After canceling two summer vacations due to COVID this year my boyfriend and I decided to plan a weekend away at the Waters Edge. If you are reading this, just stop looking and book your room! We just got home from our long weekend get away and it well exceeded our expectations. The photos do no justice of the rooms and common area. Karen and Don make sure you feel comfortable and taken care of during the whole stay. They were there at a snap of a finger with anything we needed and answered all questions. Karen even went out of her way to email us a list of must do's during our stay there after letting her know what we were interested in doing. The breakfast we had each morning was well prepared and delicious (after given multiple meal ideas to choose from the night before). We stayed in the Seneca room which had the most beautiful sunrises and lake view I have ever seen, which can also be enjoyed by the fire pit out back on their patio area or even in the common area...or the hot tub that you can enjoy at any time during your stay! She made sure everything was cleaned top notch which gives you ease traveling during a time like this with the Corona Virus taking place. We are already planning on coming back ASAP and bringing family with us! I am telling you, you will not regret this stay! We wished we could have stayed longer. If we could give over 5 stars we would!!!!!! Thank you Karen and Don for an unforgettable time!

We stayed here to break up a trip between Chicago and Boston, enjoying a couple of nights in the Canadaigua room. This is the smallest of the rooms here at the B&B, but it was perfectly fine and has a nice little patio with a very nice view of the lake. Regardless what room you stay in though, the grounds are fantastic, with tons of seating with full on lake views as this pace is as close to the water as you get. Everything sparkling clean, beautiful little pool, quiet location, pool table and shuffleboard inside. I am not a huge fan of B&B format generally but this place was perfect. Separate entrances for each of the rooms, all on one level, GREAT host, beautiful location, delicious home cooked breakfast by the lake in the mornings. I would definitely come back here!

This is our new favorite place to stay. We travel alot and have experienced many exceptional places but Karen and Don have hit a home run with this one. Our room was beautifully appointed and spacious , with an amazing 180 degree water view ..We kayaked and swam in the lake , used the pool , and sat under a tree overlooking the lake for many hours ..There is a hot tub and several fire pit areas for evening.
We were alone in the resort all day as there are only 5 rooms and most people are vineyard hopping all day . It feesl very private . Breakfast comes at whatever time you ask and you can eat in your room, on the terrace or in the large common area .

The hosts are solicitous and friendly. We cant rate this stay high enough .

It will be hard to say enough good things about Waters Edge B & B because everything about it was first class. First, it’s location is great, just a mile or so from downtown Geneva and right off the main road. It’s on the lake with wonderful views. Our rooms (two couples), “Two Bedroom North Condo”, couldn’t have been nicer, both had great views of the lake, spacious bathrooms (ours had a two person shower and jacuzzi), a shared large kitchen, huge closets, very comfortable king beds, large screen TVs, etc. Even the pillows were first class, so much that we asked for the brand as we will buying them for our house. And the breakfasts were, well, great as well. The menus were varied, portions huge, and perfectly cooked. The owner, Karen met us at check in and spent a lot of time explaining things and was very helpful. Jo was our chef and took care of anything we needed or wanted. While we were there before the season, they had kayaks to use on the lake, a very nice firepit, outside sitting and a beautiful dock to lounge on. Inside were a pool table, shuffleboard table, closets filled with games and books and very comfortable seating. We absolutely loved it and definitely recommend seating there

Truly a beautiful b&b. This modern and updated mini resort is elegant and enjoyable. In a great location, you have access to a pool, Seneca Lake, hot tub, fire pits and common area with games. The TVs in the rooms are nice. The place was clean and the food was delicious. The innkeeper was very sweet and hospitable. It also has a beautiful new dock. It’s just so breathtaking here.

Love the coffee too!

This B&B is fantastic! I stayed in the Keuka Room and it was a great experience. The bed was super comfortable and having a full kitchen was an added plus. The patio had a really nice view of the pool and the lake. Every part of the B&B was well taken care of. The place was spotless. You can tell the owners treat this like it's their home.

The grounds of this B&B are beautiful! The main building is surrounded by lush green grass. The pool, which overlooks the lake, is great and there is a lot of outdoor seating including two fire pits. The grounds are so relaxing and scenic.

The location can't be beat. It is right on the lake. If you like to kayak this is the place to stay. There is an easy access launch right on the property and the owners allow use of their kayaks. There is also a pool table in the common indoor area which was also fun to use. It's also close to a really cute town and near a lot of wineries.

The owners are lovely. The checkin process was a breeze and they explained how everything in the house worked. They felt like friends instead of people sharing a business transaction.

I can't say enough about Water's Edge. You will not go wrong by staying here. I can't wait to come back!

This B&B resort which sits right on Seneca Lake is a terrific place to stay. The innkeepers/staff are friendly and make you feel very welcome. For instance when we arrived, we were greeted with a glass of very good wine from one of several local vineyards. Every room is laid out differently so you have flexibility in your accommodation. Kayaking in the morning and sitting by one of the fire pits in the evenings were definite highlights. The breakfasts were fantastic and made to order. A pool and hot tub are also available and gave lots of options for spending time outdoors. The location of the resort is convenient for hiking and touring in the area. There are several really good restaurants within a few minutes drive. We are definitely coming back.

An amazing visit to Seneca Lake at a beautiful, clean, friendly B&B. Innkeepers met us to check in, recommended local wineries, breqeries,restaurants, tourist attractions. Gorgeous lake view sitting enjoying coffee in the am. Peaceful firepits and also pool when in season! Looking forward to a return visit already!!

This place has everything that you want. Wonderful owners with attention to detail. Beautiful rooms. The location is awesome right on the lake with a pool. I loved that it was small and private and in a great location. There are wineries and restaurants nearby.

It was my most relaxing vacations ever.
The first photo was my afternoon spot by the pool after fishing or going to some wineries and the other photo was my morning sunrise view.

We just got back from a 2 night stay at the Water Edge and we wished we booked a longer stay.
The inn is just wonderful. Everything is tastefully decorated and well thought out. There is a pool, hot tub, kayaks, 3 firepits, a huge dock and plenty of indoor and outdoor seating.

We were in the Seneca Room and we had the best lake view. Early in the morning we would open up the blinds to our sliding glass doors and watch the sunrise over the lake. It was truly magical. The room itself was wonderful as well. Huge bathroom with a sunken tub and a big shower as well. There was also a nice kitchenette and sitting area.

We had breakfast in our room each morning and it was delicious.

For me just sitting on the dock and enjoying the lake was heavenly. I have pretty much spent every summer at Seneca Lake growing up and coming back and being able to just sit on that dock brought back so many memories.

Thank you for a wonderful weekend. We will be back!

We do have an age limit of 16. We do occasionally make exceptions if you rent out the whole house, but call the innkeeper directly to discuss ages and number of children to decide if it is a good fit. We have struggled with this policy as we want to be kid friendly, but our house is very close to the lake, we have high quality bedding, and our pool table top is not child proofed.

Is there a fitness center or exercise room at this resort?

Sorry, I didn't realize I had questions here - took me awhile to figure out my technology. We do not have an exercise room but we do have kayaks available for guest use and the lap pool. We also have yoga matts available. The marina next door rents stand up paddle boards and pontoon boats as well.
