This is a ten years old motel very well kept. Location is perfect, is on US 98. Rooms are comfortable, including a table with chairs, microwave, coffee pot and refrigerator. Did I mention that is clean, no smells.

Clean rooms . Price was great. No one at the front desk after 9pm.We called the after hours phone number to report Loud music in the parking lot and about campfire someone had in the parking lot. Left message. No one returned our call. Music stopped about midnight. When we checked out, we informed the person at the desk about...

We have stayed here multiple times. It is a very simple run family hotel. If you're just looking for a bed to sleep in, this will fit the bill. If you're looking for a family resort type stays this isn't the place.

We have stayed here before and liked it. It is hard to find independent hotels. This is a good one rooms are good sized, clean and neat. The staff is very friendly. The are resturants nearby. It is quiet and bed comfortable. Our room had a shower but no tub. Beaches are not far away.

This a quite simply a charming Inn. Found after a long days driving on Florida's Forgotten Coast, it was a pleasure to find this charming place. A warm welcome and clean rooms was a joy. Thank you all, Good Job.

A no frills hotel. Exceptionally well kept and clean. Price was surprisingly reasonably priced given the fact that it was so well kept...not like the motel we had previously stayed at in the same 50 mile radius the previous night. The owner was also very accommodating when asking for a room on a late Sunday night!

Owner of the Franklin Inn was very friendly. The room was ok for the price. Disappointed by their advertisement that they served a continental breakfast. All they had was coffee ! Guess we should have checked this before we checked in.

We stopped here because it looked like a good spot. The staff was helpful and friendly. We got a nice room with a king size bed. The room was a good size, clean and fresh smelling. The bathroom was large and spotless. The hotel is pet friendly. Food is nearby We will stay here again if we are in this area...
