It's convenient location,clean,house keeping kind,it's have market,Walgreens,subway.but sometimes teens late a little noise, The kitchen clean,you can cook yourself,location safety,24 hour the front desk have access control.

Location is great but be prepared to haul your luggage 7 floors up without elevator in the scorching summer heat. Elevator is always out of service, every day for weeks on end. I have stayed at the hotel for a little over 1 month now, so I've had enough time to access the property. The property is in a great neighborhood on the UWS convenient to the 96th St subway stop and everything you will need within a 2-4 block radius. Starting with the location, it`s located in an wonderful place, just 3 blocks from a subway station on Broadway. So, it's pretty safe to walk in and out there at night. I did this several times during my stay. Another good reason to stay here is that the rooms were fully renovated, despite the fact that the building is centenary....

Comfortable room with nice location. Staffs are friendly and helpful. I and my friend stayed in a twin room, bathrooms are shared with other guests. Reasonable price and it is good for budget limited backpackers.

I have just returned from spending a month at the Hotel 99 and am ready to reserve for next year. Rating this hotel is difficult as I couldn't compare it with the usual expensive Manhattan hotels.
