Simple beautiful - very sandy, huge beach...no seaweed, ocean floor is sandy...waves are good enough to ride...there is a concession stand, outdoor showers and rest rooms which are kept clean all day!.

The place is dated, though the current owner is adding improvements each year. It is comfortable and quiet (generally). The place is right on one of the best beaches in New England....not near, not across the street from, right on the beach.

The location (on the beach) and guests that go the same week as we do bring us back every year. It's not the room, or the dozen donuts at breakfast (to be shared among 40 people or so). The staff are very pleasant and do the best they can ( it's not their fault the carpet needs to be replaced)....

Pro: On the beach, rooms are clean. Con: Room is too dark at day day time, (lamps are very decorative but worthless - poor light). At night too much light shines into the room (stayed at #3 7/24-24/2015). Every word spoken outside of the room, found it's way in too. Wifi did NOT work.

The room is small but clean and has two double beds so is suited for a family of four. There is a good size refrigerator and it is air conditioned.
