I & my wife had a fantastic 2 nights stay here! Though we arrived quite early in the morning on the day of our check in, they immediately let us check into the room & rest first before doing the formalities. We loved the room, which had a balcony with view of the beautiful calm backwaters. Room is set up nicely with a rustic feel and nice warm lighting that goes quite well with the theme. Property itself is beautiful & well maintained too, with nice lighting in the evening. Highlight for me was the hammocks placed right under the coconut trees, where I took a nice short nap one afternoon, it was blissful! We did the paddle boating in the evening around sunset and took a halt for almost half an hr right in the middle of the lake and it was such a wonderful feeling for us, just sitting there and enjoying the surrounding & the sunset:)
But what stole the limelight was the fabulous food we had throughout our stay! We stuck to local Kerala cuisine all the time and each item we had was tasty and authentic, so this made us real happy :) special mention must go to the Rasam we had, which turned out to be one of the spiciest & tasty rasams we have had to date!
All the staff members were friendly & courteous and were happy to give whatever info we seeked. Overall, would rate this 10/10 based on our experience & would definitely recommend it to others :) keep up the good work that you guys are doing team Kondai Lip:)

I I visited this resort with my family in December and really enjoyed the amazing property which is uniquely placed in the backwaters where in the best part is that you have to to travel the last mile in a boat. The rooms are very elegently designed with chestwood finish. The cottage has a open to sky shower area and the entire property is within lush green gardens tress and bacwaters. The cottage architecture is typically Kerala Style and amid the lush green gardens the kids enjoy a pair of turkeies who are fun and I must say very aggressive towards kids. The food is very tasty but you have to pre order them and they will serve at pre decided timeslots. The property will give you no boring times as you just drown in the beauty of the place. I regret staying here only for a day but I will surely come back here for a complete relaxing trip of at least two to three nights. The property has a swimming pool which can be managed better though. They also arrange for a boat ride to the town beach for sunset which missed. They also have many paddle boats and row boats for your leisurely time. The staff is very helpfull and will help you to the best possible way. Few areas of improvement regarding the water pressure and TAT on the room service and clearing but those are minor issues. Absolutely recommend to all.

Alleppey is known for backwaters and houseboat. I was sceptical about being in the houseboat for the entire day but still wanted to experience backwaters....
I read about Kondai Lip and thought of giving it a try. It was my honeymoon and first trip to Kerala... This place was worth every thing we look for.
Well Sanitized, Great Food, Lovely Ambience, Traditional Cottages with backwater view and excellent Hospitality.
Idyllic, serene and sumptuous nature’s bounty just as mentioned over the website. The resort offers fishing, paddle boats, backwater boat ride, indoor games
The resort arranged a free candle light dinner at the garden with an elite arrangments for a couple. We skipped sightseeing for a day just to enjoy the serenity and mesmerizing view inside the resort
We saw some houseboats while the ride to backwaters and trust me the resort gives you much better experience with more facilities and services reasonably priced.
If you are at Alleppey please visit the place. You will fall in love with Kondai Lip.

Beautiful resort but location off the grid. The resort is on a small island of sorts so you need to leave your car behind and take a small boat ride.
They have a complimentary boat ride for backwaters which starts at 4:00 p.m. but the route is full of fishing nets. If you really want to see the backwaters then go to Poovar instead staying here. The beach they took us was dirty. Nothing great.
Rooms were clean and had a very good view. They have in house pedal boating kayaking hammocks etc. Swimming pool was good. Full points.
Now the bad part they took order for dinner after the boat ride which ends around 6:00 p.m. saying that food will be made fresh from start and it requires time but when food was delivered it was stale. It seems the dish was made 2 days back though it was changed soon after complaining . We had to order a different dish altogether . Why deliver stale food in first place and lying that all food is made fresh.
Breakfast was chaos. No one to look after. No plates and bowls when we arrived as if they have shortage of plates. Very limited options in breakfast and that too tasteless
Conclusion if you want to see backwaters then go to Poovar which is much much better.

We take your complaints and feedback with true respect and first of all we thank you for the points raised as we believe suggestions and advice from the guests always helped us to improve. Kindly note all the foods prepared in kondai Lip are freshly prepared. The order you placed was paneer butter masala, once you reported the complaints we showed the menu card and you only choose veg pulao and mixed veg curry, even though you said the same complaints. At the time of checkout, you argued for charging 18%gst for the restaurant. So I think the above said complaints are related to the taxes which we collected on behalf of the government. I am truly sorry that we have left such a poor impression. The feedback you have provided will be very helpful for our team to review and make changes where possible and necessary. We stayed at new year eve and the location , service for this place is amazing.
First day we took boat ride at 3:30 pm which was for around 3 hrs and took us to beach and saw sunset during the same time.
Super relaxing and amazing.

For a decent stay with backwater view this will be a great choice. All the rooms have backwater view. Such a relaxation to mind and heart. The resort is in Alappuzha district but so close to Ernakulam (45 minutes from Ernakulam city). All the staff were so friendly especially The Chef, he happily accept our orders and made accordingly for our one year old baby. They provide a boat ride in the evening as complimentary. And the resort also have pedal boats and kayaking. The pool is also neat and clean. They provide deluxe and super deluxe rooms. Rooms are fully designed in woods, like old tharavadu houses in Kerala. Definitely this will be place for family staycation. Loved each and every moments there.

The reception staff at the reception was incredibly courteous and efficient, ensuring a smooth check-in process. Especially welcome drink was so unique and tasty.
Staffs are honest and so kind, they called me to refund some money which was over charged by restaurant by mistake.
The view of the property provide traditional authentic Kerala experience, nice boating experience and also surrounded by nature
Perfect spot if you want to relax, prices are reasonable.
Thanks to Chef Mr.Gijo to arrange and cook such a big fish , taste was amazing and delicious.

Kondai Lip Resort is an splendid place to unwind....with excellent service and helpful staff.The food is very good but caters mainly to seafood lovers..one can even go fishing and the catch will be cooked for you. The backwater and water front views from nearly every room is to die for...a soothing and relaxing place to visit.

We had an awsome experience at kondai lip. We had a 1 night booking here and as soon as we arrived we booked for a 2nd night!
We were in two minds about whether to do a houseboat or not but as it’s peak season and weekend the prices were high - so we decided to try this hotel instead. It did not disappoint! In fact I would say don’t bother doing an overnight houseboat (I’ve done one before) and stay here! You get everything and more!
It is set directly on the backwaters and the view from the rooms are amazing. There are heaps of complimentary activities you can do and an afternoon boat up and down the backwaters.
The food was delicious. The pool was great. It was a perfect place to relax.

Hi Jaymallya, Kondai Lip is right in the middle of uncommercialized backwaters between cochin & alleppey. They do have a boat ride which they use the motorized boat for more than an hour of ride along the backwaters, and they can also take you to Muhamma beach through backwaters to see the sunset.
But if you are looking at a houseboat, they would still help - but might be at a different location.
Call up the property, and those guys would help you in accomplishing without hassles. Infact the backwater boatride is not even chargeable at Kondai Lip
Super Deluxe rooms are water facing rooms and also close to swimming pool. Super Deluxe cottages are bigger than rooms and are water front with roof open concept bath area. We 3+1 stayed in super deluxe cottage.
There are more places to choose from in the Alappuzha area.
