Wendy at the office was rude to us, we called five or more times to ask for directions to the house we rented. We paid well over $3k for our stay and the house bathroom doors did not lock, the microwave went out, the pool was dirty as well as the bathrooms. It’s clear that no one cleans the house after guest leave. We were not happy guest

This was our second time visiting Frio Country Resort over Memorial Day weekend. We were with 5 other families. This is a very casual, laid-back place. Don't expect the luxuries of a 5 star resort, but they definitely have everything needed for a super fun relaxing weekend. When you're at the Frio, its about shorts, flip flops, good music, and friends. Think floating the Frio, corn hole tournaments, family card games, story telling until late in the night, fireflies, and lots of laughter. We don't spend much time inside the cabins while we're here, its all about enjoying the outside. We did have an issue with our AC not cooling one night. We called the answering service and the maintenance guys showed up in 5 minutes to fix the issue. They couldn't get the AC working that night, so they happily installed window units in the two bedrooms to keep us nice and chilly until the main ac could be fixed the next day. We will continue to visit Frio country Resort for many years to come. It's always a great weekend full of wonderful memories.

I've never been to the Frio, mostly because there are no hotels and you have to rent a house for $500 plus/night with a minimum of 4 nights. We got lucky and found a gap date so we could rent it for 2 nights only. This place is misleading. It says it gives private access to the river. Your private access is a parking lot outside the rental place with an area that anyone with $30 can park at and enter. It is not private. Also, that "river" access is a creek full of drunks and their left over beer bottles. Do not book this place alone thinking you will have river access. The house itself was ok. It looks abused and was not cleaned well. The recliner did not work. We had a bedroom door locked. The pool and pool furniture were covered in grass clippings from the mowing. There was wads of hair left on the shower floor. The bathroom and cabinets were very scraped up. The house next to us had a party every night until 4 am. IT was so loud that our guests on the other side of the house could hear them. Even though I called management, I got a hand full of reasons that nothing was done to stop them, The manager finally said that if it is not their property, then there is nothing that they can do. There are a lot of young drunks in this area. I personally would not advise staying at their property and would recommend finding somewhere closer to Garner State park for a more enjoyable experience. There is wi-fi in the house but it is terrible. I you have Tmobile, the service is not great in the house or area.

I would not recommend this place. We had to call and complain 3 times with problems at this house. First call was about the kitchen sink, the pipe wasn’t connected and all the water drained everywhere. Second call was one of the bedrooms had no light other than a lamp, the light cover on the ceiling fan was left on the bed when we arrived for our stay. The third call was about ants all over one of the beds. The owner stated she was going to give us a discount after we called the second time, then on the third call she offered the first night to be free. Well what do you know she didn’t live up to her word about the first night being free and just gave us a discount. I was highly disappointed with this stay. This has been the worst house yet.

My family has been staying at Frio Country for 26 years, I’ve been staying here 23 years (my whole life). We have had the absolute worst experience EVER. They got new ownership and it has gone downhill FAST. Everyone who we have talked to has said they have had an awful experience as well. The employees are extremely rude. From the moment we got here, our AC was out, a bedroom fan was broken, and the refrigerator shelve was broken. We called maintenance, they came and only fixed the AC. They said they would come back but never did. One of the showers barely had any water pressure, there was no TV remote, and the lights inside never stop flickering. There were fire ants everywhere and we also found 2 roaches as well. I brought my dogs (because I always have and there’s never been a problem) and one of them is a service animal, and they told me they had to get off the property because they do not allow any dogs, even if they are a service animal (which is against the law and very discriminatory). Not to mention that I drove 7 hours to get here. I offered to pay a deposit and they said no. I finally worked something out with the owners of the property that we are staying in so I wouldn’t have to drive 7 hours back home. A lady kept coming back to see if the dogs were gone even though she knew I worked something out with the owners. She was horribly rude. I NEVER leave reviews but my family and I have had the most horrific experience. The Frio is supposed to be the place we come every year to get away and relax, but we were stressed out the whole time because of everything that happened. Anyway, we will not be staying here ever again after 26 years of giving them business and our money. I wish Casey and Brian still owned it because when they did, we never had problems like we do now. I do not and will not recommend to anyone.

I’ve rented a different house for the past 4 summers from Frio Country and I have not been disappointed. Every house I’ve stayed at has been great and the staff are all friendly and always available if you need something. I had an ac issue this past visit that was fixed immediately when I called. You can’t go wrong choosing one of their cabins or beautiful homes! My family and I have made this a yearly tradition and we will always rent from Frio Country!

We stayed at the Arrowhead vacation home from August 22nd to August 25th. Overall the stay was good with a couple of minor issues. First, and probably the most important... the front corner of the porch closest to the pool is concrete and had been recently polished (or something slippery was spilled there). The area became very slippery with people going in and out of the pool area. We had 3 people from our party slip and fall in that same spot. My fall resulted in pretty severe bruising to my knee, elbow, and ribs. I'm still questioning whether one of them might be broken. After that we put down several towels over that area to keep anyone else (especially a child) from falling and injuring themselves. The floors on the inside of the home are also concrete and became very slippery as well. I was concerned the entire time about one of the kids falling and hitting their head. I hope management will see this and puts some mats down to prevent future guest from getting injured. The second issue was that the house looks much bigger in the pictures than it actually is. It wasn't inconveniently small, but definitely not as large as the pictures made it seem. Each bedroom was a good size so that made up for it. Lastly, we had some issues with the stove in the home. It didn't seem to get hot enough to cook effectively. Someone mentioned that the element on the stove would shut off it was bumped and that's what kept happening to us. I didn't cook on the stove so I'm not real sure but those who did cook on it all said the same thing. We would considering staying here again if the issues with the house were corrected.

We stayed at the Lone Oak property managed by Frio Country. We were supposed to be able to get into the house at 4:00. The cleaning crew didn’t even show until 3:58, so we couldn’t get in until 4:30. They must not have done a very thorough job, because one of the toddlers staying with us in the house found (and picked up) dog poop that had been left under a table in the living room!!! We informed Frio Country of these issues upon check out, and they just brushed it off and gave the excuse that the cleaning company was short staffed. As the management company, it is their job to make sure that is not an issue.

Hello, thank you for your feedback. We understand your concerns and are doing our best to address them. Unfortunately, seasonal help is hard to find, to make up for this, we recruit staff from Mexico. With the delay on visa help this summer we were not able to get our staff until June 16, this caused a huge issue. WE are working hard on getting more permanent staff to better assist our customers.

The river access is wonderful. There was something for all ages to do including shallow slower areas for little ones and faster rapids to float for adults and bigger kids. Our cabin was rustic, but suited our needs. Wished there had been more seating inside, but we made it work. There was a sewer smell behind the cabin that was off putting, but other than that everything was very pretty and relaxing.

Upon arrival we noticed a sewage smell. The pics speak for themselves. Looks like they were holding up our tree with rope. Notice the hornet nest which was addressed but there were alot inside as well which was scary having allergies. They had this place sectioned off with perimeter tape lol. Staff did not really acknowledge what was going on when we reported it. Thought they would move us due to the sewage issue but they just reconnected a pipe and poured a gallon of bleach on it. Have had little luck getting in touch with the right person by phone to discuss matter as well. I hope this info is helpful to others.

Recently, new ownership has taken over and we are diligently working to make the necessary repairs for our guests. We hope that do give us the opportunity to make this right.
