I arrived knowing that there was stoop stairs but was told that my room was on the first floor....all the info in the room says it's on the first floor. How adorable is that all the rooms have names mine was "Secret" Cute right? Well the door to my room is on the first floor.....the secret (told to me by the owner the one time I saw him) is that there are steep (mountain goat steep) narrow stairs to get up to the room. In fact my suitcase didn't fit going up. But the rooms are eclectic and fun so as much as I did have problems physically with the stairs I figured I'd prevail. Now I happened to arrive just when Philly was having an unusual heat wave. I mean over 90 degrees and HOT. Surprise !! Another secret no a/c in my room. Apparently it worked off the office…

We truly regret this guests experience was not as imagined. It was early spring with an unexpected heat wave striking after being in the 60ies for the previous days. Despite what has been stated the a/c does work fine. The tempture was brought down in the rooms. We have had from time to time guests that would like it to be 50 degrees which is not always achievable. In an effort to accommodate all we have now added a separate unit to the Secret room giving the guests a better opportunity to have it cooler. Our website clearly states that the Secret Room is located on the second floor. Yes, the stair is tight as it was previously a servant’s stair entrance but it is accessible. The Secret Room itself is actually a large 2 bedroom unit offering a queen bed in the main bedroom and a twin bed in the second bed room. It also has a private bath which is a plus. As someone who has travelled extensively and stayed in both hotels and Inns I have found that the Wi-Fi at times can be a problem in most accommodations. In an effort to offer even better access we have just as of June 2017 completely overhauled and upgraded our system with the latest technology. We added new routers and many additional hi tech access points throughout the houses. It was a multi thousand dollar investment which allows me to now report that the Wi-Fi works great in all areas of the houses and the garden area. Our Lite Self-serve Continental Breakfast is provided in each room. Guests can enjoy in their own private dining area fruit juice, spring water, teas, coffee, milk, half and half, a verity of hot and cold cereals, fruit, cream cheese, jelly, butter, fresh breads, bagels and home baked muffins. Most BNB accommodations in Philadelphia now only serve a continental breakfast. It is close to impossible to get a commercial kitchen license in a historic townhouse. We also have several of the Best breakfast café’s within a block or two of the BNB As stated we did offer the guest another room to try and make the guest more comfortable. I have instructed the staff to, when possible and necessary to change a guests room to be sure we are providing the best possible service to all guests. We are always striving to do better.

Spacious, incredibly quiet and very comfortable room with our own private terrace looking out onto the Philadephia skyline. Breakfast is supplied each afternoon for the next day. It's nothing special but very adequate ( bread, muffins, bagels, fruit, coffee, hot chocolate, tea). All rooms have a table and chairs. Rooms come with a toaster, microwave oven, refrigerator and coffee maker. If you want something more substantial there are a number of excellent breakfast places and bakeries in walking distance. In fact almost everything is in walking distance, historic sites, museums, lots of restaurants. Public transport was available within a few blocks as well. So I am pretty young at 18 and this is the first trip I've booked by myself with my boyfriend so many would say I don't know what I'm talking talking about but I do. A B&B is supposed to be a cute little house where you are greeted as you walk in and you meet the nice people who you will be staying with and they make you a nice breakfast but this is not that. first of all there Is no parking except a parking garage 2 blocks away. Then you are lucky to find the actual B&B since there are so signs or anything. Then you have an email with self check in info that's you have to try to figure out because there are all these door codes. There are many different types of BNBs and Inns and they are far from homogeneous. Rural, suburban and urban are all available with many offerings, styles, possibilities and policies. One may be surprised that old stereotypes do not always fit the reality of today. Staying at an INN in the inner city will, in the majority of cases not have onsite parking. On the other hand a country Inn will likely have onsite parking. Many inner city BNB properties are restricted from having commercial cooking for the public limiting them only to a continental breakfast offering, unlike a property out in the country where there are less regulations. A wise tip for all who book an accommodation direct or through a third party site is to ALSO RESEARCH THE WEB SITE of the accommodation where you are reserving the night. Review and understand what you are actually reserving and if necessary call to question the offerings, polices, parking options and location. Parking in the city anywhere can be a challenge. Inner city Philadelphia being an old section built early in the country’s history was not designed for cars and trucks. Philadelphia Bella Vista BNB is an historic property built like much of the center city area without the thought of parking. Philadelphia has restricted street parking limited to 2 hour periods. The Bella Vista neighborhood has free 2 hour parking. Fortunately there is a reasonably priced public parking garage just 2.5 blocks from the BNB. Philadelphia being an international destination allows the Philadelphia Bella Vista BNB to have guests arriving from all over the world throughout the day and the night. We have designed a door code system that allows guests to access the houses at any time at their own convenience. There is a front door key code and separate key code for the room which are clearly explained in the email check in information. All information is provided prior to arrival allowing a guest to review and if necessary question anything they may not understand. The vast majority of our guests appreciate this convenience. A staff person is available 24/7 to assist all guests. Our Lite Self-serve Continental Breakfast is provided in each room. Guests can enjoy fruit juice, spring water, teas, coffee, milk, half and half, a verity of hot and cold cereals, cream cheese, jelly, butter, fresh breads, bagels and home baked muffins in their own private dining area or sit and eat out back on our large deck. Most BNB accommodations in Philadelphia now serve a continental breakfast. It is close to impossible to get a commercial kitchen license in a historic townhouse. We also have several of the Best breakfast café’s within a block or two of the BNB

Don't expect form this B&B what you usually expect from a Bead & Breakfast: warm welcome, nice breakfast, host available to give you information about Philly... First, most likely you will see nobody. Nobody when you arrive, nobody when you leave. Just nobody. Breakfast is pre packed in a plastic box. Forget any idea of home made marmelades. It's all in a plastic box in your room. As already written by other guests, air cond / heating is super noisy. Dan even recommended to shut down heating during the night due to the noise. Wifi works... when it works. Never for us. Location is great, bed are great but not enough to recommend this place.

We have 3 townhouses and we live in one of them. As all of the houses have separate entrances you may not see us when coming and going unless you are staying in the house where we live. Our office is located in the rear of one of the adjacent houses next to our garden and common area “Hang Out” room. Staff is always available and does try to catch up with our guests. It is not always easy as most guests are generally out and about on a mission to experience as much of Philadelphia as possible. Yes, to insure freshness and cleanliness we do provide only the fresh breads, bagels and home backed muffins in a Tupperware container. As someone who has traveled extensively and stayed in both hotels and Inns I have found that the Wi-Fi at times can be a problem in most accommodations. In an effort to offer even better internet access we have just as of June 2017 completely overhauled and upgraded our system with the latest technology. We added new routers and many additional new hi tech state of the art access points throughout the houses. It was a multi thousand dollar investment which allows me to now report that the Wi-Fi works great in all areas of the houses and the garden area. We are always working to improve Philadelphia Bella Vista BNB and we do encourage the staff to try and offer the best possible service to all who visit.

My husband and I stayed here one night in the Presidential Suite. The room was large and clean and so was the bathroom. One of the reasons I chose this room was for the fireplace. Well, there were no instructions on how to work it. My husband figured it out but a guest shouldn't have to be messing around with a gas fireplace with no switch and no instructions. The pilot light wasn't even on. In the bathroom there was a large tiled shower with a full body shower head which was great but then there was just a cheap plastic shower curtain. There was a set of stairs in the bathroom that had only a curtain at the top that said private. The private area appeared to be a laundry/storage area. Thank you for your observations and comments regarding you stay in early November at Philadelphia Bella Vista BNB. Sorry, the fireplace unit was not yet online. We do not keep pilots burning in the off months. Gas is expensive and we try to conserve and reduce waste. We generally put the fireplaces in service in mid-December unless it is unusually cold. Had we known prior to your visit your interest in using the fireplace I would have had the pilot lit for you. The large contemporary tile shower is beautiful and the look we were trying to attain with the galvanized custom shower pole and sheer curtain is the industrial minimalist look. The area that said private is a walk in closet/ laundry area only accessed from the bathroom. We have added a locked door. Our Lite Self-serve Continental Breakfast is provided in each room. Guests can enjoy coffee, teas, milk, half and half, fruit juice, spring water, a verity of hot and cold cereals, cream cheese, jellies, butter, bagels, fresh wheat and raisin breads, along with home baked muffins in their own private dining area. Yes, to insure freshness and cleanliness we do provide only the fresh breads, bagels and home backed muffins in a Tupperware container. If something is not as just described a staff person should be made aware so they can remedy any housekeeping mistake. We are always working to improve Philadelphia Bella Vista BNB and we do encourage the staff to try and offer the best possible service to all who visit. POSITIVE Cute kitschy things all over room Reasonable price Fairly convenient location (20 minute walk to sights) Candy and continental breakfast as well as water pitcher and other goodies in a full size kitchen NEGATIVE Air conditioner/heater made way too much noise (something wrong with it). Sinks in the bathroom are hot or cold and when shutting off swing all the way around. Not many towels. Lots of pillows but only 2 pillow cases Make sure you read the welcome email carefully. Philadelphia Bella Vista Bed and Breakfast has 21 individually styled rooms with antique, modern and eclectic furnishings contained in three separate historic townhouses. The townhouses were built in the 1860ies. We are ideally located on the edge of the historic district just a short stroll to many of the historic sites. A Lite Self-Serve Continental breakfast is provided daily in your room. You can enjoy it at your leisure in your own private dining area. All rooms have a refrigerator, micro wave, toaster and a coffee maker. Free satellite TV and free WI-FI are available. Complete sets of towels are provided for each guest. Any additional towels, pillowcases etc. are easily obtained by contacting the staff. We are always striving to maintain the BNB and any maintenance issues are dealt with quickly. Parking anywhere in the inner city can be a challenge. Philadelphia has restricted street parking limited for two hour periods. The Bella Vista neighborhood has street parking free for two hour periods. Fortunately there is reasonably priced public parking garage just 2.5 blocks from the BNB. When visiting Philadelphia it is always best to park the car and use shuttles, uber, a taxi or walk to enjoy your visit. We would hope the reviewer would return and check out one of our other rooms. Viewing our web site you will find a detailed description and pictures of all of the rooms. Also calling and questioning the location of the room helps to insure a pleasant stay. If you have a special request and make it before arrival we will try our best to fulfill it. All other request while visiting can easily be made to a staff person. I was in town for one night for a wedding and decided to check out Philly's B&B offerings. I was sold on the Bella Vista as soon as I saw the photo of the pirate lady! I stayed in Moonbeam, which shares the top floor of the middle building with Skytop. The room was small, but cozy, and comfortably fit a two-person breakfast table, mini fridge, microwave, coffee pot, and toaster. The bed was comfortable - especially the pillows! I didn't have any schedule conflicts with the guests in the other room over the shared bathroom, which was clean. We are happy you enjoyed the Moon Beam which is a cozy room and also our smallest. We generally will only put one guest in it. If we receive a reservation request for two we call the guests to insure they know the size of the room. If it is a problem for them we suggest that they take a different room. Our Lite Self-serve Continental Breakfast is provided in each room. Guests can enjoy coffee, teas, milk, half and half, fruit juice, spring water, a verity of hot and cold cereals, cream cheese, jellies, butter, bagels, fresh wheat and raisin breads, along with home baked muffins in their own private dining area. Yes, to insure freshness and cleanliness we do provide only the fresh breads, bagels and home backed muffins in a Tupperware container. Snacks provided are cookies, candy and micro wave popcorn. We also have several of the Best breakfast café’s within a block or two of the BNB. Right near one of the oldest italian restaurant Dante & Luigi's and Magic Gardens museum, Bella Vista B&B apartments are the great place to stay. We spent 2 nights there and felt like home! It is real apartment, furnished with antique furniture, pretty clean, homey, there is a kitchen. Very quiet, nice area and not too far from center. Very friendly nice owners, we practically didn't see them. The breakfast is modest, not like in big hotels, but you can cook at the kitchen! We liked it! Thanks.

If you like to eat we have great Philadelphia eateries all around the BNB. Philly Cheese Steaks; nearby we have the most famous Genos and Pats and also Jim’s Steaks which all make the best of the best steaks in the city. Dante and Luigi located on the corner is one of the finest and oldest restaurants in the county. If you go 1 block east you will find Ralphs which is the oldest family owned Italian restaurant in the US. Also you will find Villa di Roma, the Saloon, Fitzwater Café and Cucina Forte to mention a few of the great and authentic Italian restaurants within a block or two of the BNB. There are numerous Mexican, French, German, Asian and International restaurants along with great Cafes and bakeries in the area. Yes, our suites have fully equipped kitchens which offer the opportunity to cook a great meal at home. You can pick up a fresh pre made Italian dinner from Superior and bring it back to heat up and serve. Also pick up a great selection of vegetables from the Italian Market around the corner or from Whole Foods along with a bottle of wine. Try some delicious Italian bread baked daily at Sarcone’s bakery from around the corner. Finally pick up dessert from Isgro’s bakery established more than 100 years ago and known worldwide for their delicious Italian cookies and Cannolis. The historic district and many of the sites are just a short stroll from the BNB. We are glad you enjoyed your visit and hope you will return in the near future.

On a business trip, cannot have a reasonable hotel rate, i chose an alternate, a b&b. This place is charming oldhouse, spacious suite bedroom and kitchen all furnished with lovely antiques (suite Victorine). Secret code for the front door and your room, a nice breakfast kit so you can make your own toast and coffee. Wifi works ok. Quiet charming old house. Love it. It is also a perfect plaçe to stay for visiting Philly. Neighborhood is nice, lots of little restaurants. charming streets with a lot of threes and flowers at the windows. Typical red brick houses.
