We stopped 2 nights in this B&B and everything was perfect. It is quite large (about ten rooms), but you are still "pampered". The furnishings are Old America, with attention to detail. Our room was located on the second floor, in a corner and therefore a little cool (the outside temperature was around 10 degrees in the evening), but there was an additional small heater: beautiful four-poster bed, small armchairs, bathroom with double shower head Everything spotless. Every afternoon from 4pm to 6pm, wine and homemade biscuits are available in the living room. The breakfast is SUPERLATIVE. consumed in the living room with a communal table or on the sofas: coffee is available, the rest is served and the menu is on the table: 3 EXCELLENT savory and sweet courses, cooked by a young chef. The Kenwood is a beautiful Inn located in the historic district in Saint Augustine, FL. Pat greeted us warmly as we arrived, and she helped us with some of our suitcases. We stayed in a beautiful suite downstairs, the Bridge Suite, which is a two-room suite with a king bedroom with a comfortable sofa, and television and an adjoining sitting room with a sofa, chair and television. In addition, there is a shower room with a sink and a toilet room with a sink which makes it convenient for washing up.
Breakfast is a three-course gourmet event prepared by a chef. In the evening, wine is available and freshly baked cookies.
All of the places we wanted to see are in walking distance from the Inn, so we never had to take the car out. Free parking is provided for guests a short walk away from the Inn.
We would definitely stay again at the Kenwood Inn if we visit St. Augustine again.

Kenwood Inn is quite convenient and the hosts are super communicative, which I appreciated as we were dealing with an incoming hurricane on our side of Florida. They reached out and confirmed food allergies, arrival time and let us know the check in process. Easy parking is close by and you can walk to most parts of historic St. Augustine in 15-20 minutes.
It's typical of other bed and breakfasts we've stayed in for rooms and interior - smaller rooms and vintage furniture. We enjoyed the very modern shower in our room which was the British Colonial and featured a king bed and 2 sitting chairs. The best part of the room was a large wraparound balcony with hammock, tables and chairs. Watched the outer bands of Hurricane Helene come in from the hammock one night with a glass of wine which was a highlight for our trip. The air conditioning was no joke. It was 'feels like 100' outside and our room was ice cold. The back patio area is delightful and serene with lovely landscaping and a koi pond. We didn't see many other guests lingering in the common areas as we have encountered in other B&Bs, but we were out most days.
The breakfast portion of the experience is three courses and gourmet - it's a lot of food and we ended up just sharing one. The only caution I'd give before booking Kenwood Inn is that breakfast is served 8:30 - 9:30, which for our schedule was too early to be eating a full meal. You're within 5 minutes walk of numerous breakfast/brunch places should you miss out as we did one morning, so it wasn't a big deal for us.

We recently stayed at the Kenwood Inn and we’re not as impressed as we had hoped to be. I think it’s important to recognize that this building is over 130 years old so it is important people take that into account when they look to assess the Inn. There are many positives to the Inn, it is very close to the downtown and very walkable to great restaurants and shops, the food the Inn serves at breakfast is very well prepared and the staff are very nice and responsive.
With that said, there were a number of issues we encountered that left us a little wanting. As we were in the main area at check in, I noticed an outlet with the cover completely removed, which gave me some minor concern. Then as we checked in and went up to our room, we were told the Inn does not have heat. The first night we were there the low temperature was 42 degrees. We were told the electric fireplace in our room would provide ample heat. Well the fireplace provided almost no heat at all so needless to say the first night was fairly cold. Also, the Inn has central air conditioning so you cannot control the temperature in your room (again it is a 130+ year old building which is part of the charm), so you are somewhat at the will of whoever on staff is setting it. Also, the gap at the bottom our door was about 2 full inches on one side so unfortunately plenty of light and some noise would come in that gap at night.
When we began to unpack, one of the dressers was very uneven so I had to stuff some napkins under one edge to get it to not rock. Also, all of the drawers in it were off their runners, so as soon as you slid the drawer open it would slide all the way out and fall on the floor. All of the runners were in some state of disrepair but the staff was able to get it functional.
The shower in the bath is one with multiple jets and a rainhead shower head. There is a lever that is used to toggle between what jets you want to have on in addition to the shower head. The lever was completely missing and there was just a very thin screw sticking out that couldn’t be used to adjust the jets, so you were just stuck with what it was set on. Also, the dial to adjust the temperature would only go about halfway so the best you could get was a lukewarm shower. When I let them know about the shower issues, particularly about the toggle lever switch being missing, I was a bit frustrated by the response. They said they were fully aware of it, it had been broken for some time, and that the particular model had been discontinued so they had to get a new model (which they had gotten) which meant they will have to do some tile work in the shower as well. I understand things need to be done, but this would have been nice to know before we booked, especially since on the website they talk about the shower with all the jets. They did fix the issue with the temperature control the same day that we notified them.
All in all, this could be a very nice place, but it clearly is in need of some updates based on our experience. As such while it has the potential to be a 5 star Inn, we would only give it 3 stars in its current condition.

We enjoyed two nights at the lovely Kenwood Inn, which was nicely decked out for the Nights of Lights and the holidays. The inn is in a great location slightly south of the busy restaurants, bars, attractions and stores of the historic district. We dropped off our bags, parked our car (in a reserved lot just a block away), and then walked absolutely everywhere. We stayed in Lavender's Room (named for a woman, not the plant or the colour). It's probably not the largest room in the inn, but it was quiet, nicely appointed and included a recently renovated bathroom with multiple shower jets. The room had a small private balcony overlooking the pool and the back courtyard. Because the weather didn't cooperate, we didn't spend much time on the balcony and we weren't able to use either the pool or the bicycles that were available for guests. The breakfasts both days were delicious and creative—a shout-out to the chef, and to the inn's attentive staff/management. While staying in St. Augustine, we enjoyed tasty dinners at the Drunken Horse and River & Fort, both just a few blocks away.

There were some pluses and minuses. Pluses: 1. Wonderful room with a good bathroom, 2. Well prepared breakfasts. Minuses: 1. For my wife and me (age 51 and 58 respectively) the distance from the B&B and the "center" of the Old City was too great (especially that we had to cross a very busy road to get there), 2. Parking is off site and it is not close to the property (we were uncomfortable to leave our car on a strange parking lot for a couple of nights), 3. There is no room service whatsoever (AKA: wet towels, full garbage bin), lastly 4. (no joke), I was presented with a square to pay with the credit card, and, to my complete surprise, I credit card machine asked to leave a tip (starting at 15%!). In our opinion, this sounded more like a joke. Paying a good money per night and be asked for a tip where there was turn- room service sounds like a bad joke! Sadly, we will not go back to this particular B&B.

My wife and I have been coming to St Augustine for over 15 years for Veterans Day week and always stay at the same Inn. The Inn keepers treated us like family so we kept returning. Unfortunately, our favorite Inn was sold to another company, but our Inn keeper friends highly recommended the Kenwood inn. We called the Inn and told them our needs and that we had been recommended by a mutual friend. Once we arrived at this beautiful home, we were greeted by two of the most gracious women who couldn't have been nicer. Because we booked the Inn last minute, the rooms were full so we had to take a lovely room on the second floor, which was challenging for us. But, the staff graciously brought all of our luggage upstairs and catered to any of our needs. The breakfasts were superb and created by their own gourmet chef. Everyday we were served a unique morning meal. We love the location in the historic section of the city, as we were walking distance to so many attractions and restaurants. We also love that the Inn was only 1 block away from the water front. I am a commercial photographer who likes to shoot around town late at night and before sunset. The location gave me the ability to be up very early and shoot some lovely sunrise images. We can't say enough about the Inn and the wonderful staff. We are looking forward to returning next year and have already discussed with owner, that we wanted a specific room downstairs on the main floor. I can honestly say without any reservations, if you are considering a trip to St Augustine, you should definetly consider staying at the Kenwood inn

Our friends highly recommended the Kenwood Inn and it definitely did not disappoint. Our two night stay was wonderful. We visited St Augustine during the Festival of Lights where the entire City was decorated with white lights. We arrived at the Kenwood and was greeted by the owner, Pat, who was warm and friendly. She gave us lots of information on the history of the house, sites to see and restaurants to try. She certainly made us feel right at home. The location of the house was great-easy walking distance to sites and restaurants. We stayed in the Blue Porcelain Room which was very spacious, bed linens so comfortable, a big bathroom with a jetted shower (one of the knobs on the shower was missing and vice grips were used) and had access to the outside balcony. The three course gourmet breakfast served on the patio each morning was outstanding. Kudos to the Chef! The 4pm cocktail hour with wine and dessert was a nice added touch after a long day of site seeing. We enjoyed spending time talking with other guests at breakfast and the cocktail hour while soaking up the quaintness of the historic home. Would highly recommend this B&B!

The city is even more special during the Festival of Lights. We totally agree our location is great and so convenient to everything the city has to offer. We spent 2 days at the Inn and it was delightful. The staff was welcoming. The pre-arrival communication excellent. The accommodations were lovely; the room was well designed. The bathroom was clean and the shower strong. The bed was comfortable. The back sitting area was quaint and pleasant. Our room on the first floor was along the street and even with the window closed, the sounds of cars and conversations were clear enough to have been inside the room with us. Access to toiletries, the wet bar area, etc was wonderful. We didn't swim in the pool as it was too cold. Parking around the corner was convenient and welcomed given the small streets and no on-street availability.
I have to say that I agree with critical reviews on the breakfast meal. Lots of sauces drenched over rich, foodee-like courses was too much for us (we were told that Chef likes sauces); and too rich for the first meal of the day. The staff asks if the menu is "OK" but not sure what that means? If it wasn't, they would have prepared something else? The breakfast is included in the price of the room which isn't inexpensive. The breakfast was just over the top for our tastes (and we don't tend to eat much for breakfast, anyhow). Pastries, fruit, eggs, toast bacon, simple breakfast items, etc would be just fine. There is cereal and milk, but it seems situated for children and would be disappointing if that were the breakfast included with the room fee. It's almost as if Chef (who is clearly talented) might miss making dinner meals. Just too complicated for my morning preferences. Go simple. We did share this thought with management.
Having said all this, we'd stay there again on a future visit to St. Augustine. The location is perfect. The access to St. George Street is ideal.

This marked our first experience at a bed and breakfast, and the level of welcome we received was pleasantly surprising. The hostess displayed exceptional warmth and accommodation. Although the room we stayed in was slightly compact, it perfectly suited our needs. For those requiring more space, the inn offers suites. The bed provided a comfortable rest, and the walk-in shower was both spacious and functional. The shared living area, adorned in festive decor, retained the charming essence of a historic inn.
Now, let me highlight the breakfast experience. Renaming it “breakfast and bed” might be apt, given the exquisite three-course breakfast prepared by an executive chef and served by a courteous and friendly staff. Each entree was delicately crafted and tasted delicious. Additionally, the inn’s prime location near downtown made strolls to shops and restaurants not only convenient but also a delightful way to explore. We highly recommend the Kenwood Inn for your next trip to St. Augustine.

No, there is no elevator and likely never will be due to the inn being registered as a historical site; walking tour guides pass by the inn at night. There are rooms on the ground floor.

Our rooms best for small dogs that need to go directly outside would be The Old English Suite.
Mondays are just as open as all other weekdays but all of the sole proprietors in town keel their own hours based on business activity each day. St. George St. shops and restaurants are open until 8pm most every night of the week.

All old cities and Inns have ghost stories. We have some rooms that some of our guests say they have had friendly ghost experiences...rooms 7,8,9,10 for example.
Our guests who want to have an "experience" sometimes do and if you do not want to... you will not.... its all good here at The Kenwood Inn
