We stayed here because of the reviews and we were not disappointed. Older hotel but super clean and well maintained. Lots of families. You are far enough away from the pier to miss the congestion. The beach is right out the back door. Staff is so nice and helpful. Took the trolley out at nights which was great as it picks up and drops off right at the hotel. You will love this place. Note no elevator for second floor.

Such a nice little hotel on the water. Close enough to walk to the pier but far enough away to be quiet. Room was clean and had amenities where you could stay in and cook if you wanted to . Such a nice relaxing place to stay wile in old orchard beach . I would stay again.

This place is just what you'd expect a seaside resort to be like. Room was clean and comfortable. Staff was super helpful. We enjoyed morning coffee on the balcony while watching the surf roll in. One caution - we stayed at the end of September so the good news was little traffic and fewer visitors. The bad news was restaurants were not open after 8pm since tourist season was over. Finding dinner at a sit-down restaurant was a problem. Breakfast places were available thankfully.

Clean and well maintained. All rooms have sliders looking out onto the pool and green space. Nice desk folks. Mattress rolled towards the center a little bit and the bathroom is tiny. Having 2 rooms with a couch and kitchen area is nice. 2 sinks, one in each room. BBQ grills looked to be in good shape. Pool looked wonderful. Easy access to the beach. Tight parking but there is a space for every guest room. I sensed this hotel has good management.

Designated employee smoking area with chairs set up under Seabreeze unit 1 should have been disclosed prior to booking. Employees smoked pot and cigarettes under the building all week. We asked a group of five to stop while we were having lunch on deck and they would not. After we complained, they posted a sign for the employees to use the back parking lot. Management shouldn’t have allowed it there in the first place and we shouldn’t have had to complain. Guests are fined $300 for evidence of smoking. It’s a reasonable expectation that the same would apply to the employees. Television in living area would sporadically turn off and back on. Bedding was poor quality. The beach and location are beautiful. The condo has been recently renovated.

We just stayed there for several nights. Resort photos accurately depict the rooms and outside facilities. I couldn't get over how clean the rooms smelled considering they're right on the ocean (i.e. no musty smell whatsoever). Walking distance to rides/restaurants. Beach is very clean and vast. White powdery sand warms my heart every time. We drove up to Fort Williams and biked all the way to South Portland lighthouses. We also drove up to Portland and took the ferry over to Peak's Island and biked the island. That was awesome. I would recommend this resort for both families and couples looking for peace and/or adventure. We had a great time.

We enjoyed two nights at this family-friendly spot. The owners, brothers, were welcoming and competently managing the hotel so everyone could relax and have a good time. Staff worked hard and the hotel was in great shape. Our room was very clean, good thick towels, plenty of hot water and good water pressure. Updated, comfortable bed. Air conditioning and ceiling fan worked well to cool the room. The quiet hour from 10pm to 8am was enforced. Private balcony (sectioned off from other rooms' balconies) great place to sit out and relax. Great view of ocean. Hotel well-located, just one mile from the Pier. Beach in front of hotel AMAZING -- flat and wide, no sharp stones, just smooth sand and lots of room to walk and sit. We would definitely return here again.

Booked here based on location and price. Modestly appointed, very clean. Booked only a one-night stay, and was busy enjoying the surrounding towns, so didn't get to take advantage of the VERY close-by beach, but the view was very nice. Office staff very friendly and helpful. Would totally stay here again.

Loved the Seabreeze Condo just steps from the beach with an unobstructed view. The deck had glass railing so that you could enjoy the view., which was beyond fantastic. You could choose to eat in the kitchen or on the patio. The Condo was very clean and welcoming, staff very friendly - a great place to stay. The condo had 3 tvs.

Great spot to stay, loved having the beach so close. Room was comfortable. You can't beat it for the price, it was very reasonable! There is a heated salt water pool, but we never did get in it, as the outside temp was a little too cool for us. Beach chairs and pool towels are provided. Great views!!
