Stayed in Cottage II and Grove II. Both units were clean, cold a/c, well-furnished kitchens. These units were not luxurious, but looked nice and were comfortable. Short walk to river. Close to Garner. Really nice little pool that was hardly ever used, except by us! Great snow-cones and kayak and tube rentals at Star, 100 yard down the road. We had two units because our daughter and family were staying in one and grandparents in the other next door. River Rim office, Nancy and Gabbie, were very helpful and patient with our booking.

Stayed in cabin 2 at Rivers Edge. Nice , clean cabin with all the amenities. T. V. reception was good . A.C. was very good. On Sunday the river was full of people. Monday thru Wednesday....much less people and very nice. River was flowing good. We went up to Happy Hollow and did their float trip. Very nice, and no walking.

I happened to get lucky and get a last minute wknd reservation for spring break. We had Rim 1 Location is great, super short walk down to the river. Great view. Water was beautiful. The rooms have 3 walls and a curtain so it's fine for family or good friends. It's a good price, its very simple, just what you need when you visit the river. Staff was friendly. Check in and check out was a breeze. Make sure you bring everything you need, there's a little store about 5 miles down and they have a good selection of things you may have forgotten but expect to pay the price!

Not with the four hour drive. Lots of bugs inside the cabin. I stayed at The Orchards, across from Magers Crossing, in the very back. Having a fear of bugs and insects, this made my stay very uncomfortable. The wooden plank walls has holes and cracks and random gaps, door handles are useless, both AC's were set to 67 and I still was burning up; restless nights with bugs swarming my face and literally sweating. I had to wear deodorant. (I am not a large person). The table outside was said to have four chairs but only had one. The lofts inside the cabin are both inaccessible. Am I paying for 80% of the cabin? Why is it cut off? Light switches are confusing and light sources are weak. Door automatically locks behind you which is a nuisance. Thank goodness we brought a bunch of extra sheets and blankets, because I had no idea management would charge an extra fee for cleaning up pet hair. Why? If we are renting a cabin that allows dogs, the "cleaning fee" is .. or should.. be included in the rental price. It's assumed there will be pet hair. Hidden fees are the worst. It says sleeps up to four, but there is so blanket for the third and fourth person. No oven mitts, we had to use towels to get a tray out of the oven. I really don't know what we paid for. The worst part is no internet. The website literally says internet provided, but the connection is weak and only lasts about 8-15 seconds before giving out, then disappearing for a half hour. I had to use my data. Especially been a teenager.. I need internet, and also as a full time college student I needed constant, strong, uninterrupted internet access. I had to sit out in the pool in the blistering sun with no shade for hours each day to get work done. Pool is unregulated. It says no food, drink, or glass, but I went everyday and saw people drinking beer/alcohol inside the pool. With little kids - toddlers. Only reason why I didn't give it 1 star is because of the low price and easy access to the river. However, if I knew about the cons, I may have just stayed home. *disclaimer, I did not rent or plan this trip. I am the renter's minor. Final words: The best time about this trip was when I wasn't in the cabin.

We visit the area frequently and have stayed at many different cabins. This one was an efficiency and the last available on the Easter weekend so we grabbed it. It is really a no-frills cabin and as such I didn't mind paying $95.00 per night. In the peak season, I would NOT pay $140 night for this efficiency cabin. You can do better elsewhere. Our cottage was okay; just like the pics, with tiny bathroom, kitchen (we only used coffee pot) so I cannot say how the dishes/appliances were. The concrete floors were okay, but as others said, not a rug anywhere. Our queen bed was comfortable, unlike other reviewers have said. The tiny TV on top of the refrigerator is odd. Come on, add a flat screen above the couch!! Also, our porch was quite small compared to others. Nice fire ring and grill we didn't use. Pros: 1) as others have said, location location location! Right next to the Frio river, Concan, Garner State Park and Leakey. The river front is beautiful & easy access. 2)The Cottage 2 is behind the pool area. 3)They DO allow dogs and we were not charged a fee which is a definite pro for us. They did not inspect my dogs or look for a crate. We did leash them & take them with us. 4) Gabby and Nancy were very nice in the office. Cons: 1) The pool was so dirty my family was afraid to get in, although others were swimming. 2) This is not really a retreat, more of a RV park with cabins. 3)The cottages and cabins are packed in really close. We like more privacy, although our neighbors were friendly and it was surprisingly quiet at night, even though it was packed. Lots of rules you must sign and agree to regarding clean up and pool use. I took pics of how I left the cottage for fear they would charge me. I came prepared with my own sheets, towels, rug, washcloths, etc. You need your own bath soap also. They did provide handwash, TP and paper towels. Bring your own hangers or line to hang things on, although you're not allowed to nail anything so IDK. We highly recommend Neal's Dining Room in Concan for lunch or dinner. Eat on the patio with a view of the Frio! The service was good, prices reasonable & lots of hummingbirds to dine with you on the porch. We didn't get to eat breakfast there. We ate at a steak place in Leakey that was a nice change also. Overall, we had a good time and will be back to ride the 3 Sisters. BTW, plenty of room in front of our cottage for our small SUV, small trailer & 2 bikes. No need to store the trailer elsewhere and there was good paved roads in and out. Thanks

I realize these are rustic cabins, but i have some suggestions. 1. Two coat racks, but no hangers??? 2. No storage at all for clothes. Put all clothes on spare beds. 3. No screens for fresh air on windows. 4. No cupboards to store provisions. Website showed a large wrought iron wall rack in kitchen, but this was not in our room. 5.No plug for bathroom sink. 6. Toilet loose. Needs new wax seal and floor bolts. 7.Rubber plunger for clogged drains in container was disgusting. Spent 1/2 hour to clean. 8.Bed side lighting to read by very poor. 9.Fire extinguisher not charged. 10.Internet only available close to office. 11.No recycling what so ever. 12General thorough cleaning for new guests poor. We found dead flies, coffee cups not clean, used bug spray tin under bed. Floors not swept. We think a comprehensive list should be given to cleaning staff for cleaning, and some meaningful time spent in each house/cabin to prepare for future guests. We also realize, we are not perfect, as we forgot to take our travelling lunches out of the fridge, on our early morning departure. Overall, the contact we had with staff was very pleasant, and maybe during the busy summer months, they have a better handle on things.

We spent this past weekend in the hill country and stayed the night at River Rim Resort. Beautiful landscape with hummingbirds and butterflies in abundance. My passion is photography so I was very pleased. Area up front could use some cleaning as it is your first impression of the property. We had Rim #1 which was a great location but could use some paint on the front of the building. Inside of cabin was not bad but the mattress was horrible. Full size frig and oven that were clean. Overall great time....spent most of it on the deck overlooking the Frio. Will go back. FYI have to bring linens and towels.

We've been going to River Rim (and River Edge and River Gateway) for the past 7 or 8 summers. We always go the week after the 4th of July. The cabins are all incredible and they continue to update the area and increase capacity. The new pool down in River Edge is awesome. We stayed in Lodge #2 and it was awesome! The coffee pot was very slow (over an hour to brew a pot) but we were on Frio time so it wasn't a big deal. We have already planned our 2017 trip and are also talking about 2018. This place is incredible.

OMG -- I love the hill country. The Frio River is the best inner-tubing float experience around! Grew up spending time camping and playing on the Frio River closer to Leakey at River Bend which is for sale. Was a spectacular spot but River Rim is just as special. So I had to share this area with my husband from the Chicago area. We were thrilled with the place and loved the owners. The place was neat & clean. Nancy was so helpful planning some activities etc. -- like we had our own concierge. We just got back a couple of weeks ago. Wish it had been a bit warmer for us however our visit at River Rim was super fun. Thanks River Rim - we'll be back for sure!

We just returned from RRR, and were pleased, minus a couple of things we would like for an even better stay. Our cabin was clean upon arrival, and we were surprised it was much roomier than appeared on the website. We very much enjoyed the outdoor porch, where we spent most our time when not on the river. It's a very quiet area, and we liked being right by the Majers crossing- an area we usually aim for since the kids and dog like that area ;) The staff was friendly and easy to work with, we did rebook for next year. The cons were- our fridge was missing trays, the beds could've been a higher quality (though the other furnishings were nice), larger cooking pans definitely needed, and bath mats a must. You are required to sweep, put all dishes away, and wipe all counters down/ which I can deal with, but I sure hope a deeper cleaning is done before the next party checks in, who knows anyone else's cleaning habits? As a "germaphobe", I want it sparkling when I check in!
