It has taken me a long time to write this review (we stayed last Summer 2015 before the spa was added) It is hard to rate this property as I think the issue is that expectations prior to staying are high due to the property's own website (and also the trip advisor reviews) and you are unfortunately left feeling disappointed...

I am sorry but the Linhay is terrible. The photographs on Emmett's Grange website bear no resemblance to the cottage we arrived at. The online pictures show a cottage that look bright, furnished to a high standard and very welcoming. After a long 9 hour journey, we were greeted firstly by an overgrown, unkempt, rundown estate... We would echo the other reviews about the cleanliness, but if you know that before going, forewarned is forearmed. That was the only negative for us about this place. We have just returned from a long weekend away at Emmett's Grange, we rented both the main house and The Linhay as there was 13 of us, 8 adults and 5 children and don't forget the 3 dogs! The owners are very friendly and let us stay longer then 10am on the last day as no one was coming in....

A group of 13 of us took over the Grange and the Linhay for a week at New Year. We were initially not sure about the fact the family were in a connecting house, however they were great encouraging us to explore and even help ourselves to the eggs in the hen house.
