We stayed here for 1 night in September. Frank was very nice and the house was in a good location. However, there was no air conditioning and it had been 90 degrees that day, there was no tea, coffee or even water available. The wallpaper was peeling off the walls and the towels

Great location - right in the middle of everything - yet on a quiet street. Our room was clean, spacious and very comfortable . Most important - Frank is fantastic. He is a great host - he is very involved with the local community and had great tips on places to eat and visit.

Thank you Amy for your very positive review. It is always a pleasure to welcome back guests to this area of Vermont. There are certainly many changes occurring in town and here at Suttons Place we strive to upgrade every year. Our centrally located Guest House continues to be an attractive lodging for many.

A B&B without breakfast or in fact not much of anything other than WI-FI. Room & bathroom required a good cleaning. Room overpriced in a tried old house. Fortunately I spent only two nights before heading home.

I am sorry that the stay was not as expected. First of all this is a Guest House, not a B&B. As I mention to the guests - for those who want a full breakfast it is a short walk around the corner to great restaurants. There is coffee (as advertised) and juice available in the mornings. The rates here are the most economical in town. Reservations were made for 3 nights and through the agency late cancellations were not possible. Not arriving for the first night the guest did come for the next 2 nights. Perhaps if you divide the total by 3 nights you will see that the rate was satisfactory. If I can recall the guest came because of a connection to someone taking part in our annual horse show. The prior week I had a family in the same room who had been coming here for a couple years and want to return next year. They loved the recent renovations in the room and the brand new bedding. At a nearby hotel it would have cost thousands but that is why some choose Suttons Place,a centrally located Guest House. Perhaps in the future Robert you can take advantage of a discounted rate and see firsthand the Hampton room as it was not you who had been here.

We stayed here for two nights early October. Suttons Place is less than five minutes' walk from Manchester Centre town centre and its two very good breakfast spots and many fine outlet stores etc. The owner, Frank, is a really nice guy - his tips, recommendations and
