This 1884 home is a delight; great location within walking distance of all the downtown and west end locations you'll want to see and enjoy. We believe you'll love your entire experience at this historic home and its great staff.

I wasn't sure what to expect when I selected 1812 for a couple's weekend getaway in KC. Upon arriving, Luke did a quick tour of the home (even though we didn't arrive until 8pm). Stayed in Kansas City for the night, and found the 1812 Overture. Very easy to get to off the highway, but no highway noise. Luke met us a the door, and gave us a brief history,and tour of the place. We thoroughly enjoyed our three-night stay at the 1812 Overture. We stayed in the Victorian Room, the main bedroom on the second floor which looks out on the front yard. Breakfasts were tasty and cooked to order. Luke and Pedro both were hospitable and helpful in every way. We will love to come back!

A jewel in KC. Really enjoyed our stay at this B&B. Luke and staff were friendly and the rooms adequate for our needs.We did not manage to use the hot tub, but will next time! House is comfortable and the breakfast (cooked to order) is something to look forward to. Conveniently placed for most access to restaurants, nightlife, museums.
