This place is like most of the older motels in Gatlinburg. It looks nice and isn't run down but the furnishings are old and well worn. With that being said I did sleep well all three nights we were here. Having a large family I find myself gravitating toward condos more. I have stayed in many different condos in Orlando and Hot Springs but this was my first one in Gatlinburg. This one was by far the smallest. There was not a washer, dryer, or dishwasher. The location is great, easy walk to the parkway. However I was disappointed that inspite of its location it was one of the few on this road not right on the creek. The office is only open for check-in for two hours. They have two pools, an indoor and an outdoor. Didn't do the outdoor but the indoor was a nice large and deep heated pool.

Just returned home from 3 nights in condo 312. The location can’t be beat, easy walking distance to all the craziness of Gatlinburg. But this place is simply a dump. It has never been updated since being built. From the decor I would say that’s in the 80’s. And it is dirty. Outdated decor is one thing, but dirty and no upkeep is not acceptable. Right upon walking in we were hit by a mold smell so strong we had to leave all the doors open for a couple of hours. There are layers of dust & dirt on anything not easy reached, for example, the bathroom exhaust fan. The sheets didn’t look or feel clean at all. The bedspread looked so ratty I pulled it off the bed completely and washed my hands after. Mattress was so cheap and uncomfortable. Bathtub wouldn’t drain when you showered. Glass surfaces dirty. Multiple minor upkeep issues simply ignored. The pics speak for themselves. Luckily my husband and I go to the area to spend as much time as possible in the National Park and were at the condo very little. It was depressing to think about going back to that after a long busy day, though. We requested to be contacted by the owner so we could give our concerns but I won’t hold my breath. I would give this zero stars if possible.

We have stayed at Oak Square Condominiums numerous times over the last several years. Unit 405 is the nicest one that we have stayed in. It has 2 bedrooms, 2 baths, kitchen with full size refrigerator, stove, oven, microwave, and dishwasher. Everything that you will need for your stay. The unit has been well taken care of. The owner is very responsive to texts with any questions that you may have. Mr. Wilmon has made sure that everything met out expectations. *Note that these units are individually owned, and not every owner will take care of their units the way that the Wilmon's do. The building is located at 685 River Rd, and very convenient to everything downtown. You can use the bypass to go to Pigeon Forge to avoid driving downtown. We will definitely be renting on of Mr. Wilmon's properties again. Mark Billings

Room 301, Awful condition, nothing like the photos. Stained couch, stained sheets and towels, bugs in the light fixtures, the door barely locked, paint was literally peeling from the walls. There is no one on site, so if you have an issue you are out of luck. Called the after hours number to no response. Terrible experience, asked for a refund, and was denied. DO NOT Waste your money.

We booked this condo for two nights. The condo was exactly as the pictures on the website. Perfect as it was the only one I could find with a king size bed. It was clean, updated, and well furnished. It had everything we needed to cook. Leather faux sleeper sofa in the living room. Two ottomans with storage which had a blanket and pillow. Suggestions: Have a broom and dustpan, clean the top of the baseboards in the bathroom, and replace the towels as they are definitely worn. The WiFi is very slow so downloading is at a snails pace. Walking distance to shops, restaurants and attractions. We would rent it again.

First of all, let me start by saying that we have stayed at Oak Square many times in the past and loved it! I do realize that each condo is individually owned, but the owner needs to pay attention to this room! This was our first time booking room 311,and it will not happen again! This condo was not clean! The wallpaper was peeled completely off of the walls in areas, and in other areas it was loose. The sofa in the living room looked old and stained, We wouldn't even sit on it, the entire week stay. The bed was the most awful bed that I'd ever slept on! There were worn areas in the mattress where it dipped and it was incredibly uncomfortable! Cabinets were nasty and there was no way that we were using any dishes that were stored in them. Yes, I complained to the front desk, and the gentleman told me that they would contact the owner. Definitely not what we expected Oak Square! We will be staying at Oak Square Condominiums again, but we will not make the mistake of staying in room 311 again! I would advise to stay away until the owner decides to take action and bring this up to the standards of the other roo.s that we have stayed in!

We stayed here in July for 5 nights. We did however book our room through Orbitz because of the Condo that was pictured. With that being said this is a great property 1 block off the main road near light 9 and Ober Gatlinburg. This property is convenient and has free parking!!!!! This is a great amenity!!! There is a nice pool in the center of the property that is clean and comfortable. Our room was very well appointed and nicely decorated. (decor and price of some units depends on the owners). You can however book directly through Oak Square. Again everything on the strip is with in walking distance. Our condo had a king bed, small kitchenette, cozy living area and a breakfast nook. Condo was 550 square feet but is more than enough for a couple or a small family. The sofa turns into a bed.

Well,entering the room. 2 old couches. Bunk beds in the kitchen. Holes under the sink floor. No smoke alarms. Just the base in the bedroom. Hole in the ceiling and wires exposed. Black mold in the bathroom vent. Crappy drywall repair in the bathroom outlet. Carpet ripped in front of the bathroom. Outlet doesn't work in bedroom. There's a display cabinet in the hallway not sure why. Takes up to much room. This unit needs a complete remodel. The condo is a great location. No maid service. There's no way to get in touch with the owner. Many calls and emails before we left. No answer. There is light switches that don't do anything The rooms are cheap. Not sure if it's worth it. Good luck!!!

While the location is good, that’s the only positive I can say. I’m not even sure where to start. We rented unit 206 for a kid free getaway. When we walked in, some of the wallpaper was peeling/ripped in several spots. The rug (originally white and teal) had turned a light brown and teal with red candy/gum smashed in a spot. It was obviously had not been vacuumed in a long time. There was black mold under the bathroom sink. They “fixed” it by laying a towel over it. The bedspread had dried blood in three or four spots. The spots were big enough to notice when you walked in the room. In one of the drawers underneath the bed there were two Xanax pills this is a class IV narcotic). There was also some trash in one of the other drawers underneath the bed. My husband slot on top of the covers on a corner of the bed. I slept on the couch (it was leather and I wiped it down) curled up in the fetal position. I could go one and say more about the general lack of cleaning but you get the idea. If you still want to stay here after reading this, you probably deserve whatever you find. **it is my understanding some of these condos are individually owned.**
