If you’re looking for an amazing location without all the room frills, this is it. We were in the Royal Palms building, and you literally walk by the pool and down some stairs and you’re on the beach. There are multiple buildings. The pool at Royal Palms is heated and was very clean. No hot tub. Flagler Avenue is about a 10-minute walk and most of the town’s festivities take place there, including dining, bars and boutiques. Our room was a two-bedroom. It was very clean, and adequately stocked with coffee, sugar, creamer, and shower/bath supplies and towels. Spacious, and the beds were very comfortable! Housekeeping was friendly and responsive. Furniture and TV (no streaming options) could use an update, but all my needs were met. How much time do you spend in your room anyway? We enjoyed our stay.

5 stars for location. 1 star for rooms. Many things are old and damaged. Furniture is gross and stained. Dishwasher was rusty inside. Front door would not lock. Windows were cloudy between glass. Cabinet doors had broken hinges. Microwave buttons didn't work. Cable TV has no guide and doesn't change channels correctly. AC doesn't reach back bedroom well and vents in other rooms rusted open. Parking was tough.

I stopped here by mistake thinking that it was where my reservation was, unfortunately I was at the wrong place but Dominic made sure that I had a place to stay before I left. I went to the other place and it was dirty and I did not feel safe so I thought about how nice Dominic was and went back to the Coconut Palms. Dominic found me the perfect room and even walked me up to it to make sure I would feel comfortable staying there. I have not received such great customer service in a very very long time! I cannot say enough great things about his exceptional service. In the morning I ran into another employee and he let me know where I could get to the ways to get to the beach without me even asking. Then I ran into the manager and he made sure everything was going good with my stay. Everyday I got a message asking how everything was going. They are doing construction but it is Florida so you are outside all day and I did not hear anything and my room was completely remodeled and beautiful. After the construction is done it will be an amazing place to stay. There are several pools that they offer, close to downtown, and a couple ways to get down to the beach from the hotel. I cannot say enough good things about my stay!

We checked in on Saturday August 26th to find out the main resort and pool are closed without any correspondence to this either to us or on their website. We were put 2.5 blocks away and across the street, nice unit, no pool, no beach no amenities and but not what I paid for. They moved us Sunday to a beautiful unit, ocean view above the pool in another building. Monday morning we go to the beach to come back to our keys not working, maintenance came and we were told we were going to have to move for a third time to a different building. We left and came home, it’s a beautiful place, what we had access to, but they have some issues. Never the less to say our vacation was ruined. We will not go back.

You should never have any key or lock issues staying here or at any resort. There are three pools located at the resort and one is closed due to last year's hurricanes. WORST CUSTOMER EXPERIENCE I HAVE EVER SEEN. There was NO notification that construction was happening at the hotel, so we had to go out of our way to contact the hotel to ask about our reservation in TWO MONTHS, and they told us that we couldn’t stay there anymore. No contact by the hotel, only a voicemail when we called the supervisor, and absolutely no remorse. Absolutely atrocious—I have never written a hotel review before, and we got treated so poorly and unprofessionally that I had to figure out how to do it to warn others. Will not be associating with Wyndham hotels for whatever trips I have left in my lifetime.

We have been owners for 23 years, called to confirm reservation made in May. We were told reservations was cancelled, Told we needed to pay $600 more for Hurricane fees, then told we needed to pay another $1600 is Hurricane assessment fees, what happened to insurance $$ and the $$ FEMA gave? Even if we paid would not have a room. This place is a rip off. They don’t care about customers they are stealing from people. The condos are gross, no central ac, the pool is down. No Tiki hut! Way to ruin a family Vacation! STAY AWAY! SAVE YOIR MONEY!

We stayed here last year in July and really enjoyed the location. This year, we received a call one week prior to our stay that because they are still working on repairs they have to cancel our two rooms. I’ve called and checked multiple times to make sure things were still good to go with this vacation, due to knowing they we’re working on repairs from hurricanes. Each time I was told everything would be ready for our stay. Now you’ve left us with nothing!!

We were supposed to go July 2022. They cancelled our vacation due to a fire a week before we were going to depart. Since it was too late to cancel our travel plans, we had to book alternative (last minute and expensive) accommodations. Natural disasters happen, so it sucked, but we understood. What we could not understand is why when we rescheduled for July 2023 our vacations were again cancelled (this time a month before). Apparently due to the fire an extra fee was assessed and they sent the bill to my non English speaking 72 year old mother who was a few weeks late paying the extra assessment...and because she was late...they cancelled the vacation AGAIN. When I called immediately upon received notification that the vacation was cancelled, I was told that there was nothing they could do except reschedule us for the LAST 3 WEEKS IN DECEMBER. According to Geanie (who would not transfer us to another department or supervisor or give us her employee ID or last name) this was all that was available. She was lying as I can clearly book directly on the website and through RTX (timeshare exchange) in July, August, September, October, and November. However, this would be at an additional out of pocket cost since our vacation can only be exchanged. They are liars and cheats and they take advantage of the elderly. We have been coming here since the 90s and have slowly seen it's decline. These last 10 years have been exponentially worse. These last two are the final straw. Terrible customer service. Out of date accommodations. Services are sub par. The only saving grace is their proximity to Flagler Ave and that they are on the beach. We will be looking for other accommodations in the future.

Thank you for your response on your experience. We assume you are a vacation ownership owner and not a paying guest. Due to previous hurricanes, and construction delays the resort has limited availability. If you have not paid your assessment per the condominium owner documents your reservation would be canceled. We have offered alternatives in an effort to not lose your time this year. There was also a newsletter sent explaining the circumstances if the fees were not paid, prior to your reservation being canceled. We hope this helps explains the situation.

If you have a reservation- CALL AND CONFIRM. We drove 4 hours only to be told “sorry, but your reservation was CANCELLED.” We were not notified! Only one building is open, tall building on left is still under construction. One pool looked nice and had access to the beach. Very disappointed. I never saw inside any units.

Lots of things are closed in the hotel. No central air working at all in our room. Only portable AC unit in kitchen taped to the patio door which we cannot even access and not really cools the place. Exterior hallways are literally an exterior hallway. Temp is 78 degrees in the bedrooms in Florida 86degree weather. The front desk is in a separate building two towers over and the whole building is closed off. There is no beach access from the building I’m staying in. Tiki hut? What tiki hut. There’s not even laundry around. Stay away.

Thank you for your feed back. The resort is spread out over five building we are not the normal one building property. We apologize for any inconvenience you experienced when visiting. The area had two hurricanes last fall of 2022 which is why the property has a few challenges. There are two laundry's on the property and the reason the front desk is in a separate area is due to the renovations after the storms. We are sorry you did not like the property but by mid summer we will have the nicest, resort in New Smyrna Beach, FL. Thank you for staying with us and we hope you have a great Easter weekend!
