It's all about location! This location is steps away from the beach. The staff is great! Some of the guests are not. The room is noting fancy. It's very basic. But it was clean. There were no creepy crawlies! The beds were comfortable. I definitely will stay there again. On Friday night it was very loud but that was not the hotel's fault. It was the guest in the room next to us.

When I arrived at the front desk I was greater by the front desk staff. They were very helpful and pleasant. Didn't get their names though. The next time I would like to stay longer though. The water felt awesome and the weather was just perfect 🥰

These are all one story hotels they have in the area. 23 of them. All of them are only about two blocks from the beach. They have a breakfast available in the morning at one of the hotels, which is only 2-3 minutes from any of the hotels you may stay at. I had no problem finding a place to park and there is a parking garage across from the the hotel I was at- but didn’t need to use it. I was only 2 minutes away from the boardwalk on the beach with lots of shops and restaurants there. A great area to stay with plenty of things to do. The places are well kept up. My room was clean and house keep came every morning to see if I needed anything. They had bikes to rent. Had beach towels for use. And some food available for purchase in the office hotel. It was a quieter place than the big hotels. They also had 5 pools available at 5 of there hotels if you wanted to go use them. The ocean was all I needed though. Their rooms are of different sizes for your convenience. Overall I would definitely recommend. Especially if you are not going to use all those amenities you will get charged for and not use at the big hotels. I will go back there one day!!!

Maria was very helpful with my stay. Had a couples trip! The room was lovely as well. The office was a bit tricky to find but it is right on ocean drive. Thanks a lot maria! I hope to come back and see you soon :)

The location is great! Thats the best part. The size of the rooms are good but the lack of attention is obvious. You can tell the rooms are quickly cleaned. The person(s) cleaning do not check everything thoroughly before leaving the room. The blinds were all over the place, the curtains were a mess and dirty. There was dust on the shelving in the bathroom, etc. It is a shame because this hotel could be beautiful. Just need better supervision. The Office staff/Manager was arguing with a customer when we went to check in so they "upgraded" our room. Parking is $20 a day but they are not organized to make sure every room gets one guaranteed parking in their area. They oversell the parking and you have to figure out where you can park. Easy fix...number the spots and give everyone a spot. We went to extend our stay one more day, since they "upgraded" our room because we witnessed yelling in the office, we had to pay the upgraded price. lol. We told her why they upgraded us and she said, "well we can't keep giving upgrades for free". Nice customer service! We asked to move to the size we booked and the girl looked annoyed and said it was $20 cheaper than the one we were in due to the holiday weekend. Overall, the owners need to train their office staff on how to treat customers, they need to get organized, and someone needs to walk all those rooms to see the attention to detail. I can say this because I manage a 700 unit property and I would be mortified if any of that happened at my property.

Upon arrival at the address provided for Sun Beach Inn, after much quandary due to lack of instruction and appropriate signage, a phone call was made to the motel number and I quickly discovered that the Sun Beach Inn is part of Hollywood Beach Hotels, a conglomerate of bought up area mini-motels that were originally built decades ago. They operate out of one ever so small front desk area, manned by 2 desk clerks at only 2 terminals, hence the waiting in the small perhaps 8 foot by 8 foot motel lobby, if you would call it that. (ie. the sofa occupies 1/3 the lobby space. It is quite elusive to find the front desk, located on Ocean Drive. While the group uses the term Hotels, the Reality is NONE of the them are more than a MOTEL, sadly aged with exteriors needing an abundance of maintenance. While the property poises itself a 3 Star property, Staff is very stiff and regimented, uncaring being a little too soft a word. Its evident the current situation is challenged by their attitude....not 1 person, but ALL OF THEM....not just my observation, but how I witnessed other aggravated guests handled in my presence at a very small front desk area (think old motel) with only 2 clerks spaced 2 feet apart, extended for a cashiers register for the adjoining party store, to which the front desk clerk double as cashier....and yes, my check-in was interrupted TWICE so the clerk could cashier, to which it was clear the party store register takes precedence to ring a bag of chips, while you wait! I was going to be charged an early check-in fee, unless I wanted to wait ONE HOUR. Really? All over 60 minutes? Detailed for accuracy, you see where this uncaring Guest Service mindset from the start is going. Returned an hour later to find room still not available, confusion/quarreling between front desk staff and housekeeping, more party store cashiering interruptions, until I FINALLY got my key. HURRAY! Parking is $18 per night additional to which you must checkout and move car by 11am or be towed....such is on the backside of the 2 desk clerks computer screens, along with an unprecedented FULL PAGE of rules and regulations given you listing of a plethora of dont's, and the penalties listed for all of them as well. It is obvious that they have had their share of problems, to which I became cautious of the crowd it attracts, noticing the smell of marijuana present exiting the front desk door with kids present in the small courtyard. THIS IS NOT A WARM, FAMILY PLACE TO BRING YOUR KIDS. Once in room, noticed many challenges. The pretty website picture no way depicts the actuality of the maintenance issues with the room I was given. Remember, they do not mention the extreme age of the facility, nor the fact that maintenance of the property were perhaps fired months ago and not replaced.....if not, they SHOULD BE! Air conditioning unit in room running loud just feet from where I was to rest my head with filthy filter (yes, if I am breathing in their I am checking!) Bedside table lamp had cord running across the carpet to the other wall as a trip hazard, countertop left dirty from previous guest, back of main room entry door marred and disgusting with crud on it from previous guests, paint missing, and a hap hazard door knob, dinette table worn with stain even peeling, bathroom door weathered by water from shower and humidity with lack of ANY bathroom fan, no bathtub, bathroom shelves literally missing wood lamination now showing pure particle board, urine or some other liquid element left in toilet, shower corners filthy dirty, cracked shower tile caulked in an effort to repair (that's where your feet will be going), wooden bench in room with a hole COMPLETELY THRU the surface you could see the floor, leisure chairs with disgusting stains, dirty linoleum floor that appears swept from sand but never thoroughly cleaned, kitchenette area walls spattered with someone elses cooking, walls needing painting due to discoloration areas, and ill fitting blinds that no reasonable manager would dignifiably allow for installation of, yet alone the filth that covered them. THATS JUST THE INSIDE OF SEA BEACH INN. The exterior is worse, with garbage left in the antiquated courtyard that I watched staff walk over and ignore, and well as my first notice of issues to come when I saw interior-use UPHOLSTERED SOFA being used for OUTDOOR SEATING in a hot, humid environment completely exposed to the nearly daily tropical rains.....still wet for your enjoyment. Exterior paint poses a run down looking motel built perhaps in the 1950's still trying to produce and income with perhaps misleading marketing tactics. My kind request of Management for a refund that I may kindly move on with my kids due to lack of cleanliness, lack of maintenance, and overall feeling unsafe complete with a review of photos of my concerns on my phone, was abruptly and rudely DENIED, just as I was hearing from another guest in lobby of other challenges being greeted with the same uncaring attitude. This substantiates the overall attitude of the facility. Guest happiness is not a priority here; only revenue. Sadly this must come from the top down, as the manager that was called for me to speak to came to front desk, had some words for the housekeeper (appearing perhaps to be a family member) and left without so much as speaking to me. This housekeeper suddenly became the hotel Supervisor only extending a firm "We Don't Do Refunds." At this point, I this may be a family run operation with substantial infighting and finger-pointing, leaving guests dissatisfied and met with confrontation......and never to return. After much back and forth between my booking website and management, I was moved to another room in the NEPTUNE motel along the boardwalk, another one of their many properties under the Hollywood Beach Hotels umbrella. The exterior remains in similar shambles to the Sea Beach Inn, with delaminating tiles on the steps and rusted railings leading to a room that had door hinges so damaged and rusted, it actually held door firmly in the open position and took a total SLAM to get it to shut, as demonstrated by the head housekeeper that led the way. Bedding had NO BOX SPRING AT ALL, only mattress on a collegelike bedframe, skirted to mimic a box spring. The lamp over nightstand hung perilously by 2 electrical wires....LITERALLY 2 LIVE WIRES! (Had to get a picture of that....that was a first in my travels!) Scarred furnishing, inoperable window with original cranks now broken, one window in bathroom missing and replaced with plexiglass and clear caulk.....yes, that's how Hollywood Beach Hotels roll I guess! While window was inoperable, NO BATHROOM FAN made showering challenging, adding discomfort to the room as the humidity drifted while the air conditioning unit worked overtime. Door to small bathroom was only 28-30 inches wide at best. At least they kept the tradition going of ill fitting blinds in this part of their units. Door lock was misaligned and oddly protruding exposing sharp edges entering/exiting...not good for kids. Again, in disbelief I was sure to take photographs as it was all a first in my travels. Rooms are NOT soundproof as advertised, NO CLOCKS IN ROOMS I entered, and NO PHONES in rooms to use in case of need to call front desk and/or in case of EMERGENCY.....you have no options if someone walks in from the unsecured entry points to the adjacent boardwalk. The breakfast offered is down the street at a mysteriously odd looking place, almost hidden with very little signage. Imagine a breakfast room that can fit a refrigerator and maybe 3 tables against walls that is dimly lit, some food looking old....I literally saw oranges in a three tier basket with MOLD on them, yet staff person (of which there was one) didn't seem to care. She was bully style at the door ( per my kids observation) being sure to get these little yellow ride tickets that grant you permission to enter the darkest and dingiest breakfast nook I have ever seen in all my travels. Photos taken in amazement! As far as proteins are concerned, only hard boiled eggs to which I notices a flies as some were above water, and milk in thermo containers, yet not holding temperature. By the way, if your Covid concerned, maybe 3 people could fit in the space for distancing and NOT A SNEEZE GUARD IN PLACE! (Health Department must be busy elsewhere) As for seating, please head back outside to umbrella tables amidst the open humid air, left wet from rain moments ago. If you see clouds, you will need your umbrella. Breakfast offers zero aura of staff hospitality, continuous of the hotel staff experience. Definitely NOT a 3 star property as falsely marketed on one website, perhaps a 1 to very low 2. Again, the photos on the website do not show the worn conditions of the rooms and appear color enhanced for artificial vividness. As a courtesy, and in an effort to correct the misleading star rating, all my photos were turned over to my booking website. I hope they will investigate and correct the errors on this business's page for future guests. The site did contact me and indicated the 5 BATCHES OF PHOTOGRAPHS I provided were shared with management. While Management have not reached out to me, it is obvious there exists a great deal of uncaring attitude to the guests. Certainly, this is due to them being so well rehearsed at the multitude of complaints they must daily receive from the clientele, to which I saw others being handled likewise. Again, the full sheet of RULES, worn rooms needing maintenance, and tattered exteriors is enough to have you confirm.....THIS IS NOT A HOSPITABLE PLACE! And if walking along boardwalk, just a peek at SEA BEACH INN and NEPTUNE will confirm! Hoping this detailed review will assist others in their choices, and circumvent the erroneously high guest review otherwise. Having stayed there, its suspicious of being artificially inflated. This review posted from my stay in August, 2022 as a 20-plus year veteran of the Hospitality business with photos undeniably substantiating accuracy. This property presents itself quite well online, yet fails on so many fronts that a detailed and elongated review is provided to assist other in their efforts to accurately make appropriate reservations suitable for their individual needs.

Place was a joke. Parking sucks, and you gotta pay $20 to hope you can find a spot somewhere in the area and we both handicap and they don't inforce parking even if you pay. Breakfast was horrible. Room needs major updating, kitchen falling apart. Bathroom is tiny. Paid for one room with oceanview and was put in a completely different building with a view of street and other buildings. Staff was rude and didn't wanna help answer any questions. Many add on deposits not told when you book the room which of course the booking payment is non-refundable so can't change anything. They have 23 small building they trying to handle and a very tiny check in area. Stood in a line in the sun for 2 hrs just to get inside and stand another 45 minutes just to check in. I would have been happier at a motel 6. Will never go there again. Don't waste you money unless you like rude staff, no help, and just unclean places.
