We love Fripp and are actually in the process of buying on the island. We have been to other SC resorts and Fripp fits the way we vacation best. However, renting a house through Fripp Island Realty for a week-long stay has made us rethink our desire to place our home on their rental program. 838 Fiddlers Ridge was not what we expected in terms of cleanliness and quality. For the large sum it cost us to stay there with our group of 7, we would expect the house to be well maintained and clean.
To be exact, while unpacking and getting settled in, we realized that the floors were filthy. The bottoms of our bare feet or socks were black. Most of us adults wore flip flops in the home the entire them. We weren’t going to say anything about that until that night, my 21-year old woke us up bc he couldn’t find clean sheets for the sofa bed. The fitted sheet on there was full of sand and there were no additional sheets to find. We ended up running a load of laundry in the middle of the night and made a make-shift bed room. Then the 19-year old woke up saying that the bunk room he was staying in was warm. Sure enough, it was stuffy and warm in there even tho the rest of the house felt cool.
We called the management office in the morning to let them know about the AC not working correctly in that bedroom and the dirty floors. They said they would send someone later to address those things. We don’t know if they ever did. No note to message was left, and the floors continued to be dirty. The room did feel cooler tho. We soon found out that they control the thermostat and if we adjust it slightly, it goes back to its original temperature. We are conscientious guests who do not abuse those things so it was frustrating to deal with an erratic AC.
Smaller problems came up, including the lid of a pot we were using to cook rice fell apart during cooking. We found the screw that came off while eating. At that point, we decided we’d never stay there again. The property has so much potential but you can tell the owners are not putting much into it yet reaping the financial benefits of being landlords.
I love Fripp but question their property management services.

The amenities card cost $35 plus 12.8% of your rental cost per person for age 13 and above. For a $3500 rental that would be $483 per person for the privilege of going to the pool and the opportunity to eat at their restaurant. Which means a trip off the island to have a meal not prepared at the house. I wish this was listed clearly before we booked the rental because we would have stayed elsewhere. The island itself is beautiful and peaceful. We enjoyed seeing the deer walk around freely.

We’ve been coming to Fripp for over 20 years and love it. I have to leave a negative review in regards to the RIDICULOUS AMENITY CARDS. I’ve been in hospitality my entire adult life and cannot understand WHY you have to purchase a card to purchase something. It makes sense to get into a pool that you’d have to pay a fee....but the “resort” makes you have a card to buy a friggin slice of pizza. Or a round of golf. It’s ridiculous and an absolute joke.

We understand how frustrating it can be to not have access to all island amenities; however, it is the responsibility of the property owners to decide whether they will be a part of the club and offer those amenities as a package to their guests. We do strive to be clear to everyone that guest cards are required at all of our locations and vacation home owners on the island are aware of that as well. We're sorry that this wasn't communicated to you and to prevent that from happening again, the best option is renting directly through the resort where you are guaranteed cards.

Fripp Island is one of the most tropical resorts along the east coast. The island is known for its for its natural beauty, nature, wildlife and of course the beach. When you arrive on the island you will approach a security gate and you will give them your reservation name and then you will proceed. Once you pass the security gate, you will notice not many cars on the island, instead you will be seeing people driving golf carts. At most your house and/or condo will provide you with your own golf cart. If you are not provided a golf cart you can drive to the marina and purchase one for an amazing low price. Once settled in I’m pretty sure you will be hungry. Fripp has a restaurant named bonitos boat house. Also a beach club where you can get pizza and ice cream for the first night. You can also go to Johnston creek tavern for their fresh seafood and other specialty foods. I always get their shrimp, with their famous cornbread as an appetizer. After you get done with dinner get kids to bed go buy the sandbar and get you a cocktail like a a frozen Miami vice. When you’re enjoying your stay on the island you will encounter several activities such as a trail that goes along the resort where you can walk, run or even ride your bike. They have a place called camp fripp where you drop the kids off for the day and spend some alone time with you and your partner at the adult only pool. Which is conveniently at the beach club. You will get amenity cards to go to all the pools like the cabana club which has three pools a restaurant and a walk up bar called Willys wet bar and order your food and drinks. You can either wait for it at bar or wait while you lounge in your chair and the bartenders bring you your food. This resort, has two golf courses one is named ocean point and the other is ocean creak golf club. They also have a tennis court along with a basketball court and so much more activities like a sea shelling cruise where they take you out on a boat to another island where you can find all sorts of shells. In conclusion, Fripp is definitely just like being in the Caribbean except it’s not all inclusive and remember watch out for the alligators and deer.

Fripp Island Resort took care of the litter at the back door, the broken umbrella stand in the trees, the long broken pipe left leaning against the tree, and the broken key pad that wouldn’t allow us to lock and unlock the home. However, I didn’t ask the resort to address the other broken/ignored items in this home because I didn’t want to spend my entire vacation dealing with problems. Fripp Island Resort, here is a list of repairs needed in this “gold” rated home. “Clean” is a relative term, however, “broken” can’t be disputed:
1. Both courtesy lights outside of the home are broken and don’t work
2. The refrigerator door shelf was broken and was left on to of the refrigerator when we arrived
3. The ceiling in the downstairs bedroom has a leak that has been fixed that needs to be patched and repainted so it can’t be seen anymore
4. The downstairs bathroom tub is clogged and takes at least 30 minutes to drain after a shower
5. The screened porch is unusable due to built-up dirt and left over sand that has been ignored by the maintenance staff
6. The outside trash can area is broken and there is a pile of leftover charcoal sitting in the grass from previous renters
7. The bushes and trees outside are overgrown and desperately need to be cut back…other houses on this street don’t have overgrown vegetation like 38 Davis Love Drive…maybe those houses aren’t managed by Fripp Island Resort maintenance staff
8. Future renters can thank my husband for not only sweeping off the back patio, but also uncovering the pavers with the broom that lead to the golf course
The inside of the house was clean, the furniture was comfortable and the kitchen was well-stocked. However, future renters of this home need to know that I have now reviewed this home, and I plan to leave written comments at the office as well. If I was renting this home this summer, I would now expect each of these issues to have been resolved when you arrive. I am also including pictures of the outside of the home from when we arrived. Also, I’m uploading photo of the outside of the home to show the difference between what’s been advertised and what the outside of the home actually looks like.
We will be back to Fripp Island again next summer, but I will never, ever want to be in this home again. My family spent almost $3500 for our one family vacation this summer. Fripp Island Resort, surely you can do better for families that spend an entire year budgeting for a vacation.

We scheduled our trip and booked directly through the resort for the first time (after having come to the island for years and renting through VRBO, etc. previously). The contracted price was paid at 50% upon booking. The remaining 50% magically increased several hundred dollars just prior to the due date after the change of the year. We were told this was due to a "rate change". This is a scam at best. When signing the contract it was for X-amount per night for a total cost to include resort fees, taxes, and cleaning. That number should never change. For any reason. After some research it appears this has happened to others. We will never rent through the resort again. Period. Nowhere in the contract does it state the rate may change. Be aware.

So we rented an Oceanfront home from fripp island resort for a surprise birthday celebration for a family member. The time there was great and the island was great. The reason for the low grade had to do with fripp island resort rental and the poor customer service. For starters we got to the home 2 hours before check in but the unit was clean and open so all we did was unload luggage but a birthday cake in the freezer and left. We never even took our shoes off and while at a local restaurant we get an unacceptable 85$ charge from the resort without even a phone call to explain their reasoning. Without going into all the detail this was just the start of poor customer service attributed to Anita iand it showed how little they value customers. Next we get into the Oceanfront home which was a bit dated but beautiful views and overall comfortable. However when i walked down to the ground level and tried to go through the garage MAIN entry door i found it broken. This broken door was partially held closed with a sand bag leaning against it. The door could not be shut or locked and the sand bag was the only defense again animals or people coming in. Called for service and they came out quickly and agreed it’s a security concern but said its safe here and explained its not the rental agents issue to fix. They took pictures and left after fixing nothing. Next we decided to go to the beach from the rear of our oceanfront $900 ish per night home only to see our access steps were washed away. Both the resort rental agent and home owners were well aware because they tried to hide this issue by building a small deck with no lounge chairs or room for chairs as a good enough substitute. Both the home to left and right of us had steps in working order but we were not allowed to use them per signs and locked entrances. So here we sit oceanfront without being able to access the beach or water. Try getting yourself or 90+ year old mother to the beach by walking 1/2 mile through a golf course over a fence through the sand dune grass to sit for a few hours. BTW the rental agree doesn’t say oceanfront means beach access but have a nice stay. Bottom line is fripp island rental misrepresented the property and doesn’t value customers safety. A non lockable unit and no safe entry to the beach showed my family that fripp island resort rental is just interested in your money and NOTHING else. I have several pictures for anyone interested and all i can say is i would return but only through a rental company to include offsite VBRO like options. If you can only use fripp island on site agents. Save your money they are horrible and there are other options as far as beaches are concerned . BTW do t even ask me about the roaches you wouldn’t believe how bad they were inside and out of the house

Fripp Island is truly the best kept secret! My friends and I immersed ourselves in the natural beauty of the island for a relaxing time together. We enjoyed exploring the island in a golf cart, biking, walking on the pristine beach, taking in a gorgeous sunset, and appreciating the value and beauty of the marsh on a fun sunset kayaking experience. Everyone we came in contact with was friendly and helpful. We loved our time on Fripp Island!

My family has been going to Fripp for 9 years. This year we are going and just were told that our amenity cars will cost 12.8% of our total rental which is around $1,200 plus the $50 per person. Why is this necessary?!?! My 9 grandchildren look forward to the dolphin cruise and the pools. The men look forward to golf. None of this will be enjoyed this year☹️ This will be our last trip to Fripp😓

We stayed in an Air Bnb located within the gated community of this resort. The island itself is a beautiful beachside oasis and has much to offer, including miles of unspoiled beaches, interesting wild life and is the perfect spot to while away long summer night. But that is where it ends. Unless the accommodation you stay in has a 'resort pass' you have no access to the pools, golf course, gyms, tennis court or (incredulously so) the restaurants!! I feel like this resort is a throwback from the elitist overindulgence of the 1980's and it has no place in 2020. The notion that I have to leave the island and drive 30 minutes to eat at a restaurant, when there are 3 good restaurants on the island all begging for business is ludicrous. Whomever came up with this business model needs to head back to business school. I had money and I was prepared to spend it on the island but no place allowed to let me spend it. Do you believe it???? No-one wanted my money!!!! So I took my money into Beaufort and spent it there. Unfortunately for all the condo owners and home owners this silly rule will stop people from booking their accommodation. It is just lose lose for all concerned. Sure keep the island private, but please allow me to at least buy an ice cream after the beach and a beer and burger for dinner. I will not return

We do strive to be clear to everyone that guest cards are required at all of our locations and vacation home owners on the island are aware of that as well. The owner of the property needs to be a club member to offer cards to their guests. If guest cards aren't included with the rental, it is ultimately the responsibility of the owner to clearly communicate that with the guest. We're sorry that this wasn't communicated to you and to prevent that from happening again, the best option is renting directly through the resort.

Hi Joyce! Many of our properties offer shorter stays in most months aside from June and July. If you give our reservations team a call they can help find a property that fits your desired time frame!
