There aren’t a lot of nice hotels to choose from in San Juan Del Sur. This one looked nicer than most. The building is from the early 1900’s and I could swear it hasn’t been remodeled since it was built 😂 It could definitely do with a refurbish. Made of wood, there is a damp wood smell throughout and the floors creak when walked on. It’s located directly across the Main Street from the beach, but only one room has this view. The rest of the rooms are off the main courtyard. There is air conditioning in the room only (thankfully), but once you leave your room you’re exposed to the awful heat and humidity. Our room came with breakfast, and there were several choices. The food was good, but they only had coffee, no black tea so be sure to bring your own if you are a tea drinker. They will give you a cup of hot water. The staff was nice and friendly. The breakfast area has a nice view if you ignore the multitude of electrical wires blocking the sight line to the beach. But because it’s outside it’s dreadfully hot. They don’t even have ceiling fans. This minor addition would help a bit to cool it off. Also, unfortunately the bed was not comfortable and they never once came to clean our room. We had to ask for clean towels daily. I’m giving the hotel a 3 because of the easy walk to surrounding businesses and the beach nearby. However, if I were to return I would probably look for an Airbnb or try another hotel.

This hotel is beautiful. The view is the best part about staying at this hotel. We booked a room with a king size bed. The room was small. They did have hot water! If you left the shower water run too heavy then the water would start to leak into the bedroom. Not realizing this would happen, I had to put towels down on the floor to keep the water from flooding the bedroom. Reception/front desk leaves early. I tried calling, but no answer. The AC worked well. Overall, I would stay there again.

Great location in front of beach and near the pear. Close to bars and ocean waves. Hotel needs maintenance badly!! Pool needs resurfacing and repair cracks. Rooms have new AC. Service is decent but Food is great. Great value for the buck!!! Parking in front of hotel and rental car n site.

I have stayed at this hotel at least 30 times at a average price of $100 per Night. I recently asked for a new reservation and was stunned with a new price per night of $200. According to the reservation desk the new price hike is new management. WOW!! Let me tell you. The price increase is not worth it. Still the worst breakfast in San Juan. Service is not the best and the music at the pool is the worst selection. Plus you have a neighbor that plays Nicaragua revolutionary music out loud all day and all night, making your sleep accommodation a bad experience.

I rate my experience a 1. I have stayed in many occasions in this Victorian style hotel but right know the hotel need lots of maintenance in the rooms, Pool and Patio area. The rate that I paid was expensive $135 a night with breakfast included. That Fridays night occupancy in the hotel was two rooms. Us and somebody else. The service was the worst I have seen. No pool service and the food was cold and small quantity. The pool and the wooden deck is falling apart. I strongly DONT recommend anyone staying here.

2nd stay and last. Front counter young lady Edith, needs a few lessons in customer service/relations. Credit card charges mis applied, rooms ready at 1:00 but were not allowed in until 2:00, burnt out light in bathroom never fixed, pool was dirty, hot tub was disgusting and rudeness during checkout. Unfortunately this hotel has great potential but lacks the customer relation skills to keep people coming back. Next year we will find a new hotel.

Beautiful hotel with a lot of original details. The hotel looks out over the sea and the beach. There is a perfect sunset every evening, which you can enjoy from a number of different places on the hotel premises. The staff is very friendly and helpful.
Nice rooms with good functioning AC, nice pool and delicious breakfast.
This place is a (relatively) quiet spot in the middle of busy San Juan. I loved it!

Hotel Victoriano is definitely a great hotel. It was well kept and clean. The hotel staff was absolutely fabulous. They gave me and my wife the best room. Upon arriving, an older couple refused to vacate their room, which is the same room we eventually occupied. Having stayed at the best room, they obviously didn’t want to leave. While the management took care of that issue, the manager offered us to stay at one of their vacant room until our room is cleaned up and the other older couple is thrown off the street (haha! joking). I thought it was nice of them to let us wait in a vacant room since we came all the way from Managua, and we’re exhausted. We're finally able to occupy our room and we’re given complimentary cocktail drinks. The room was very nice and elegant. It had a pine wood smell naturally originating from the furniture. We stayed at Room 301 for $155/night. The room is equipped with mini-fridge, TV, air purifier, balcony, safe, and ceiling fan. We would definitely stay at Hotel Victoriano again. (Helpful hints: San Juan del Sur is a small fishing community. Everything is walking distance.

Yes, the premises are very nice.....if you like sitting down to breakfast and looking at the crumbs and dishes from somebody else's night before. But the real issue is the staff. They were unaccountably arrogant and rude. They made us feel like criminals for asking for coffee in the morning, then set us up with a catamaran trip in the afternoon that never left the dock. When we asked for help in trying to salvage the day, they asked us why we booked such a bad trip in the first place. We were locked out of our room when the door broke, then stood by while a maintenance man popped it open with a credit card. Ultimately, we were so angry that we checked out a day early -- and were never even asked why. Oh, and the location? Yeah, it's on the beach -- but not the beach you swim or surf in. They sort of forget to tell you that. It's just a bay filled with docked boats. A few people brave the beach, but the locals call it "the dirty beach." It's not the beach you go to SJDS to visit. Unless you like being abused by the staff in an overpriced hotel, go somewhere else.

1. It depends on the season. If you go on national holidays expect to be really noisy. Otherwise I don't think noisy will disturb you. 2. I really don't know it a wood old house restored so don't expect things to be shiny new. Sometimes they have to spray for pest control and there can be a bit of smell in the room, just leave the windows open for a while and you'll be fine. 3. San Juan del Sur it's one of the most beautiful beaches in the country, yes remember this is a third world poor country and people are on their way to learn not no liter . I been in love with San Juan since I remember and also my kids love it, it's also their favorite beach. I hope this helps.
