This place used to be a gem. Now it is dirty with poor service. The pool has algae all around the edges and on the stairs. The poolside food and drink service is amazingly slow and wrong half the time (no utensils, wrong orders placed etc). You can no longer get food by the pool because they are trying to keep things “clean” according to a staffer. I’m not sure if that’s made a difference. For almost $600 a night, i do not see the value. Oh and by the way, ocean view does not mean ocean view. So don’t waste your money. What a shame. I’m actually very sad, this place was one of my favorites.

Wonderful views and friendly staff. We stayed in the Galland house which has a/c but most rooms don't have it. Room was comfortable. Breakfast is hit or miss - first day good next day cold and bland. Pool de k is small for capacity of hotel and not nearly enough umbrellas. Pool food was good but took an hour to get. Views are really what is special about this hotel.

We're local and USED to attend the Colony 4th of July buffet with friends. Went every year & looked forward to itThat was then, this is now. Even though pandemic is OVER, they refuse to let local guests attend the buffet. I was told it's for hotel guests only now, even though we always paid a hefty price to attend. We waited thru Covid and they STILL won't allow good repeat customers to attend. We will NEVER go back. We went to a 4th buffet & fireworks event in Portland instead...where we're welcome!

Elegance and time-honored tradition are served here. Spectacular breakfasts, historic surroundings, a top-notch staff, and proximity to town. I spent about 4 days here in June 2022 and enjoyed my stay tremendously. The pool is the standout, however, a heated salt pool conducive to serious lap swimmers. Beautiful grounds near walking paths.

Growing up in New England, I have a real appreciation of the grand old hotels like the Colony. I understand that they are old and that there are tradeoffs to staying at one. We were in town for a wedding in Kennebunkport (not at the Colony) and this seemed like a great choice. Unfortunately, the hotel stay ended up being less than ideal. For awareness, we had a "garden queen room" in the main building. "Parking lot view" would probably be more accurate for most rooms on that side of the building, though. The good: -Room was small and certainly chintz-y but very clean. -Bathroom was small and spotless. -Breakfast was plentiful, and the waiter we had was great and kept our coffee cups full. -The grounds were very nice, and the location was very walkable (to the beach or to town). The bad: -It was, without exaggeration, it was the worst bed we have ever slept on. Hard, and the springs creaked and groaned every time someone moved (we are not big people). -There were incidents BOTH nights we stayed--the first involved hotel security and eventually the police and took place in the hall outside our room for more 2 hours in the middle of the night (and that this was after all the screaming and yelling). -The second-night paramedics were called in for a guest down the hall from us (from what we overheard, it was not something like a heart attack, but more like someone had overindulged in some substance). -We didn't ask, but the folks across the hall asked if there was any sort of compensation from the hotel since their drunk and fighting guests kept us up through the early morning (the incident with the police) and the front desk just said "it wasn't their fault". Fine, but at ~$300 a night it is not unreasonable to expect peaceful accommodations in which you can actually sleep through the night. You can bring a dog, so maybe if that is a limitation for you this would be a good choice? Otherwise, it pains me to say it, but you are probably better off staying somewhere else.

This a beautiful looking hotel on the ocean just a short walk from Walker Point the Bush's compound. Built in the early 1900's it has kept it's old world charm and decor. Unfortunately it does not appear that the funds required to make this a world class hotel again are available. It is only open for four months in the summer so perhaps that is why the upkeep is lacking. There are no tv's or air conditioning in the Main building, which is really where you want to be. Quaint, but not for everyone. Rooms have been renovated, but not completely. For instance moldings were re-done but the doors were not-(see picture). Some areas were renovated, but some have chipped paint and worn out floors. Buildings other than the main building seem to need work.-see picture. Pool area was spectacular-salt water and heated. Chaise cushions however were stained. More of the juxtaposition between beautiful and shabby. At over 400.00 per night we don't expect to see shabby. Our room and view was beautiful. Get a corner room facing the pool if you can. Food was good, but not memorable. Main dining room was used for breakfast but not for dinner which was somewhat perplexing: the main room is stunning. All in all, a nice stay. I would love to see it transformed like some of the other classic old world hotels like the Breakers in Palm Beach or the Hay Adams in D.C

Chose this hotel for the history and ambience, and it has that for sure. The grounds are lovely and enjoyed the 'self tour' plaques around the hotel. Breakfast was awesome, as we visited the main building and were able to enjoy the wonderful view. Down sides. The building we stayed in- yes we chose it for the AC (thank you). But we heard every baby cry, yell, and foot stomp from the people next door. The 'garden view' was of a rusty fire escape in one window and the street in another (but quiet and room had AC). It is a beautiful hotel and glad we were able to tour the grounds and eat in the dining room. Not sure if we had to do it over if we would actually stay here again or just come and tour.

We’ve been coming for several years now with kids or just my wife and I. It is always fabulous!! No TV or air conditioning. The ceiling fan with ocean breeze is always comfortable!! The rooms are basic, no frills. The beds are incredibly comfortable and the shower’s water pressure is awesome!! The service is spot on & the hotel is always clean. Their buffet breakfast is still outstanding!! Also, the hotel’s restaurant has a small menu but everything is consistently delicious!! I love the steak, sandwiches and salads!!! They had live music too!! The hotel never cuts corners!!

We returned to the Colony and stayed in an ocean view. The view from the room is gorgeous and we loved falling asleep to the sound of the ocean. The Colony has it all. Great location with a quick walk to Bush Estate and spectacular views all around. The breakfast was included. It’s a full breakfast on lovely China and pretty bountiful. Good coffee to grab it to go for a walk on the beach or in the dining room. The place is lovely with something for everyone. A very enjoyable stay. It could easily be 5 star but there is room for improvement. The hallways in the main building are dated and depressing. Think “Shining”, A small table, flowers or something in front of the windows at ends of hallways would warm it up. Also adding a mini fridge to each room is a must for travelers. In the room we were in 2nd floor ocean view there is a overly long writing table in front of the beautiful view but a couch or two chairs facing out the window would give the spacious room a place to relax and unwind. The carpet in hallway and stairs is unique but shop worn and needs a deep clean or replacement. There is a lack of attention to detail inside and out for the level of hotel it is trying to be. Much better dining room and dinner option is needed. The pub doesn’t fit the rest of the hotel. And the wedding chef is so good it’s too bad it doesn’t carry into a fine dinner option for guests. Just a few suggestions. But there is no better hotel and location. If you want pure relaxation The Colony is a must.

We stayed in the room with a ceiling fan and there was a nice breeze from the large windows. Our room didn’t have a speck of dust or dirt! If you are all about your room having air conditioning & a TV and not location, beautiful scenery & a saltwater pool or like historic buildings then select the room that offers that. We had a wonderful 3 day rest here and enjoyed friendly staff, seafood everywhere, entertainment, a great breakfast and a little beach. My Pug was very welcomed here too♥️
