Villa Roma Resort and Conference Center boasts spacious rooms that, while considered by some to be in need of a refresh, provide ample space for guests. The variety of amenities and the entertainment, including polished performances, are highlights for guests, though there are calls for updates, particularly regarding the pool and activity areas.
While the staff's service garners praise for its helpfulness and friendliness, some guests feel that the overall value could be improved, pointing to the pricey amenities and the need for better maintenance and modernization.

Detailed Reviews
We're timeshare owners and have been coming to Villa Roma for 15+ years. We have an "off season" week at the start of the summer which means it is less crowded, but there are also fewer activities going on. As others have mentioned, the resort is in need of a lot repair and maintenance. A lot of the photos on their website are older so be warned.
Our unit, had a lamp with a broken knob that didn't allow it to be turned on, the AC unit was loud, there were several bugs and spiders that made their way into the unit and some windows no longer opened (or couldn't be shut if you did open them). The furniture in the unit is quite old and has been well used. While the unit has AC in each room, it is quite damp and you notice it when you sit on the furniture and your swimsuit never quite dries. The patio has a few plastic chairs on it which were in acceptable condition, but the wood railings were wobbly and falling apart. All of the appliances were in working condition. The wifi in our unit was very poor and would disconnect frequently. Verizon cell phone service is not strong.
We mainly use the pool when we go. The pools themselves were fine and there were life guards on duty. The pool area could be spiffed up. Many of the pool chairs were worn and dirty. They are the same ones that have been there for years. Towels are available for use at the pool, but they are fairly thin so you may want to bring some of your own. I've heard if you go during the "on" season you need to arrive to the pool early to save chairs as they fill up quick.
The activities and grounds also could use some work. There used to be lots of activities to do throughout the week, but now it seems like the same activities are repeated every day-sometimes twice a day. The roads have a lot of pot holes and there is a lot of weeding and mowing that could be done on the property.
All of that being said, it is a good place for families with kids to gather and hang out if you don't mind some older facilities. There are lot areas for small groups to sit and eat or play games.

This is a tough review to write because despite the bad things (and there were plenty), I still have an overall positive feeling after my weekend at Villa Roma. It was fun. They have great grounds - swimming pool with water slides, bumper boats, go carts, bouncy houses, etc. It's awesome for kids. The back 9 on the golf course was excellent. 17 is a very pretty hole. (The front 9 though, both the condition and course layout were wonky - way too many blind shots for me on the front and no GPS on the carts to guide you). One waiter in the restaurant was exceptionally friendly and great. The lifeguards by the pool were friendly, the bingo and dice game emcees were fun and brought good energy to the place.
But, there's so much wrong with this place too. The rooms are big, but they're terribly dated. The beds are very springy and feel low quality. Walls are incredibly thin - can hear your neighbor and/or people in the hallway. The staff seemed tired and we felt like so many didn't want to be there. We arrived before the room was ready - was told to leave our stuff in the car - there's no bell service, they won't call you when your room is ready, just check back with them later. The food was ample, but so much tasted like it's pre-packaged. I believe maybe the entrees are made in house - I don't think they make the desserts at all. The nighttime entertainment is difficult because the crowd is such a mixed bag (mainly elderly at the night shows), and it's one act per night that has to suit the whole crowd. I think both performers we saw did a good job, but it has to be among the worst rooms to play in.
It all feels intentional - I'd guess they already know these things. They could go higher end (or at the very least, make the rooms a bit more comfortable), they certainly don't have to. They do great business in the summer. They have this nice proximity to NYC. It all works. It all could be better, nearly everything there could be better. But it's good enough and it was fun, so take from this what you wish.

The staff at the Villa Roma was excellent. When I arrived, I was greeted by a bell hop name Johnny Hollenback. He was so friendly and so helpful. He went out of his way to attend to my needs and get me and my traveling companion to our rooms. Unloaded our luggage, informed us all about the parking, got us to our room and unloaded our luggage in each room. He attended to our needs all weekend and checked with us to see if we needed anything during our stay. His customer service was outstanding, and he went above and beyond for us. He was there for us at checkout day and made sure we had all the help we needed with getting out of our rooms and on the road. Villa Roma is very lucky to have this fine young gentleman on their staff.

Our group was pleased with Blake's service. She was friendly, outgoing, and good at interacting with others a real people person. So many people started to come when she was closing but Blake continued to take orders and make everyone happy. She could make a variety of drinks including a woo woo. That was impressive because not many people have heard of this drink. We enjoyed our time with her. We tried to meet up with her over the next two days but it didn't work out. Please keep her she's a real gem.

Our family has been coming here for over 20 years. The rooms have not been updated . Actually the card key readers must have broke so they installed dead bolts and gave us an actual key. There are no longer packed days of activities. We were sad to see no horse racing or shows for the kids. They told us breakfast was $14 a person for the buffet and when we arrived it seems they changed it to $35 brunch instead of the buffet breakfast. In addition the $40 dinner changed to a musical $55 dinner. The new owners really know nothing about their customers. The only additional thing I see is ramped up security. We were unable to play the only morning baci
Tournament because the attendant was sleeping behind the booth and we felt bad waking her up. The staff has been rude . I rather them sleep than even have to deal with them. Yes Michael in the game room I am talking about you. Sadly I predict this place will be closing its doors within the year. I have included Sundays daily activity sheet which is typed in huge font to make up for not actually having any activities.

First, the reviews we saw upon booking, we now know are very misleading. Place is very popular with groups and I do believe when you’re in a big group you may not notice as many things however, it’s obvious they don’t clean too well. There was a piece of food in the hallway from day 1 until we checked out. We had a deluxe room which was far from deluxe, a balcony that had splintering wood and the top rails warped and coming off with $5 plastic chairs. Bathroom was 1/2 the size of the traditional rooms, not updated as the traditional and upon entering and closing the door I found a huge spiderweb halfway up the door and wall with a big spider clinging, how long has it been since it was cleaned or even occupied. The beds looked unfinished, nothing covering the boxsprings, no bedspread so I called housekeeping and never received a call back. Our A/C made some noise here and there and on the last night seemed to not be working right at all and when was it serviced last. Our room never got cold like our group’s 2 traditional rooms by us. Our hallway was extremely warm so I don’t think they have any AC. The indoor pool is ONLY opened if it rains, a disappointment. The regular pools are not enough to accommodate the enormous amount of people esp with too many VR loungers crowded in side by side in every space. Zipline was closed, other activities had limited hours & some activities were already booked, though you can only make them the same day, so forget about the activities. The Grille restaurant (dingy and dark) by the golf course had 1/2 the menu because there was no cook and 1 person was left to run it. Eleanors pizza and deli was dirty. We can see why the Grille & Eleanors were empty. Pictures on the website were far different from what it looked like. The ice cream parlor display looked non-appetizing. We’ve never been to any venue that doesn’t have coffee put out for the guests whether it’s all day or just in the morning. The “free” Coffee is served at 7:30 am by 1 person at the counter going back & forth and by the time you get it the café is open at 8 am. The Roman Garden Café was good as was the service and the dining room dinner we had 1 night was very good. The staff are extremely uninformed as was the desk when I asked where the Grille was - she told me to go through Marty’s lounge, could not believe it because you have to get on the shuttle bus. For the “deluxe” room we had, it should’ve been discounted, never again. And if you have any complaints forget about telling the front desk on checkout day, expect a long line. The line was so long as one guest had so many complaints, with that I expected more.

This resort needs a lot of updating. I used a timeshare exchange and they did not even supply shampoo for the timeshare units. The pillows, blankets and towels were so thin and worn out. The jets in the outdoor hot tub did not work. The timeshare staff is rude. They restaurants were ok but if you eat in the main restaurant it is one price which is expensive.

Unfortunately, one of the worst travel experiences ever and my husband and I are in our 70s. We were there for a dance hosted community weekend event. The receptionist was extremely unhelpful when we encounter a registration and fee problem. It took us three hours to solve this dilemma to my satisfaction, the room did have a slight musty smell, but most of it has been updated. View from our particular future room was somewhat dismal…dilapidated building next-door ! both dinner and the buffet breakfast items were not even hot but cool… very poor low-grade quality and my husband could not ascertain what kind of juice he was drinking for breakfast ,
I would be very careful as I did not see any activities open in early April if you are planning to do any of them. Sadly looks as though Villa Roma is on its last legs and struggling !
Would not recommend at all .

Overall the place has gone downhill for the past 20 years and gets worse. The new building and some renovations were done once the big fire occurred. The problem with Villa Roma is the Maintence and the upkeep which is lacking on every level. Even worse after the shortages from after covid. The place is dirty, and some simple Maintence items are neglected regularly. They should be shampooing those carpets in the main building, lobby and dining room to keep that place looking like its price suggests. I mean a Holiday Inn and Hampton inn are cleaner then this place. The pools are always an issue, dirty, heater broker, something wrong or broken down. The food is decent overall. As for the timeshare buildings, although they do some upkeep and renovations in different buildings yearly the hallways and common areas are old, scruffy and dirty. I mean the cleaning staff can put a vacuum to the corners and keep up just to make the place more appealing. I stopped going but for other reasons as well. However the BIGGEST appeal to this place was we went the same week every year so it was the people that make the place NOT the place. If you have a timeshare or rent out someones and plan on going the same time every year , you will meet great people and that will be the appeal. If you are going for a vacation I would look elsewhere. You can go to so much nicer places for the same money. IMO it is not worth the cost for lodging and food and activities for what they charge

We stayed only one night at Villa Roma and that was more than enough. We had booked this location to be close to the Bethel Woods concert venue and because they offered a 5:30PM shuttle (for an additional cost) to the venue. We were disappointed with just about everything at this property. We had requested an early check-in but the room was not ready at 2 PM when we arrived. We were told to go park down the road at their bowling alley and hang around the pool until 4PM. It was over 90 degrees that day and there was no seating available at all in any shade. When we were allowed to access our room we had to retrieve the car, unload, wait for a bell hop (who had no idea where our room was located nor did he realize he was supposed to actually place our luggage on the rack), then re-park the car down the road. We were then informed that the shuttle would be at 6:30, not earlier as promised but we were definitely on the list for the first of two transfers. At 6PM we went down for the shuttle and there was a huge crowd already waiting. At 6:40 two school buses arrived and guests piled into both buses. There was little to no information given to us on how to find the shuttle after the concert. "Just go down to the parking lot to find us." Luckily we had the phone number of another guest who found the bus parking and directed us to its location. Unfortunately there were a number of other guests who were unable to find it and we were left waiting for close to an hour until they were able to contact the hotel who then called the driver numerous times.
Our room had NO hot water for showers in the morning, the coffee maker did not work, the phone was unplugged....Again, upon check out the bell hop had to be told to assist with the bags...
Other observations - the property is not well maintained and is understaffed, the workers did not even have name tags to identify them as staff members, the communication from the front desk workers to the manager was confusing and contradictory.
All in all, this turned out to be an unpleasant stay when it had the potential to be so much better.

Hi Joanne. We only stayed one night and brought
dinner from home for friends staying there. So, we
only had breakfast in the cafe near the lobby. It was
not expensive and was very good. However, they
seem so short-handed. We waited quite a while for
a hostess to show up and seat us. The breakfast
took forever to come out. All tolled, a two hour
breakfast. I think your grandkids will enjoy the
playgrounds and pools. Hope you enjoy.
There is a small convenience store on the property but unfortunately it is closed for the season.

Hampton Bays, New York22 contributions10 helpful votesWe’re coming up for Thanksgiving is the golf course open? Is there snow up there yet? Don’t want to bring stuff we don’t need & do want to make sure we bring the right clothes. Thanks so much in advance!
I'm sorry for that I didn't answer your question before you came and I hope you had a great time with us.
For other guests that might have the same question next year. November is between golf season and ski season.
It varies year to year whether there will be snow during Thanksgiving, I do recommend winter jackets as it typically cold.
