While the hotel was well appointed and comfortable, I did not have any hot water at 8am on a Saturday. I let the water run for an uncomfortably long time (so much for sustainability), moving the lever to both sides in case I turned it the wrong direction (no hot/cold designation). No dice. I checked the sink which also lacked hot water. I was not able to shower which was not acceptable especially when I paid $252 for the room. I told the employee at the front desk who said I would need to speak to the manager who didn't get in till 10am. I got a voice mail from the manager Philip saying I may not have tried turning the lever the right direction... I'm an engineer, I think I know to try both directions in this situation. Basically, I wanted compensation for not having hot water for a shower and I was not given this due to booking the room through a third party (booking.com). Ironically, we were billed not by booking.com but by Courtyard Marriott per our CC. Manager said his Maint guy went to room 538 and there was hot water. I asked what time was it when he checked - 11am. 8am vs 11am, big difference. He also said typically if there is no hot water, he would hear from several rooms but didn't so he basically implied that I wasn't being truthful. I have better things to do than to fabricate a story to get a few bucks knocked off my bill. Main tip - don't book through third party and have someone come to the room to witness lack of hot water. Never going back. Parking- I drove our full size GMC Sierra to the second garage level and since the garage was not even half way full, I had no problem parking. I took up 2.5 stalls but did not feel bad about it one bit. They graciously didn't charge me for parking, maybe their way of acknowledging the water debacle.

Excellent hotel! I stayed for two days. A family member was receiving nearby medical care and I stayed in the hotel the entire time. It was so comfortable and all of the staff were professional, efficient and friendly. The room was very clean and modern, as was everything else on the premises. Our room was quiet. The restaurant had a limited menu but the dishes I selected were very good. The website pictures accurately depict the hotel. I’d stay here again in a heartbeat.

I stayed here with my family for 2 nights in 1 room and one night in a different room. The positives: 1. Hotel seems relatively new. 2: Rooms are clean, bathroom is really well furnished 3: Has microwave which we did not find in other hotel rooms in Seattle 4: Excellent fitness center 5: No bed bugs (crossing my fingers): I did thorough checks of all bed and nearby furniture and they seemed pristine. 6: Good location The negatives: 1: Very pricey for the quality and spaciousness of the room. My single night stay cost me close to $400 with parking. 2. On our second stay, we got put in a room where the street noise was horrible and woke us up early in the morning. Apparently they cheaped out and did not spring for double paned windows. Interestingly we did not have this problem during our first 2 night stay. 3. They have a good AC but at least I was not able to figure out how to simply turn on fan mode for a given temperature. The lack of ventilation definitely affected our sleep. In sum, if I come again to Seattle, I would probably pick a different hotel to stay in unless my stay is very short and I need full confidence in a bed bug free location.

I think a lot of the reviews here are from whiners. The hotel was what you expect from any other Courtyard. We did not hear that much noise from any of the three rooms we booked. Yes, the garage spaces were tight, but there was never a lack of spaces. We had a minivan and for the we just took up two spaces since there were always available spots. I’d say for a location outside downtown, having to pay for parking knocks a star off. Also, based on the market niche of Courtyard I’d prefer a continental breakfast over a restaurant, but McDonald’s and donut shops are right outside. Overall it was a fine stay with very little to complain about

What a great experience. This lovely hotel is only 2 years old. It was designed beautifully for business travelers or families. My reviews are first hand, and only from what I experienced. room (418) We stayed in a GIANT 2 queen bed room. It was almost double your standard room size, complete with a pull out doubles sofa. there were 2 60” TVs, a very spacious bathroom with your normal essentials. the beds were closer to the firm side, than extra soft. Each bed had 4 pillows available. There was a working desk with a chair. Multiple outlets with both USB and USB-C connections. There was a microwave, and the smallest fridge I’ve ever seen! The room was appointed very nicely and very clean. It was a bit noisy coming from the upstairs, but all calmed down for bedtime. I didn’t hear any noise from outside, like cars or people. The room ad a quiet AC unit, and the window opened about 3 inches. It was raining most of the time, so we didn’t open the window. The one downside of our room was a that if faced the neighboring apartment complex. We were separated by about 20 feet, but it didn’t bother us - just wasn’t a view out the window. 5/5 rating Check in Extremely helpful GM had us checked in, in a matter of minutes. I’m a Bonvoy member so everything was already on file. Reception is nicely appointed, very roomy, and lots of natural light. There was fresh cold water available also. The reception also had a fridge with beer, wine, soda and snacks for purchase. Overall, great hospitality. 5/5 Food/Bar/Sitting area What a great place for dinner and breakfast. The kitchen staff did a great job of preparing foods that we ordered. The menu was limited because this isn’t meant as a full restaurant. they had salads, wings, fish n chips and a couple other dinner items. breakfast had a made to order eggs, omelet, Starbucks coffee, granola etc. There was plenty of bar seating, as well as 4 “pods” your group can sit in with a TV and remote around a circle table. Dinner time had a full bar (no draft beer). Plenty of options for wine, beer, seltzer and mixed drinks. Bartender was a great man, with plenty of character and talent. Give him tips! There was an open area with a couch, and then a semi-enclosed area with some chairs and a big tv as well. 5/5 Pool/Outdoor Area No pool or hot tub. this hotel, while large and 4 stories tall, didn’t have space for those items. this used to be an old Arbys, so space was limited. However, there was a wonderful fire pit area. It was natural gas, so no crazy smoke or smell of wood or charcoal. There were several very comfortable seats available with colorful vegetation. The fire pit area does face the next door apartments, but I didn’t find that to be an issue. Unfortunately it rained each night we were here, so we didn’t get to use it much. 4/5 Parking My first suggestion: don’t bring a large vehicle here!! there is very small parking spaces because of where the hotel is. There are 3 underground levels which provide plenty of spaces, but all stalls are very small. Plan accordingly. Note: There is NO oversized parking. there is no place for an RV, Uhaul or semi trucks. SUV’s and cars only. 3/5 Area This area is sorta sketchy, but the grounds are beautiful. There were no homeless people or drugs in this area that we saw. Some of the buildings around it are pretty outdated, but don’t let that discourage you from staying here 4/5 Overall I defiantly recommend staying here. This is a great hotel for the price. It’s quiet, safe, secure, brand spanking new and beautiful. This is a great stay for business, families, or singles. The food was delicious, the staff was impeccable, the grounds were very comfortable. this hotel is fantastic, and I highly recommend it.

After being travel shy because of Covid, we finally made our routine trip to Seattle, WA to visit family. However, since the downtown area has many social problems, we decided to stay a bit further north from the city in a small area called Northgate. That brought us to this Courtyard Marriott Hotel! The hotel staff was outstanding and the hotel has won several awards for pristine housekeeping. Our room was on the top level, super clean and modern plus very quiet! I believe the hotel is fairly new and decor and furnishings quite nice. The bathroom is huge and amenities scattered throughout with a microwave and small refrigerator as well as a great tv. The bar/eating area has a very limited menu for breakfast or dinner only. But the few times we enjoyed cocktails and light fare was worth the experience as we met several outstanding people that worked the bar and food service and quickly became friends! Those are the people that make a hotel stay a good memory. Parking was an additional cost in their underground garage but worth it for us. They have laundry facility on site as well as a gym that my spouse used on several occasions during our stay and he enjoyed it very much. A bus stop outside the main door can take one into the city for a fare and a mask must be worn on public transit. The only complaint my spouse had was that there was no coffee courtesy in the lobby or continental breakfast offered for the price.

The good: What a lovely hotel: thoughtfully designed and beautifully decorated. The bed was comfortably supportive with quality pillows. Great lighting throughout the room and bathroom. It has a good desk, an ergonomic chair for working, and lots of outlets and USB ports everywhere. The hotel layout with 2 spacious elevators at either ends of the lengthy corridors was very convenient. It was nice to see a moderate level of recycling options, even if it was only at the elevator bays. The so-so: The parking is tight, particularly for large cars. Perhaps drivers who have negotiated and parked in major cities like Paris, Rome, or London wouldn't find it too challenging. However, I suspect most people checking in here are not from those places. We saw only US licence plates. It's misleading for a hotel to say it has 'room service' when what it offers is a very limited menu of items that can be picked up at the main floor lounge and carried back to the room to be eaten out of cardboard containers with plastic cutlery. BTW the meals were both considerably cooled down by the time we rushed them back to our room. The bad: First of all, while our room seemed clean, the common areas of this very new hotel were on the edge of grungy looking (ie entrance floor, elevators and particularly the elevator waiting area in the parking lot.) When we went for breakfast, several tables in the lounge area hadn't been wiped and we were the only guests in the room. Second: what is with these toilets where the seats are about 6 inches off the ground? They must delight the under 10 year old guests but for people of average height, they are about as comfortable as a sustained deep knee bend can be. For a guest with a recent knee injury, they are excruciating. The ugly/unacceptable: When we called reception to ask about the welcome letter that was supposed to be in our room, the response was surly and all that was delivered after that call was a photocopy of the menu. We booked and paid for breakfast and a particularly late check out because of the timing of appointments nearby. Imagine our disappointment to discover, on checking in, that neither of those details were recorded on our reservation. Fortunately we had taken a screen shot of what we were paying for before we finalized the online reservation. TWICE we had to return to reception to get them to honor the value of our breakfast. TWICE we had to remind reception of the late check out. Both times reception staff seemed clueless about our arrangements. After those additional trips to reception, did we get the agreed breakfast credit? We did not. When the account reached us by email, we'd been overcharged, not by much, but that is not the point. Did we get the late check out we'd booked? Apparently not. Fifteen minutes prior to our check out time, both our key cards had been disabled. Good thing one of us was still in the room while the other had taken bags to the car. Both of those last 2 failures were remediated but only after effort and aggravation on our part. All of this is unfortunate because this could be an excellent hotel. We don't want to mark any business down in the challenging times of keeping quality staff post Covid, but the problems we had were so significant, we won't be returning. Who wants to fight for terms agreed upon well in advance of a stay?

We are, however, very sorry about some of the inconveniences that you experienced, during your stay with us. Customer Service and Cleanliness are of upmost importance to us, so we do apologize for the shortfalls in these areas (i.e. public areas and BISTRO are not cleaned, customer service at the front desk, etc). We are using your detailed, and helpful, feedback as training opportunities for our staff members - to ensure we are always improving in these areas. I also want to apologize for the miscommunication on the Breakfast credit and late checkout. You were correct, and this should have been made right immediately. We will ensure that this is ultimately reflected on your invoice. Like the other reviewer said, if you are a platinum elite in this property, do not expect to be accorded with your benefits such as being upgraded or a guaranteed late check out. Otherwise be prepared to beg for it, literally! The receptionists are not knowledgable of these benefits as I had to demand it from them. But what made it worse is that this hotel is very noisy from the traffic -- as it is situated beside a busy road. Even if you are on the higher floors - expect to have a sleepless night! And one would think that the hotel staff are honest about it, they would tell you that there is some significant traffic noise. When questioned why they never mentioned it - their reply was "that they are not allowed to stay in the rooms." Huh?!?!? Parking in the basement is a nightmare as the spaces are so tight. Talk about maximizing space! One cannot also park temporarily in front of the hotel while checking in -- there is no space at all! And the signs are so misleading! Such invocenvenience! Finally, there is no Safe in the room to store your valuables! No solution for such a basic security need! Stay away!

The hotel property is very nice, however, if you want to take advantage of any of your Elite benefits skip this property. The day of check-in we asked for a 1:30 PM checkout. In the morning when I reached out to the front desk I was told that was impossible, that the hotel was sold out. I did check their availability and they did have rooms available. I followed up by letting the front desk know that the Platinum Elite status guarantees a late checkout and that they were not sold old. I was again told they could not provide me a late checkout and it was my room type that was not available. I ended calling Marriot customer service and they were able to assist. They confirmed that rooms (even my room type) were available and they were able to assist with providing me a late checkout, I started this endeavor at 7:45 this morning and just received a resolution at 9:10 AM. This was not the relaxing Saturday morning stay we had planned.
