We have been coming here for years but the last two times you can see that seriously nobody takes care of anything! After we made them aware of that our Refrigerator in Condo is not working they sent Maintenance! Maintenance said is in fair condition! After two times calling we just got a cooler and start keeping our stuff in there because we realized they not doing anything to fix the issue ! I honestly can say that Balcony has not been cleaned for a Year! Dust on everything in the condo what again is a issue because our Grandson has a dust Allergy! Lights not working,shower curtain rod is about ready to fall of the wall ….. I could just keep on going . I believe this will be our last Year here!
The afternoon we arrived we went to check in and to pay the balance. We also was charged a dog tag per dog even though when I booked I was told all pets are welcomed. The owner never said anything about this. When we finally made it to the cabin we noticed roaches, plus the box springs on the bed was broken. It had a horrible smell too. We did bring this up with the owner. She sent someone to replace the box springs and asked if there was anymore discrepancies. I felt horrible for bringing this up to her but there was no way we could sleep on the bed with box springs the way it way. I am including pics. There was no sheets on the bed and the fridge would not get cold at all. We had to buy ice to keep our food from going bad. When we went to by ice you have to spend $5 or more to use your debit or credit card to use it there. Plus they charge you $3 per tube to air it up, so bring tour pump if you stay. I feel like if you are going to drop over $1,000 for 3 days there should not be this many issues. But that my opinion.…
Absolutely amazing place to stay on the gorgeous Frio River! River Oaks Resorts have everything you need for an amazing trip. Their cabins have everything you need to feel at home and their locations are perfect for floating the river. Their store (Flip Flop Shop) has many essentials as well as souvenirs. They have a brand new beautiful pool area and mini golf. If you love nature they have hiking trails as well. The staff are the nicest people ever. This is truly my happy place. ❤️ This is our latest trip and we stayed in Deer Run #5.
There are many places to stay on the Frio but none of them come close to the amazing time you will have at River Oaks! We started staying here about 8 years ago and make trips multiple times per year. We have stayed in many of their cabins which are all clean, unique and are located on the most beautiful and convenient locations on the Frio. River Oaks has everything you need for a great vacation! They have a new pool area that is awesome! Most cabins have hot tubs, fire pits, and BBQ grills. They even have a little store which is located in their office! Just in case you forgot something they probably have it along with souvenirs. We love going up there to float the river, enjoy nature and forget your worries! We have made so many amazing memories on the Frio River staying at River Oaks. The owners and staff treat you like family, they will go out of their way to make sure you have a perfect trip. I also love how they have accommodated our dogs through the years. Two have passed now but we still cherish our amazing memories we have of them on the Frio.🐾 I could go on and on!! Botton line the Frio is the most beautiful/cleanest river I have ever seen (and I’m from Oregon)! And the place to stay is River Oaks! If you are in need for some “river therapy” this is the place to be! 💙…
We were told we would be on the water (300 yards away), nothing was included - as well as any towels, soaps or linens. You had to rent them and they were like camp-quality supplies. NO WIFI!!! No chairs to sit outside in, BBQ pit was huge & would have taken a ton of charcoal to even reach near the grate. If you went to camp as a child, it is much worse than camp! Loud traffic..... $300 a night that was SO not worth it!!!
We inquired before booking if this was a quiet place and were assured that it was. It was anything but quiet. The cabin next door had 20 people partying outside - loud music and yelling. The ROR did talk to the partiers, though they did not quiet down. ROR said they didn’t break any rules as quiet hours started at 11:00 pm. The cabins are right on the road with lots of loud trucks speeding by. The cabin itself was so awful - unfinished plywood walls and everything was cheaply done. One bed was hard as a rock and one had zero support. If you’re looking for a beautiful and quiet place, this is not it. Not worth $25 per night and certainly not wortg the $170 per night that we paid. Way overpriced at $270 per night during the summer.
...this depends on where your cabin is. The cabin itself was very clean. The beds are old and very uncomfortable. I actually read this in other reviews and it is true. It was still nice overall and we enjoyed our stay. The appliances were are clean as was the fridge. The pots are dishes were good quality. Shower pressure was amazing. Water was always nice and hot. There is no cell service. Wifi barely works and only at the store. You have to pay to use the pool and the mini golf. It is not included in your stay. When we did get to the water, the spot was awesome.
Decided to write this after seeing some bad reviews. First - these are river cabins not the Worthington! If you want to stay someplace swanky go to the city. Second - the resort has no control over the river flow. That would be Mother Nature! I have stayed here on 5 different occassions. Love the staff and love that area of the river. If the river is too low to float there are several swimming holes in the immediate vicinity that are very nice! Can not beat the location if the river is up. The Kenneth Arthur crossing is half way between two really fun floats! Keep up the good work River Oaks - see you in 24 days! :)
We booked Cabin 7 at the last minute for 3 nights (one week before arrival). My daughter was already there with another family and got sick. I called to ask if we could just at least stay one night since I had to make a 5 hour drive to pick her up. They were already charging us $297 due to their published "strict policy" which I respected. They refused. So my kids (inc. a 6 y/o) and I drove 5 hours to get my daughter and had to turn around and drive home. Even upon arrival and asking to speak to the manager, we were abruptly, but "sweetly" refused. Note, this cabin wasn't booked so they didn't lose any money. This "strict" policy is a sad statement of a business that doesn't care for families or true exceptions. They are in it for the money only. As for the actual cabin review, my friends who had rented out their other 4 cabins were bored to tears and "rustic" would be an overstatement. The pictures look better than in real life, imagine. On a side note. The river was incredibly low, but ROR didn't care to even mention that when we booked. Take your money elsewhere. Plenty of other nicer family lodgings. Sad that they flatly refused and was fine with a single mom driving 5 hours to pick up her sick daughter only to be turned away. ROR, enjoy the $300 you kept but you lost out on any future bookings and the thousands on social media that will be warned of this resort. I didn't argue with them as when I politely asked them to consider our long drive and daughter's illness, they cut me off and showed their fake southern hospitality. Sad.…
I’ve stayed here numerous times, actually took bridal photos in the river here in 2008. Friendly staff & pet friendly! All cabins have been clean & great location for putting in the river & floating to Neal’s
