Welcome to Hay Farm House Bed and Breakfast on the beautiful Ford and Etal Country Estate in Northumberland; situated midway between the vibrant city of Newcastle upon Tyne and historic Edinburgh. We are only just over an hours drive from either and only 20 minutes from Berwick upon Tweed Railway Station on the main East coast line. Coast or countryside, this is the ideal location for visiting the many attractions of the splendid ' Secret Kingdom' of North Northumberland and the wonderful border region of Scotland. Hay Farm enjoys an elevated position giving spectacular panoramic views over the surrounding countryside. To the south the mystical Cheviot Hills, a walkers paradise on the edge of the Northumberland National Park and to the west over the Scottish borders with the Eildon Hills in the distance. Ford & Etal estate has so much to offer visitor's and we are also lucky enough to be next door to the Heavy Horse centre. We have 3 beautifully appointed guest rooms with a very well stocked refreshment tray, mini drinks fridge, flat screen tv, exceptionally comfy beds and en suite with soft, fluffy towels. Our breakfast menu is extensive, with something to suit all tastes and needs, including a full vegetarian menu. Most breakfasts can also be arranged Gluten free. We use as much locally sourced produce as possible. Visit us at Hay Farm House and go home relaxed, serene and re-invigorated.

If we could give Rachel excellent plus we would. Every time we visit it is though we had only seen her the day before. She is a true one off where nothing is too much trouble. The rooms are great and the well cooked breakfast keeps you going the whole day. The choice is amazing. We can't believe you could find somewhere better. We feel like part of her family with Dan and Jack and of course the chat about the 3 hounds, We will be returning as soon as we can.

Rachel is a wonderful host, rooms are cleaned to a very high standard and breakfasts are excellent. The facilities provided could not be better. Hay Farm House is situated in a beautiful part of the country, the surrounding area like a place that time forgot.

We've just returned after a 4 night stay with our 2 grandchildren. The accommodation was lovely and we felt so at home. The breakfasts were amazing and our host Rachel was so friendly and helpful. We will definitely return.

What a lovely place. Breakfast was excellent and Rachel was very helpful. We stayed in a lovely room with everything we needed. Berwick is about a 20 minute drive away. There are good pubs within 3/4 miles of the accommodation. We would definitely recommend this b and b.

Not only was this the perfect place for peace and relaxation, but Rachel and Dan just made us feel part of the family. The room was beautiful and there were even binoculars to watch the abundance of birds flying around. The breakfasts were delicious with a very varied choice. Everywhere was spotlessly clean. We really couldn’t fault anything. We will definitely be back!

Stayed for a weekend with a friend, it's an ideal place to explore the surrounding area. The room was lovely with great views and Rachael was a fabulous host, nothing was too much trouble and her breakfast was top notch! Would definitely recommend!

Me and my husband loved it here the main reason I picked this B & B was it catered for both meat eaters and vegans alike, it is hard to find places like this and I am so glad we did, we were not disappointed, Rachael was a great host nothing was too much trouble she was very knowledgeable about the area, we wanted somewhere relaxing and peaceful with great views, and it is exactly what we got, it was lovely to look out of our window and see a family of Deers, just passing the day away, breakfast was fantastic rooms were clean and tidy what more could you want, we will definitely be back next year

This is a fantastic b and b - lovely large room, very clean and classy house with stunning views in all directions. Parking very easy and a lovely cooked breakfast of lquality local ingredients, Rachel, our host was obe of the best we have had over many dozens of stays. Thanks Rachel you were welcoming and very helpful but also gave us our space when we needed it - well done.

Wow! Currently having a x2 night break at Hay Farm House B&B. The place is brilliant, rooms are excellent with great views across the Cheviots.
