I almost didnt book because of some reviews, took a chance and was pleasantly surprised! I flew in late on a Thursday, my room number and keypad code was texted to me well before I arrived. I was able to go to my room and get a good nights rest. I finished check in first thing the next morning. I also had a late flight out on Sunday and the owner accommodated us by allowing use of facilities and a place to store our luggage so we could enjoy the day before we caught our flight home.
This is not a Hilton, don't expect it to be. It is a small "mom and pop" hotel that is very nice and well kept. With a homey feel throughout. Building is old but clean, furnishings were nice. Everything you could need was provided, down to beach towels, toys, beach chairs and umbrellas. I asked about music around the pool and the owner graciously Brough me a blue tooth speaker(his own) to use during my stay. The owner is very interactive with all the guest and goes out of his way to make their stay personal and enjoyable. if I had a complaint it would be the need for better pillows, but maybe im just spoiled. The location is amazing - you are in walking distance to everything that you could need or want to see but far enough north to avoid the crazy overcrowded beaches around the pier. The prices for the room ( pretty much a 1 bedroom condo) was also more than fair. I will be returning to this property. Again don't expect a Hilton accommodation this is a mom and pop nicely done.

We stayed in the one bedroom room and it was nice for the price. We were able to do our laundry for free and they did supply beach chairs, umbrella, and toys so that was both really great to not have to pay for when we got there. It was a crossed the street from the beach as advertised so it was a nice short walk to go back and forth. It is little bit of a walk maybe 10 minutes if your slower like us from the "main strip". That was also nice that everyone was down at that end of the beach so it was crowded on our side. Overall I would recommend this place and would stay here again upon returnin.

Large living room and kitchen area with a fold of couch, large screen tv, kitchen table and 4 chairs and a couple extra chairs.

Kitchen was decently equipped with coffee pot, full size range, refrigerator, pots & pans and utensils.

Good sized separate bedroom with a dresser, closet and tv.

Bathroom had a tub and shower.

It's nothing new and modern but fit our needs.

Short walk to the beach plus many restaurants and bars.

Some beach chairs and toys you can take to the beach. Again, nothing fancy but does the job.

Gas barbecue grill and laundry facilities available out back. We did not use but could have.

We didn't use the pool either.

If you are looking for a reasonable priced place and don't need anything new and modern, then this may be the fit for you.

We had an enjoyable 3 night stay in a first floor end unit facing the street and would return for another visit.

Parking is on the street in front of the hotel and a pass is provided.

A week after my 1 night stay, I found an additional $50 charge on my credit card. So I called to ask why. I was told it was because I didn’t take the trash out of the room. What? When I explained the room was left spotless other than 1 small bag of trash, I was told that I signed a piece of paper that included requiring me having to take the trash out, among other things. The person I spoke with appeared to be gloating that that they make everybody sign the paper but nobody ever takes the trash out, as if the trash removal trick is a huge profit generator for them. What’s wrong with these people? Does it cost them $50 to carry a small plastic bag of trash to the bin? Are they so desperate for money that they have to play games with ridiculous surprise back charges? Is this just their business model where they charge a reasonable rate up front, then wack people on the back end with silly surprise charges like certain budget airlines, or is the manager just a scam artist like many of the reviews below suggest he is? I believe they count on people not thoroughly reading this piece of paper, then taking advantage of them. Some will say that’s what you get for not reading that piece of paper they shove in front of you at the desk. That’s fine. I learned my lesson. I’ll just stick with hotels that don’t play these games. In any case, if you stay here, when you are checking in and are in a hurry to get to your room, make sure you stop and take the time to read that piece of paper that appears in front of you and take note of the list of all the hoops you are required to jump through when leaving to avoid getting surprise charges showing up on your credit card after you have left this hotel.

Save yourself the money and the nightmares and stay away from this hotel. Everything in it is old and stained and the linens could have been at least washed. The manager proceeded to tell us to make sure we took out our own garbage and was our dishes when we checked out because otherwise that would be $75 . He adv being such a small hotel they didnt have housekeeping and after staying in this filthy place I believe him . DO NOT WASTE YOUR MONEY

Once we arrived, they tried to over charge us, like we hadn't already paid the deposit. Spent an hour, until they agreed I was right.
1.very difficult to get clean towels, trash bags and toilet paper(we had 11 people and they gave like 4 towels and 1 roll of TP).
2.pool closed early
3. Offered two parking permits on day one, but we only needed one, then we we rented a golf cart, they would not give a parking pass for it and wanted to charge $25 to park it in there drive.
4.When we first arrived all of the beds had dirty sheets, covered in sand and dirt and we had to ask to be changed(they acted like we were being difficult).
5.The rooms were dirty, like floors covered in sand, the furniture was covered in layers of dust and sand, there was mildew all over the shower(I bought bleach spray and cleaned the shower and toilet myself).
6.When we asked them to clean the room on day one, they asked us what was wrong, we told them and all they did was change the sheets.They acted like we were being difficult and didn't understand, what we ment by dirty. The toaster, coffee pot and oven was so bad we didn't use them for fear of fire or sickness!
7.When I checked his nder the bed before we left to make sure we didn't leave anything behind, the amount of dust bunnies I saw, was reassuring that they haven't cleaned the furniture or under the bed for years(it was absolutely disgusting).
8. The area was not the best area, I would recommend Clearwater Beach, but definitely NOT this establishment, very dirty and customer service was non existent!

Es el peor hotel Royal beach Clearwater., que he reservado, para empezar la puerta del cuarto no servia aunque ellos lo sabían así me dieron ese cuarto les digo me dan otro cuarto sucio el sofácama la cobija manchada sucia , la cocina sucia las ollas viejas y sucias los vasos manchados y sucios la estufa súper cochina , el baño con hongo en la cortina , en el cuarto el
Aire no servía, el televisor de la sala no funcionaba !! En la recepción pequeña y caliente y súper desorganizada muy mala presentación , no se como los inspectores de sanidad no califican ese hotel.
It is the worst hotel Royal beach Clearwater I have booked, to start the door of the room was not working although they knew it so they gave me that room I tell them they give me another dirty room the sofa bed the dirty stained blanket, the dirty kitchen the old pots and dirty the stained glasses and dirty the super filthy stove, the bathroom with fungus on the curtain, in the room the
Air did not work, the TV in the room did not work !! In the small, hot and super disorganized reception very bad presentation, I don't know how the sanitary inspectors do not rate that hotel.

I wouldn’t give a single star to this horrific dirty and nasty place but in order to submit I review I needed to give a rating. They advertised on their website that the units were just remodeled with new furniture and fresh paint. The place was filthy and my local Goodwill has higher quality furniture that is cleaner and better condition than this place. Don’t waste your time or money here. The pool area has cracked concrete around, the grounds are in terrible condition. Management is not interested in resolving issues. We stayed one night since I didn’t have time to find another place. I cleaned the unit and sprayed it down with disinfectant as I’m pretty sure they don’t use cleaning products. As an added bonus we found female panties in the bathroom. This place needs new management and a complete renovation. Beware and run fast!!!!!

This place is just nasty nasty nasty from the floors to the linens everything was gross. Also the owner had the nerve to charge my credit card $50 for what he said was broken coffee mug but we never broke a mug and he refused to give me my $50 back. I ask him to check the room before we left to make sure he didn't charge us for anything and he advised me there were no issues then I get my credit card bill and he has charged me $50. I would rather sleep in a tent than sleep there again

This place is not perfect, I know people who could pick it apart, but for us it was everything we needed and more'. You are .7 miles from the pier here, so for us its a 15 minute walk, and we did it several times, and took the trolley or ubered others. Room is very large and homey, plenty of space to stretch out. Pool is nice, short walk to a very nice beach. Hosts were friendly and helpful as needed. If we ever come back we are staying here again. We could have stayed in one of the expensive places, but we stayed here and took a segway tour and a dinner cruise and went to the aquarium and traveled to Dunedin for lunch and ate at several nice places for what it would have cost us to stay elsewhere.

We were there in May so it was warm but I believe the pool was heated. No washer and dryer but there was ironing board and iron. There is a coin laundry on premises.
