Oh where do I start? This review will most likely be removed as I found out the owner is a very self centered "high and mighty" individual, that " you do not want to mess with". We decided to stay in this campground because the website made it seem as though it would be a great place for a family. Do not be deceived. We were charged $760 for one month and a "prorated" charge for 2 days. Which was ok because we were already there and there was great reviews. Once again. SO DECEIVING. The whole campground is poorly maintained, and on such an incline you can't walk around and my children couldn't ride their bikes without receiving injuries.The owner's mom was found hiding in the woods watching my children play on the playground. The "Laundromat" charges to use the washers and dryers that don't work half the time and make your clothes smell strongly of mildew, in a building INFESTED WITH ROACHES. The fishing pier was unstable and falling apart. And to top it off our camper received THOUSANDS OF DOLLARS WORTH OF DAMAGE!! Murphy, who introduced himself as the maintenance guy for the camperground, came over and told us the water was going to be shut off so we needed to fill our fresh water tanks because we won't have water until the next morning. I told him my husband will be back shortly he will get it. He insisted he did it because it could happen any moment. I again said no. He then pressed again and said it won't take but a minute. Instead of filling our fresh water tanks, he busted our black water tank and flooded the bottom of our camper. Its going to cost a lot to repair and seeing as we use the camper for traveling for work, that also puts us having to pay for hotel rooms while our camper is repaired. Mind you the owner never introduced herself until we were loading up to leave and that was to make sure she got her money. We wrote a check based off of the amount another coworker was given for his exact same stay and same amp. She immediately got angry and hostile literally huffing and said we owed her more. And angrily stated we need to talk. My oldest immediately started recording the conversation. She was acting like she was going to fight someone. Once mentioning the damage for a 3rd time, she was not professional whatsoever. She started screaming that we don't want to mess with her like some irate child with behavior issues. I can not express enough how calm everyone was around her but she was exploding. She then threw Murphy under the bus and claimed he don't work for her, its not her responsibility....even though he introduced himself as a worker for the campground with the owners mother the very first day. She obviously made it clear she wasn't going to do anything in an honest way or make anything right. It was literally like she was trying to scare us..it was absolutely absurd. We weren't trying to "mess with her" just hoping she would be the least bit sincere. Seeing as she already got over $1000 from us for a month and 11 days, my family had to be in a camper with a foul odor and busted black water tank because we already paid a non refundable payment and my husband had to be here for work... But apparently the campground isn't run by good honest people. Do not waste your money here. Go to one of the many others around the area in much better shape.

When we found this campground, we thought this would be a great spot to park our RV for the next few years. Rent was affordable, site was partly shaded, and had a nice covered deck. Working with the owner, she agreed the site would work with our RV. Before moving into the spot, we got permission and paid $3500 to have a landscaper level and stone the drive and pad due to the excessive runoff from the street making the area a muddy mess. Finally in, we enjoyed the space for our first year. Come renewal time, we received an email from the Owner raising the rent. We weren’t opposed to paying the rent, however, when we questioned all the improvements she told us would be done in the first year, and were not done, the owner sent us a second email asking us to pay the increased rent and to move our RV up several feet, because we were blocking the site behind us. We were aware there was a site behind us. We weren’t happy about this, seeing this is where she placed us, and we were not opposed to moving the RV either. However, this would mean cutting into the covered deck to accommodate the slides (which she was aware of). It was challenging to work through this with her seeing the correspondence was primarily email, and we could not get her to participate in a call. Owner sent a final email notifying us, she would not renew the agreement. Then we were sent a 30 Day Notice to Vacate. We did not cause any issues. We paid on time, were quiet, kept the site and surrounding area maintained, and followed all the rules. The friends we made at the campground, could not understand why she did this. We asked her to reimburse us for a portion of the monies we spent to improve the site. She declined. Before we had fully vacated the site, and before our move out date, someone else was moving in, and she had rented it to them for a $1000 more a year than we were paying. BEWARE: The owner is only on site to collect the rent. There is no campground management on premise. There is one worker, Mario, (uncertified in any job) who does everything from electrical, plumbing, landscaping, leasing and evicting. Management basically gives you a site, water and septic. If you want anything done, it will cost you. Any improvements you make, you will not be reimbursed. Review this section in the agreement. The place has not been maintained. The water was always being shutoff due to leaks, septic issues, flooding issues, and many of the sites are not maintained. Heavy duty tractors broken down and left in the park near the children's playground. Expect contract workers for Blue Ridge Electric to fill the campground at least three times a year, they come and go at all hours, and can get loud at night. Review the agreement in full, and have an attorney review before signing.
