I can't believe what the previous reviewer wrote about this wonderfully charming establishment. We just came from spending a long weekend at the Mainstay and couldn't have asked for a better experience!. The inn was charming. Elizabeth the inn keeper was gracious and most accommodating. We had a marvelous stay and will definitely return with friends and family!!

We rented we thought a two bedroom suite for $650.00 a night Instead we were in a hot attic with a air conditioner from 1960. The hallways were 105 degrees. The innkeeper was MIA and lost in space. The room was dirty and old so was the inn. It should of been demolished 50 years ago. It was a fire...

We are very sorry this woman was so unhappy. On rare occasions its true that some guests should only stay at a Four Seasons Hotel. This guest disturbed any and everyone around her and used two bathrooms of which did not belong to the room. We helped these people with beach chairs and umbrellas when they arrived 4 hours early...

your experience staying here will be a 100% authentic southampton stay, the best of all it has to offer. Elizabeth Main does everything right. Casual luxuries abound. Nice owner clean, comfortable place light in bathroom not working but that is fine but hard to put on makeup. Quality of breakfast is simple. The price is too expensive for the quality here.

I was somewhat skeptical based on some of the mixed reviews but was very pleased with The Mainstay. The location is ideal - just approx 1-2 miles from downtown Southampton and the same distance to the beach. The bed was super comfortable and our bathroom had a clawfoot tub that was adorable. Located in walking distance to Southampton (nearest Hampton to New York City) and its pristine ocean beaches, but central for short trips to anywhere on the East End or North Fork. After reading the mixed reviews on Trip Advisor, I wasn't sure what to expect. For $275/night I hoped for the best. Although our room was large and nicely furnished, the air conditioner was on its last legs and was very noisy, interrupting sleep. The innkeeper was not at all flexible in the breakfast service. Spent better part of four days in Southampton-three nights at Mainstay. Weekdays after Labor Day so nice & quiet. Just a little over a mile to Cooper's Beach-many of the other highly rated Long Islands beaches are not very far either.
