Wish I'd read these reviews before I booked - had a good rating on booking.com! No shampoo or shower gel provided - only leftover men's shower gel from last person. Owner had late night party with screaming and loud music til past 12am. Common areas smelled of cigarettes. No-one to check us out in the morning. Saw another couple who said that their room had a leak which wasn't addressed by the owner. Ridiculously overpriced - don't waste your money!

Beautiful light airy room. Host very helpful and her staff. Free parking outside or close by. Lovely seafront view. Large comfortable bed No fridge but we took a cool box. Hair dryer, ironing board in room

No breakfast served - website miss leading and inaccurate as website says it’s included. Room 5 poor, view overlooking roof top into another house and a concertina bathroom door that does not full close. Views from front of guest house would probably be great so check booking before you visit and and what’s included in room (like a bathroom) to avoid disappointment.

I booked this fairly late on, having had another trip cancelled. We had a family room with a rooftop balcony at the rear of the house, it was quiet and clean with a great walk-in shower. Breakfast isn't provided, but that was no issue as there is a bakery nearby and also the excellent Ocean Beach restaurant. The location of the Waverley is perfect, not right in the middle of the arcades and busy sea front but just a short walk away from everything. It was our first trip to Southend but hopefully not our last!

Was so excited to finally have a hotel by the sea and this one did not disappoint for that. The room was amazing, looking out over a very storm ridden sea. The bed was huge and very comfy, the headboard and decorative items and lights around it were unique. I sat on the small table and chairs and had a coffee looking out to the sea. Lovely. The decor was lovely and bright. I loved the way the tea and coffee things were stored, unique but so quaint. I would def come again in the summer to enjoy the views more - but have some words of wisdom towards the hotel owners/ This website and its own advertised Free Breakfast. No sign of it when we got there. Not even a room that looked liked it held it. No literature in the room to advise. Was not until I looked at the frame that held the wifi details above the wardrobe that I saw breakfast details crossed out. Was not a deal breaker and did not want to complain (Couldn't find anyone if I wanted to) but I did book up thinking we could do it all in one go. Bed and breakfast. If this is seasonal that fair enough but nothing indicated this and some other couples may have been disappointed. When we got into the hotel the lady explained the keys etc - thats it. Thats all we saw. No details about fire routes, alarms, breakfast times, how to book out etc. Once inside the room, it got colder and colder as Storm Dennis set in. The heater did not work so in my opinion, I needed to tell someone. No one around and no way to actually contact anyone. I knocked on the door I saw the lady come out of earlier and I rang the bell night to it. No answer. I considered calling the actual phone number, while in my room. But on return from dinner the heaters were on - Might have been a timer system which is fair enough Would have been nice to have been more informed and saw more of the staff. A small folder or book with small details like this would have been handy. If there had been an emergency, no idea who or how to contact them
