We wanted to stay in Concan near the Frio River and had hoped to share a cabin with friends or family. My wife researched several cabins and houses in the area and decided to go with Buchanan Cabins, but didn't choose a specific cabin. Location was the most important part of our decision. We ended up in Cabin 49 which is right off of TX 127, which was not ideal, but the cabin's window and wall a/c units mostly drowned out traffic, which tapered off after dark. I'm not sure who would want to use the large porch since it just faces the road, though the view across the road is mostly a forest. We could walk to the river, though partly had to walk just off 127, which was less ideal, though access to the Frio river via the Concan Swimming Hole added some value since it costs around $50 a day to access and we could come and go after hours, parking between 10-7 if we wanted to. We appreciated this river access more than the river at Garner State Park and elsewhere. Neal's Dining Room, one of the few restaurants in town, is just across the bridge. They have a great outdoor space to hang out Wed-Saturday if the weather and mood strikes. The cabin was built in the 1950s but has had some work done such as tile in the bedrooms and bathrooms, a newer counter in the kitchen. The stove oven seemed fairly new and all three air conditioners of various ages cooled the rooms and cabin well. The microwave also seemed fairly new. The fridge worked but took some time to cool even on the coldest setting. The bathrooms and shower were in good condition, though the shower could use a shower curtain and some kind of mat to help keep water from getting on the floor. A few small details addressed like this could have made our stay better. For example, the tiled areas were clean, but the main wood floor in the kitchen/living room was not clean. It needed to be mopped with a few changes of water. We just didn't walk barefoot in this area, but it was a hassle. The doorknob on the master bedroom door kept falling off. It was either broken or just needed someone handy to fix it, but it never worked while we were there. The kitchen had very basic equipment, but oddly no sponge or scrub brush to clean dishes with, something we would have brought if we have known we needed to bring. Likewise, there was not even salt and pepper, something else would have brought. There were only disposable aluminum pans to bake with, which worked for the few small items we had to bake, but wouldn't work for most oven use. I wanted to make pancakes one day, but there were no measuring cups or spoons, making it difficult. We had been told by other friends who visited the area to buy groceries ahead of time and we stopped at the HEB in Hondo coming in, which saved some money and time since what few stores in Concan sell groceries, sell it at a marked up price. There was a grill outside near a beautiful new fire ring space, though we didn't use it mainly because we were only three people and we tried to have simple, quick meals. The TV does have some stations through satellite but we brought a Dvd player, an HDMI cable, and DVDs, which worked well because the satellite station selection was even more limited than most motel station selections for some reason. Helen, the owner, and manager of Buchanan Cabins was great to work with and provided clear directions to the cabin, and was quick to answer any question we had. She and other reviewers warned that only ATT cell customers would get reception and we were sometimes able to get 1-2 bars through T-mobile in parts of the cabin, but in most of the area No service was more common. The cabins also lacks wifi, but we were told that in advance. That would be a nice upgrade for the future. To sum up, the location Buchanan cabins is great, but the cabin we stayed at was rather average, if not slightly below average in some respects. We want to go back to Concan, but we might look elsewhere or at least at a different cabin from this business.

Helen of Buchanan Cabins was a fabulous hostess. We stayed in cabin 61, and it was very clean and spacious! We were just a quick walk away from the beautiful Frio River, Neal’s Restaurant and store. It could not have been more conveniently located, and among plenty of other amenities, cabin 61 has a newly built fire pit and barbecue. The cabin is tucked back in the brush a bit and feels quite private. Perfect for a family, or even two small families.

Unit # 49 at the Buchanan Cabins appears to be a 1950ish one room home with two additions to provide two bedrooms with one- and one-half baths and, in my opinion, can at best be described as basic accommodations even though it is advertised as newly renovated in 2018. In addition to the physical property condition, the property cannot possibly justify a $300 per night all in cost for the following reasons: • The cost does not include linen but can be furnished for an additional $10 per guest. When the linen was delivered, there was not a bed sheet to fit a queen bed. When that was requested, we received a full and a twin. • The unit is advertised to accommodate eight but there was only one fork in the utensil drawer and only six dining chairs. • The rules of occupancy state that all dishes and utensils must be washed and put back in place but there is no dish washer or any dish soap provided. • The unit is only a few feet from the highway and roadway noise is a problem. All this said, the property is not a disaster but not worth $300 per night.

If you want Holiday Inn or Ramada Inn, go for it. If you want cold, spring fed crystal clear water to swim, sit or play this is where you want to be. Helen is an abolute wonderful caretaker. She is personable, remembers people and what they want. She keeps the area wholesome for the family or just the person or couple. The cabins have history: family history, weathered history, homey history and relaxing history. Some of my most memorable times have been sitting in the frio river and sleeping at Buchanan's Cabins.

Short walk to the river. Cabin we rented accommodated 4 people. Helen has fantastic customer service skills. The cabin was clean and cool. We loved our experience. Stayed Sunday thru Thursday. Will be back.

We rented 2 cabins. One was very updated and had an enclosed patio. It was great! The other was outdated and disgusting. Dead bugs inside and mold all in the bathrooms. The location was fantastic. We loved being within walking distance to the river and also so close to Neil's concert area and the savanna hay ride. The kids had so much fun as did we.

I loved meeting and working with Helen during all of our planning for this trip. The cabins were extremely well kept for their historical age. We were so excited to be staying in something with so much history and laughs shared over the generations. The trees on the land were huge and old. The cabins were supplies with all the amenities that were needed for our trip. We spent most of our time down at the river or around the campfire, which is what this trip is designed for. We will be making another trip back there this summer! The proximity to all the happening events was nice as well. We did bring dogs with us on this trip, which was not at all an issue. There are many places near the cabins to go place your chairs and enjoy yourself. We were able to find a place for our big family to go enjoy peace and quiet one day then the next we decided to join the party on the Landing, which is similar to Garners Rock Beach. Also equipped with TV and AC for those who don't like the outdoors or those who just need a little break! We however did not turn the TV until it was game time! I greatly enjoyed everything about these cabins, like I said we will be back!!

Cabin was ok for the price but every thing in this area runs about 100-200 a night. Our cabin was one of the smaller ones at about 15x15 room with a small bathroom, shower, 2 closets, a fridge, microwave, cable tv, futon and queen bed. All for $80 a night plus tax. Parking was a little awkward with construction on the main road but not too bad. View from front porch of cabin is nice and only short walk down to the river. You must bring your own bedding, sheets, pillow cases, etc., and probably want to bring roach bug spray too because things crawl under the door. Overall not bad and would probably stay again given the price and location.

The cabin was clean enough, but the bathroom sink had sewer gas coming out of Drain. The floor was tilting in the middle of the room. The stove actually leaned into the side of refridgerator. The shower curtain was filthy and the shower floor was caving in. Yes, they have air conditioning and direct tv on a 12" tv.....forget using the dresser, whose drawers were all broken. It was not easy river access at all (Unless you want to hike up and down hill about 100 yards). The river was beautiful, thpugh.

Dirty-Dirty-Dirty- We spent the first 5 hours cleaning the cabins we rented to get them livable. Every corner had cob webs from the floor to the ceiling. The window over the kitchen sink was the same way.There was YEARS of dust on the oven hood, microwave, window seals/ledges, etc. The kitchen cabinet shelves took 3 good scrubs and wipes to get the paper towels from turning black/green. The carpets were caked with all sorts of nasty and there was no vacuum, so we swept it to get the tons of dirt out of it and sprayed it with Lysol to hopefully kill most of it. Broken, Broken-The stove top only had 2 of the 4 burners working and they only worked full on or off, which made cooking difficult. Luckily we brought some extra electric cooking pans so that we were able to cook enough for everyone- unluckily only half of the outlets worked, so these were spread out across the house to get them to work. The locks didn't lock on the bathrooms and one of the bedroom doors wouldn't stay closed unless you wedges something against it from the outside. The shower just dribbled out water, so when the office refused to fix it, we removed it and cleaned out the black/green gunk that was plugging it to get it to work. The AC wasn't working well, so we checked the filter to find it completely collapsed. We informed the main office and they acted like it was out fault they had a filter that had not been changed in months. They did send someone over to replace it but they did not address any of the other issues. The closets were also full of dirt and bugs in the bedrooms that had them. The positives are: It had 2 refrigerators. It had plenty of space. It was close to the river and had plenty of parking. It is now semi-clean for the next guests as long as they don't have children that crawl because the carpet is Nasty.
