I challenge you to find a hotel that is just 10 minutes walk from everything you could want, and averages $200 per night less than any hotel in this highly rated tourist area... the Kennebunks of Maine! Love Love Love the Franciscan Guest House. The rooms are spacious, clean and the price is entirely right. There is quiet and peace on the grounds and with a short walk to the right - you are at the beach; to the left, you are in the Prt ready for fod and shopping. The staff is gracious and accomodating. For those looking for prices, I can give you approximate prices. If staying before July, it will be about $80 as that is the low season. In the high season, from July to the end of August, it will be about $130. That includes a breakfast, it is a buffet breakfast also. very enjoyable.

This property is very unusual, & not for everyone. It came recommended by a family member who stayed there. The location is great, about a mile to a very nice beach, and less than a mile to downtown. A hidden gem,,,,walking the grounds is relaxing, spiritual and refreshing. The location is near the beach and downtown ( walk to both)..The Room is simple,perfect and affordable. The staff are friendly. A remarkable place to visit and will make sure to return in the future

I stayed at the Franciscan Guest House for a weekend getaway, specifically in the Kretinga upstairs suite. I was surprised at the poor repair of the rooms - patches of rug missing, unfinished walls, burns in the duvets. The breakfast was decent, plenty of breads and cereals but the proteins in the form of cold cuts and egg casseroles were...

This is one of the best finds in Maine. It is so clean and you feel so relaxed just walking around the grounds. You are in between the beach and the shopping. Will definitely go back. You get the best bang for your buck there.
