Friendly and helpful staff. Our housekeeper was outstanding. Location was very convenient for us to visit from Boston to Newburyport. Quiet at night with separate AC in living area and bedroom of our 1 bedroom suite. However the building itself was badly in need of refurbishing. Many dings, dents, poorly done repairs in carpets, walls, etc Run-down nature of the building probably contributed to patrons’ littering, leaving dog hair in halls, elevators, etc. Despite positives i wouldn’t chose this hotel again.

We had to stay here for 12 nights while waiting on our house. We have traveled a lot and usually always stay in a Marriott. This was absolutely the worst hotel we have ever stayed in by far! All of our reviews are usually positive but there is no way this one can be. The property itself is disgusting. Cigarette butts all over the grounds, over grown weeds and bushes over taking some walkways, foul smells coming from nearly every direction and this was before checking in!! The lady who checked us in was pleasant enough (one of the few who were pleasant at the front desk). Upon entering our room we were greeted with the smell of mildew and what smelled like wet dog. Now we had 2 cats with us and expected some smell but this was ridiculous. After looking in the bed and kitchen area and bathroom we knew we had to clean the entire room and we did including the ac grill since it was covered in grime and hair! I could go on forever but the lowlights that travelers should be aware of are: - Dirty rooms-carpets, bedding, towels, etc - Noise! Every door in our building slammed shut! And I mean slammed. People playing music and arguing til 2am in rooms and hallways. - The unpleasant smell of nasty smoke in a no smoking building. - We cleaned our own room every day and it was a chore getting towels from the front desk. Never friendly about it, like we were bothering them. - Thieves! Yup… 4 days in someone stole our license plate and the hotel wasn’t the least bit concerned. Oh and no cameras to try to see who did it! I don’t think we would have rated a hotel so harshly but it was the action (rather inaction)of the people on duty that clinched it. Have some pride and professionalism in what you do folks… if not maybe find somewhere else to work! Lots of jobs around if your miserable here! Travelers do yourself a favor stay somewhere else!!

The hotel is fine, but after staying for three nights being awakened by other inconsiderate guests each night, we will not be going back. There is a total lack of sound proofing in the building. The room and facilities are fine, and dogs are allowed which is important to us. This was our almost tenth stay here, but was most disappointing mostly due to the noise. We stayed for three nights and were awakened each night. There was a large red pick up truck from Alabama with people sleeping in it with loud MUSIC BLASTING until the police were called at 2 AM. We were told these are regulars staying there. Two days later there were still people sleeping in it. The same group had a picnic the next evening with music blasting. The third night at about 2 AM there was more than 1/2 hour of horrible loud thumping in the stairway and in the room above us that sounded like elephants doing jumping jacks. There were other shady looking characters hanging out at the front of the parking lot around their cars one evening. The bathroom fans from other rooms were loud and resonated throughout the building especially in the middle of the night. I turned the refrigerator off due to vibrations on the wood floor and noise it created. The hallway smelled of curry spice due to lack of air circulation. The towel rack in the bathroom was broken. The hair dryer was missing. The outdoor landscaped beds were full of weeds. The breakfast in the past was great but now was deficient and poor with little choice and stale due to Covid.

They are using most of this hotel as long term housing for shady characters. Did not feel safe at all. Room was run down. Pull out mattress was like springs with a napkin on top. No person should be asked to sleep on something like that. Marriott should be ashamed to put their name on this place. Makes me reconsider booking any Marriott properties in the future.

Room was clean, pool was clean but cold. Due to covid breakfast was limited but could have done more. Front desk staff made the stay. Kind, courtesy at every interaction and very helpful. Lots of parking.

I'm a seasoned traveler and I've stayed in hotels of all levels from 5 star to seedy roadside motels in the middle of nowhere South Dakota. This place was worse than that seedy roadside motel and definitely not worthy of the Marriott brand. I chose the property online because it offered suites with a kitchen, was pet friendly and offers some extra space for hanging out during a potentially long weekend of sports games. It was a major disappointment from the second we arrived and if I hadn't used points to pay for the stay I would have demanded a refund and went to the Residence Inn next door. The grounds are dirty and worn looking, like the grass barely grows. Lots of trash outside, overflowing trash receptacles, dog feces on the ground that was never picked up while we were there. Our first room 203 was a handicapped accessible one bedroom that was very worn looking - frayed carpet, desperately in need of paint, mold in the bathroom, the ceiling over the bed I don't even want to think about what they did to make it look like that, the sprinkler had obviously gone off at some point because the photo over the bed was water stained and wrinkled and more - and the room only offered one TV in the bedroom while the seating area had no TV just a wall to stare at. After requesting to move because I was so disgusted at the condition of the first room, we had to down grade to a studio as no other one bedrooms were available. The second room at least looked cleaner and less worn, but it was only superficial. Every dish, utensil and cooking item in the kitchen was FILTHY and I had to wash items by hand before using them. We could at least sit on the couch and watch the TV in this room. The property itself seems to have lots of transient folks living here as there was a person who seemed to be moving out and carrying lots of boxes from the hotel to their car late one night - 11:30pm - and arguing with the woman who appeared to be helping him. A few times there were people sitting in a chair practically blocking the entrance door while smoking. The exterior door at the bottom of the stairway seemed to slam all night long so the person who complained about that is totally justified. Needless to say I barely slept at all for the two nights we stayed. I will never even consider staying here again. Marriott should be ashamed of this place.

I LOVE Marriott and even other Townplace suite hotels but NOT the one I stayed in last night at Tewksbury Ma last night Tuesday March18 departing the 19th. It is motel like unlike Marriott completely as the mattress caved in the middle as one would in a hammock. The stove was also a disappointment as the stove top was broken and you could not put pans on it at all so the moved us however we asked for an upgrade we would pay for however they said NO as all they had were studio rooms so tight and cramped I would NEVER stay here again.

We are faithful Marriott clients. Never stayed at a Towneplace Suites before, but gave it a try. Needed 15 rooms for a cheer competition. I booked Fairfield Originally. Our Coach wanted to switch to townplace. The lady who booked us as a group was lovely. Gave us decent pricing. That was great. Rooms are clean. Walls are thin. Pullout couch is SHAMFUL. it’s just coils covered in thin material. No joke. I felt awful making my child sleep on it. Breakfast area is tiny. Food quality does not equal what you get at other Marriott properties. Rather disappointed. Staff were nice. Housekeeping was nice. A bit slow in requests, but... nice ladies. Location worked for us. Moral of the story, I will chose another Marriott property over this one in the future. I much prefer Residence Inns.

We stayed here for a couple of nights. Our first room, #116, was right by the entrance door. This room had a dirty bathroom floor, which we had someone come up and wash the floor. It also had dirty sheets and the carpeting by the kitchen was ripped and taped. Since we heard the entrance door slamming all night long, we switched rooms. Room #216 was better but we still heard room doors. All the doors in the hotel slammed shut making it hard to have a restful sleep. The complementary breakfast was just ordinary. We were suppose to stay here longer, but we left and chose somewhere with quieter rooms.

We had the 2 bedroom suite for 2 families. One had a king bed, one with a queen, although it certainly looked closer to a double than a queen. The couch was a pull-out but the mattress was super springy and the guy who slept on it said he didn't sleep well. Way too thin and poking him in the back all night. The King was very comfortable. Each bedroom plus the living room had a flatscreen TV and cable with a good choice of channels. Bathroom was fine, kitchen was great to have and we saved a bunch of money by bring our own food and being able to store leftovers from dinner to eat for lunch the next day. Very small pool - kids said it was super cold and they didn't last long. The breakfast was very basic.
