complex smelled like sewer. The septic tank is above ground and smelled horrible.

Waited 15 min at the front desk to check in, no one was there, rang bell. They gave me a room and told me the lamps didn’t work. I turned the tv on and it didn’t work. It did have a loud AC u kit so at least I could cool off. Breakfast was coffee and individual wrapped off brand muffins and oatmeal.

Terrible place to stay!
Dirty floor, dirty walls, holes on the bathroom door, an the shelf and some exterior parts of the building ,no closet ,no table, mark on the wall from ripped off some sort of furniture . Bathroom sink is not draining and is with stinking slack water , ice machine isn’t working and it’s middle of July . One set of towels regardless your reservation is for two. Only clean thing was the bed linens in the room

Always check road conditions before your trip. Bring them with you or plan to purchase as necessary. The official website is through the California Department of Transportation.
