This is a tough review for many different reasons. First off, if you need two queen beds, the room is VERY small. It was probably the smallest room I have ever had, and I travel quite a bit. This is my second time staying here. We stayed in a different building and on the ground level instead of the second floor this time. The room was very clean and spacious. The amenities were really great and would definitely stay here again.

My wife and I stayed on this property in December 2013. I have to say that we were highly impressed with this particular Holiday Inn. The room was fine (nothing special, but definitely clean and very livable). The decor is very beachy (not in a 'Golden Girls' kind of way) but calming and island cheerful. We stayed at the Holiday Inn Sanibel on family vacation (w/3 kids under 10) over New Year's week. Hotel was very full, but did not seem super-crowded and was (surprisingly) not that noisy. As far the positives go, this hotel has LOCCATION<LOCATION<LOCATION and therefore can charge well over $200 a night (as do most hotels on Sanibel) It is less than a minute walk to the beach. There is not much more that is really positive or for that matter equal to a usual holiday inn express. The grounds are well maintained but...

I have stayed in so many hotels in Florida, this one is the worse... It feels like staying in a cheap motel in the 80's...In addition, the front desk staff is just terrible. Fortunately it is easy to find other much better hotels on the island.

Had a great time. front desk staff really helpful. Facilities modern and clean. housekeeping had a little trouble understanding us but was easily overcome. fresh coffee in the morning with free newspaper. hotel was close to most everything on the island

I am going to skip all the good aspects of this hotel (location, etc) and focus on my booking experience. I used tripadvisor (Android app) to find a suitable hotel on Sanibel island. This one showed up as having a special rate when booked through expedia. That special rate was "Free Breakfast". So I booked it using the click through....

I loaded-up the Trip Advisor app on an android phone and searched for our hotel and I saw exactly what you're talking about. Trip Advisor site shows rates from $$ then Special Offer> Breakfast included. Then you can choose to book the lowest rate or a rate that includes breakfast(higher rate). I can see how it could be misleading, but...
