Bill couldn't have been more friendly and welcoming! He even made phone calls to locate a pet friendly restaurant in town for me and really seemed like he appreciated that I chose his inn. Super nice guy and yummy breakfast. I'll definitely be back :)

Simmons Homestead Inn was a very welcoming and cozy bed and breakfast. The staff was engaging and friendly and incredibly helpful guiding my wife and i on our first trip to Cape Cod. We're already thinking about when we can return with our family to share the experience with them.

If you don't want the conventional cookie-cutter hotel experience, this is a great place to stay. Bill Putnam is well informed about the area, and has plenty of helpful handouts. He also makes a good breakfast. Large yard, fine old car collection, big yard with outdoor seating and hammocks, quiet street, friendly guests, pleasantly crooked old inn, lots of personality...

I have never had a more heavenly vacation than the one I had staying with friends on Bill's property. I could have remained on the property all four days and had a nice, relaxing time. Luckily, Bill made provision of bicycles for us to use, free of charge, in order to take the short ride in to Main St. Hyannis...

I pulled up to the inn completely in awe of it. Bill, the innkeeper, is this sweet older man, who knew everything there is to know about the inn and the cape. The room my husband and I got was gorgeous. With free bike rentals, a car museum, beach chairs, and wine hour, you CANNOT go wrong!

Again, another person(s) who felt at home here and loved it. That's what I try and do first to make the guests feel at home and then to enjoy them myself. I look at having a B&B is to make life good for me too as well as the guests. A bunch of happy folk is a pretty darn good...

Great location with several dog friendly attractions nearby, the inn was very well maintained, comfortable bed, my room had a nice deck too! It had a beautiful yard with hammocks - perfect for a relaxing weekend get away! The inn keeper, Bill, was friendly and the service was exceptional! Two great nights in a historic building on the Cape. Bill is a great inn keeper. Fantastic historic car museum on the premises with a nice selection of Lotus, Jaguar, and MG, displayed in a lovely setting allowing you to get really close to the cars.

This is a B and B in and old homestead located on a busy street a few blocks from the water. The proprietor is a character and greeted us at the door. As the place was not crowded he upgraded us to a better room at no charge. The rooms are funky and cluttered, but clean and the bed was...
