We have various cabins that sleep from 2 persons up to 10 persons. All cabins are located on the river, offering river and mountain views.We are located on Highway 198,6 Miles from the entrance to the Sequoia National Park in Three Rivers, CA. The Sequoia Riverfront Cabins is only minutes from Kings Canyon National Park, Lake Kaweah, and the Giant Forest Museum. I had very low expectations of this place after reading the reviews; however, our experience wasn’t terrible. We stayed in Cabin 2 and the air worked, tv worked and there was a strong ceiling fan. The bed was comfy and the fridge kept everything very cold. Bring your own shampoo/conditioner and slippers to avoid the floor. It’s pretty old and rundown but not overly dirty. We didn’t use the kitchen but there were all the things that you would need to cook a simple meal.
The river was easy to access but the water wasn’t moving quickly and it was rather shallow so we decided to swim elsewhere.
Check in location was a little sketchy but the woman at the counter was very helpful and provided great restaurant and hike recommendations.

I can deal with pretty much whatever when I travel. I'm not a bougie diva. The location was great and it was right on the river, so that was great. The room looked fine and perfectly fine for our two nights. I went to use a coffee cup, and they were both dirty, so I washed them before I used them. But, when I got ready for bed, I went to take a pillow sham off of one of the pillows and I was pretty shocked. I don't do biohazard at hotels and lodging places. The pillow was brown from bodily fluids like sweat and drool. The bonus was the dried blood stains on the pillow! I really was gobsmacked that anyone would even think that was acceptable. I brought it to the office the next morning (mind you, when I arrived, staff was out running errands, and my key was taped to the door, and I'm not sure if anyone is around in the evening, but when I brought them the pillow, someone was just opening the office at about 11 am) and asked for a clean pillow. It took a few minutes for the staff member to find me a clean pillow. My observation of the office is that it was pretty old and musty. I could also complain about the beds because they are obviously old and bad, but I think the pillow situation was plenty. If they upgraded the beds and ensured the pillows were clean, I would have no problem staying there again. The river is beautiful, and it's only 6 miles from the national park. Believe the reviews that say it's dirty. It is.

Our family stayed here while visiting Sequoia National Park recently. I have mixed emotions about the cabins.
Here are the good things about our stay:
1. The location is very close to the park entrance. It's an easy jaunt into the park in the morning before the crowds arrive.
2. The cabins are right on a river, so the view out the back window is gorgeous. The kids splashed around on the riverbanks and had a blast.
3. The deluxe cabin was great for a family. It has a bedroom downstairs with a king sized bed and a loft upstairs that could sleep four more. Lots of room! It also has a kitchen, so you could prepare your breakfast and pack picnic lunches for your day out. (Be sure to take a lunch. I never saw any food in the park.) And it had Direct TV, so there are lots of channels to choose from when you're winding down at night.
4. They have a common area that has a pool table, foosball table, and some gym equipment. Again, very old and dirty. But the kids had fun learning how to play pool.
5. The guy that took care of the property was really nice and helpful.
Now, the bad parts:
1. The cabin was FILTHY! There was a layer of dust on everything and cob webs in every corner. When you walked around barefoot, you could feel the dirt on the floor. Yuck! It seemed like no one had used the cabin in a very long time.
2. The bugs were out of control! As soon as something spilled on the kitchen counter, there were ants on it. I had to continually dump the trash outside, so we didn't have a full blown infestation. And every time the front door opened, flies would come in. You couldn't get in and out fast enough to keep them from getting in the cabin.
3. The cabin is RIGHT on the highway. We opened our window to listen to the peaceful sound of the river, but those sounds were drowned out by all of the street noise.
4. The price was very expensive for the quality of the property. We stayed in a similar setting near Yosemite on the same trip. The price was LESS than this one and the cabin and grounds were immaculate!
5. Check in is about a mile down the road at the General Store. So be sure to stop there first or you will have to go back through town to get your key. It's an unusual set up that was confusing after a long day on the road.
So, as you can see, there are good and bad things about this cabins. If I go back to Sequoia, I will look around and see what other options are around the park.

My boyfriend and I got engaged today on the lake. We expected a nice cabin, full size, not a room. There are cobwebs and the bathroom sink splatters all over the place when we turn it on. The pictures are deceiving. The tv doesn’t work, and I tried calling the numbers on the email and they’re disconnected. This random lady was rude to my fiancé as well. And when we checked in, about ten minutes later, this lady just openly walked into our room? She gave us pillowcases but why would you just walk in? You should knock? There are cracks in the shower and the floor tiling is messed up. I’ve stayed in a motel 6 and it was better than this cabin, oh sorry wait, I mean this tiny room.

It was very dirty. We never had internet, broken kitchen supplies. Only half a roll of paper towels and a half of toilet paper for 4 nights, a single garbage bag, no oven utensils. No signal for cell phone, no landline. We were cut off. I had to go shopping to be able to complete the room amenitis and spend part of my vacation time cleaning the place. I had to go out and look for blankets because the ones in the place stank. I had no way of communicating with anyone in the place to help me at night and on the day in the place where you pick up the keys they do not pay you any attention, they said "we are going to send someone" and they never went. We had no way of looking for another place to be because we were cut off. Our phones did not work and there was no internet.

We booked a 2 night stay. We came in and the room was so hot about 90 degrees or worse. Upstairs was unbearable. The fridge doesn’t get cold it took 4 hours to cool down the cabin I thought I was going to pass out. The pictures show a really nice view as to be in your back yard pretty much but there’s tons of weeds and tall grass that block your view and an unsafe back patio in cabin 8 broken chairs were left in the back on the ground and the satellite box did not work. I called to let maintenance know The first night But both phone numbers went straight to voicemail I finally got through later that night and they said they’d call me back but never did so we had no TV the first night. I called again the second day and someone came about an hour later to bring another box that did not work so I called back once again and they said they would come themselves to fix it. We waited over two hours now so I called back they said they had an emergency and were sending someone else. Still nothing. I’m so upset I want to leave.

While it is true there is not much budget accommodation due to being on the doorstep of the awesomeness that is the Sequoia National Park, almost anywhere would be better than here even if it cost more. Our travel agent recommended this place and we ended up demanding our money back. The concept of having the cabins by the river and the reception down the road is fine, but the sheer lack of care shown in the facilities and lack of empathy from staff was terrible. We checked in around lunch, dropped our bags and headed to visit the General. Spectacular afternoon. However when we returned and properly inspected the room things were in a shocking state of affairs. Only 1 light bulb worked, the bed felt weird and on closer inspection, the mattress had been replaced with a piece of filthy moulding cheap foam. There were signs up not to drink the water which is fine, but no drinking water was supplied. In fact, NO WATER was available at all. A muddy trickle came out of the sink and the shower was completely non-functional. Being 7pm at night there was no one to call and nothing we could do. We tried to call the hotel up the road and move it was that bad, but they were full.
Next morning we checked out and listed said complaints to the staff. "Sorry about that, the pipes have been broken for a few days." was all we got out of them, and not too sympathetically either. Pray, if the pipes are KNOWN to have been out a few days, you didn't think to tell us first at check in?
No offer of refund or compensation. This place could be great with proper management and some TLC. There is nothing inherently wrong with it save being a little noisy as it is really close to the main road. However, the poor maintenance and attitude is completely sub-par and ruins what otherwise could be a great place to stay if it was cleaned and looked after better. We weren't asking for luxury and have stayed in many great, simple, budget hotels, but this is one to avoid unless they wake up a little.

My family of 5 plus my parents stayed here in July. I was a little worried beforehand because of the reviews on this site and others so I emailed Rose with lots of questions about a month before our trip. Rose was very helpful and alleviated all of my concerns. We stayed in the largest of the cabins which sleeps 10 - 2 rooms on the ground floor with a queen bed in each, a queen/full size futon in the living room and two bunkbeds in an overhead loft. You pick up the key to the cabin at the Kaweah General Store and the large cabin is located literally just down the street. It was very clean inside and seemed very well stocked with towels, pillows, blankets and dishes/ kitchen appliances. There were even little packs of coffee and mini shampoos and soaps -- just like at a hotel. Rose let me know there was no maid service and that was fine for us. You are advised not to drink the water from the taps, so we were provided 2 gallons of water that were already cooled inside the refrigerator. Rose said we could get more if needed from the store, but we didn't run out. The Kaweah River is located just a few feet from the back of the cabin. It was a great view! At the time we were there, the river was too rapid for my kids to jump in but it was still nice to be so close. The backyard also had a badminton/volleyball net, barbecue grill and lots of deck chairs. A closet also contained a washer and dryer, but we didn't use so not sure if they were operational.
We brought most of our food with us but also made a trip to the Village Market which is located within walking distance from the cabin. There we picked up perishibles like milk and ground beef. I also need to mention that the cabin had 2 a/c wall units which kept the temperature inside very, very comfortable and cool.
The cabin was within 5 miles to the entrance to the park so that was very convenient. Lake Kaweah is also very close but it didn't seem to have a designated beach or picnic area. Mostly we saw lots of boats at the marina area and some swimmers off the boat launch areas. I wasn't comfortable letting my young kids go swimming there so we didn't visit the Lake.
The only real drawbacks for us were that the cabin is located right off the main street of Three Rivers so traffic noise was an issue one night. Also, on the website, the cabin description says there is a half bathroom in the loft with a sink and toilet. There isn't. So one bathroom for 7 people was a challenge. Also on the website, it mentions a rec room for guests. But this bigger cabin is not located near the other smaller cabins so we never saw that rec room.
Other than those minor things, we really enjoyed our stay and will recommend it to others.

My daughter and I took a quick trip to Sequoia over the weekend. We've had bad experiences at other places in Three Rivers so I was cautious. Sequoia Riverfront Cabins did NOT disappoint!! If you want comfort, awesome staff,clean and serene, stay here! The pet friendly part is what sold me! We cannot wait to come back- possibly next month with more people and a bigger cabin! I can't find 1 thing wrong with this awesome little slice of heaven! If you cannot go a few days without your phone/wifi, then stay in the city and be sad. For those who can- BOOK IT NOW!! I cannot agree more with all the reviewers' that gave 1 star. I ignored their reviews thinking the more recent ones suggested the cabins had improved, they definitely have not. These cabins ARE really gross.
1. Floor was quite dirty and it was not coming from our shoes and luggage. Forget being barefoot in this place.
2. A short inspection of the sheets and I found 2 hairs and 1 hair on the pillow. Do they not change the sheets between guests??
3. The water has a TERRIBLE sulfur smell as their sign in the bathroom says it's coming from the mountain snowmelt. It reeks so bad that it will emanate into the room and the stench lingers for a long time.
4. They have a code for wifi, but it does not work.
5. If you want anything (such as replenish the 1 free bottled water they give you because of the sulfur water), you have to drive down to their convenience store a mile away.
6. The price for this cabin is ridiculously expensive (for what it is). Never would I dream you would pay so much for such an unhygienic place to stay.
All I can say is this place will destroy your lovely vacation in the Sequioas if you decide to spend multiple nights here. We happen to stay here 1 night on our last day visiting the Park and how we ran out of there as soon as daylight broke.
