We stayed in the French Suite at Grace Manor--a four room suite including an outstanding breakfast for the same price as a single room in local hotels. The suite was superb. The proprietors, Joanne and Mike, are excellent hosts. I wouldn't stay anywhere else in York.

Very interesting historic property, Joanne is a very welcoming host, breakfast was great, an art lovers dream with unique works throughout the property with many by local artists. We stayed in the Mexican Suite which features a mixed Day of the Dead and Frida Kahlo vibe. just know that there is no elevator and each suite is essentially on its own floor - no problem for us but may be a consideration for others. Has designated off street parking. We chose Grace Manor for its proximity to the Appell center and the many restaurants and also to the York Heritage which is literally feet away.

I never write hotel reviews or stuff like that but I had to with this because the service was just SO good, you gotta know about this diamond in the rough. I grew up in York but I felt like I knew a completely new town after this. The dressings and expansiveness of the Paris Suite was overwhelming, I immediately regretted having any plans in town beyond bathing and sitting in the sunroom and reading and sleeping :). Joanne was a dear and very accomodating even after some last-minute snafus from our side, and the home-cooked breakfast was an all-timer. Loved chatting with her and with the other guests. Really affordable too, I mean compare this to any motel in Ocean City for the price and you're gonna have a better time in York.

Grace Manor is not ready for guests to enjoy as a Bed & Breakfast for York Pennsylvania. Poor communication from owner…. The three rooms we booked were not honored upon check-in, more specifically the Swiss room was swapped for the Mexican room due to plumbing issues? I’d like to know the last time the Swiss room was utilized as it was in complete shambles and should not be advertised as available. No owner at check in, resulting in a “friend” meeting us. This friend corralled us into the broken front door, handed us our keys and with much aggravation explained she was not the owner, and was not there to assist us in anyway other than provide keys. Parking is in the rear of the building, shared with other surrounding tenants, not well lit, and in a sketchy area. Fire department across the street so don’t expect to sleep well. No welcome baskets, limited linens and bedding, no communal areas or kitchenette with water/coffees/tea/snacks. Overly decorated and dirty. Yard/Garden area was nonexistent.The entire house was a work in progress construction zone. Holes in walls, damaged decks, rusty nails, broken/uneven flooring, broken plumbing, doors that don’t work/lock, window treatments that offer absolutely no privacy (especially in bathrooms), broken outlets/lighting assemblies, sharp edge’s, broken televisions, unusable furniture/closets due to it being crammed with owners random stuff etc… It became quickly apparent that we were not going to have that cozy B&B experience we received at other bed-and-breakfast establishments, no point in complaining or bringing these concerns up since no one was there to take them. We did not meet the owner until Saturday morning (9:30) for breakfast, which was served cold, in a storage room (filled with crap) on a folding table, on paper plates with plastic cutlery. Our group of 6 adults (3 rooms) did our best to stay out of Grace Manor, unless it was to sleep and shower. Sunday morning was another repeat of cold, late breakfast, with an explanation to leave our keys on the television, and hope you had a great stay. My intention for this review is to bring awareness for others that might consider enjoying the beautiful town of York and avoiding this place until the owner puts some money back into the establishment for well needed repairs and security.

Agree with the previous negative reviews. Photos of this place is deceiving. Stayed in the Mexican suite on the 3rd floor, which is being renovated, thru a dark short hallway. Room was dark since we think one of the bulbs on the ceiling lights had burnt out. Tried to turn on the floor lamp but it wouldn't go on until we figured out it wasn't plugged in. There was no place to put our luggage/things as previous commenter stated. I didn't want to move the clutter placed on the horizontal surfaces to organize our belongings for fear of breaking something. Drawers were filled with old magazines, random items. Bathroom was spacious and it is where we ended up placing our luggage. It had interesting decor with sunken tub. It is also the entrance/exit to the backyard (3 flights down), which was also cluttered. Front key didn't work, so we used the back door through the backyard which was poorly lit. What really got to me was there were no cups. I texted the innkeeper and she texted back that she'd already left the premises. I found one plastic cup outside the room by the lounge/eating area of the third floor. Breakfast was OK. Not very southern to me. Coffee came in a takeout paper cup. I felt that because of dietary restrictions (I informed the B & B), I didn't get enough breakfast. The 5-star reviews probably went to the French suite. We had a peek and it is marvelous. Innkeeper should have told me to go in there and get a cup. Frida Kahlo would have been VERY DISAPPOINTED.

Outstanding hospitality began from the moment we arrived and were warmly greeted by Joanne, who showed us to the beautifully and authentically decorated French Suite. Friendliness, delicious breakfasts delivered to our suite and good information on things to see in the area made this short getaway fun and relaxing. Will definitely visit Grace Maor again when we are in the area.

Stayed a weekend here for our anniversary. Grave manor is a wonderful bed and breakfast. Rooms are clean and spacious. The host was friendly, helpful, and quick to answer questions.
Food was delicious and was able to accommodate my wife’s gluten free diet. Location is close to downtown shops and restaurants. Within walking distance.

What a wonderful stay! The Mexican inspired room was beautiful. Breakfast was VERY good and the owner/operator is such an engaging person. She made sure we had everything we needed and details on York’s restaurant scene. It has a bit of everything. Easy walk from Grace to colonial sites, shops and eateries so it was a real treat not needing to drive. Will definitely stay again.

My husband, daughter, and I stayed at this bed and breakfast to celebrate his birthday and our anniversary. We stayed in the French Suite which is gorgeous and somewhat reminiscent of rooms in the French Quarter.

Ms. Joanna, the owner, was so helpful with respect to recommendations on where to shop and visit. The location allowed us to walk everywhere we needed to go and we paid no additional money for parking during the weekend.

She served breakfast during our stay and it was delicious. She made vegan food for my husband and put a lot effort into making nice food for him as well.

In addition, everything was clean and she prioritized safety during this Covid situation. I definitely recommend this b and b for anyone who wants a relaxing weekend.

I stayed in the Asian suite for 2 nights while attending a convention. The location was very convenient, and though you are in the city, the grounds are very private. The host and staff were very friendly and did not fall short in any service. They even prepare to-go breakfast bags if you need to leave early. The Asian suite was large and accommodating, complete with microwave, mini fridge and snacks, and of course...old world charm!
