Once again we had a fun yet relaxing time at the Newbury Guest House. Despite our window being right above the lively street, our room was quiet. We slept soundly each night; the windows must be really thick. This is arguably the best location in Boston. It is great to stroll down this vibrant, pretty street to so many great cafes, restaurants and quaint shops. We had a lovely dinner at the hotel's Bar a Vin 1855 restaurant, sitting outdoors enjoying a tasting menu. The staff is friendly and helpful. We have stayed there before and will do so again.

I had a conference at Hynes Convention Center and stayed 5 nights at NewBury - fantastic location, 3 minutes away from the convention center. The French restaurant downstairs plays beautiful music. Whenever I step out, I felt I was in Paris. Newbury Street is especially lively in the summer. My colleagues and I had a fantastic time. Yes, the rooms are older compared to others - don't have as many outlets, no blackout curtains and the walls are a bit thin, but the inn has so much more character than the standard hotel chains. It gives you a great Bostonian experience. I would come back here both for business and for leisure. Make sure to book early and directly with the inn to get the best deal.

CONS: Outlet not secured to wall. Empty art hooks in a 'boutique hotel.' Decor minimal compared to Expedia pictures. Old house so in room 206 the floor in bath and half the room slopes to point of objects rolling. Adjacent to elevator which makes knocking noise whenever in use. Housekeeping staff was consistently warmer than the three front of house staff I saw; rare eye contact, no greetings during our two-night stay. When I asked about missing bath products one 0.5 tube each of shower gel, shampoo, and conditioner was delivered to me to share for two people, in a 'boutique hotel.' Hotel emailed apology for my paying same for worst room without offers of anything in return. PROS: location. Fast internet. Good water pressure.

We had an excellent 2 night stay at the Newbury Guest house. 5 star review is based on experience against the price. Our room was large, comfortable and clean. It was also very quiet which was ideal given that we were still jet lagged and asleep by 8.30 each evening. The staff we came across were all friendly and helpful. Tea and coffee station in the lobby was well stocked and welcome, especially when waking up at 5.30am! The location of the hotel is what takes it from a 4 to a 5 for us. Newbury Street is a lovely upmarket street which served as a perfect base from which to explore Boston. There are also lots of lovely cafes and bakeries nearby. We were able to walk easily to all different parts of Boston within 30 minutes. 12pm checkout time is also generous and meant we were not remotely rushed on departure. Great stay - highly recommend.

Selected hotel first for location and convenience but as we explored area we found many other reasons to select this choice. Access to many attractions was more convenient than expected. People and services were great. Would recommend to anyone. Paul
