Visited Goa lots of times , first visit to this resort. Arrived early hours of morning and first positive thing room available for us. Not really fussy on rooms usually , but this room very outdated, unclean and air conditioner extremely noisy.
Following morning requested room change explaining the above , receptionist not very helpful at all initially had to ask four times change approach and then we changed rooms much much better. Due to visiting many times before to the state , scooter hired and off we go this was a great escape from the hotel. However the location is good local village near buy and lots of restaurants.
We visited Mango , Relish , Spice Oven , Crazy Crabs , Fat Fish , Me to U , Starlight , Nicks Place , Hotel restaurant and many more. Fat fish was buy far the best food although expensive even more than the hotel. Crazy Crab and Starlight the cheapest and the staff could not do enough for you.
Surroundings and Gardens of the hotel are kept very clean , most of the staff are very friendly and helpful , special mention for Mario and Ralph always helpful polite and lots of smiles credit to the team. Lots of people complaining about the wi fi , which is essential to keep in touch with family friends and what is going on in the world very important , some people really not happy with this and felt not listened too.
Two pool areas lovely areas and plenty of sun loungers . Breakfast was adequate enough for rating of hotel and chefs made extras such as omelettes , poached eggs , scrabbled self service buffet type. Think the hotel needs to think of a better system to get more guests eating in the hotel , lower the price and possible look into entertainment we would have definitely done this more ,as a lot of other tourists would have also done. We ate in there about 8 times throughout are stay, lunch nearly every day to help contribute , they have been badly affected as a lot of other facilities have sadly due to Thomas Cook.
Would we stay in this hotel again , definitely Goa is a beautiful State very warm friendly people and weather gorgeous . Hope you are all keeping safe during this very sad time around the world COVID19, take care see you all soon and thank you for a lovely holiday x

Loved this hotel! Four of us (two couples) came in January 24 & we have already booked to come back January 2025!
Staff are lovely, rooms are great and very large (beds quite hard) that was the only thing I didn’t like. I did ask for a quilt to be put under the sheet which was done that morning and felt better. Everywhere is very clean and rooms are cleaned well. Food is amazing, breakfast is very good. They have a choice of Indian breakfast items, eggs cooked how you like including mixed omelettes. Service is very good, you can have English breakfast items such as Heinz baked beans and pork sausages at a small charge. We didn’t need this but it’s an option. The bars and restaurants surrounding the hotel are all fabulous. The restaurant “The Meeting” does a lovely steak for £5. Saint Sebastian bar and restaurant is a 60 second walk and their food is amazing! Anianns is also another good bar/restaurant.
This is a small hotel that is a little bit of paradise in Goa. I didn’t think you could get such peacefulness in Goa! It is surrounded by a field/jungle so you can watch the birds and the chipmunks at your leisure. It’s so relaxing and quiet, with a lovely pool. We really hope that this hotel doesn’t expand as it’s so nice to be able to go for breakfast and not have to find/wait for a table and because they are small it’s very personal.
Safes are free and you can only use them with the security guard who also signs that you have used and is there in seconds!
TUI representative was lovely.

Have just returned from the most wonderful 14 night break. The staff are all fantastic with a special mention to Basanta, Kartik and Bunty but all staff couldn’t do enough for you and we’re always smiling.
I celebrated my 40th and staff went out of their way to make it one of the most special days I’ve had.
All other guests and residents are friendly and it gives the hotel a lovely feel.
Hotel grounds are clean and well looked after. I used the gym and it’s adequate to meet holiday needs. Pool is ample size and you feel like you’re in the middle of nowhere as it’s so relaxing. However, plenty of bars and restaurants near by.
Rooms are big with plenty of space and are spotless. Cleaning never took long but the room was always immaculate and the towel animals on the bed always made me smile.
We can’t wait to return

What a lovely 2 weeks we had at this lovely hotel.
Peace and quiet, with 2 nice pools with plenty of sunbeds and shade with bar service if required.
We had a ground floor room overlooking the pool which was very spacious, only downside was the bathroom was dated but adequate for our needs.
We ate in the hotel restaurant a few nights which was very good, maybe slightly more expensive than local restaurants , they do a bbq night on a wednesday which was superb we shared a massive red snapper and 4 juicy tiger prawns washed down with a few kingfishers and even more old monk rum and G and Ts most expensive night of our holiday £42 brilliant value for money.
What made the resort so wonderful were all the staff , including the garden girls , reception staff having a daily joke with us, the cleaners always easy to find if you have any problems, the egg man at breakfast I have never eaten so many, but a big thanks to all the waiters , especially to the barman Bonty, and waiter karnik who spent his time all the guest were happy and looked after.
The hotel was a short stroll to the village of arpora with its bars and restaurants.
The hotel runs a shuttle bus to baggage beach 4 x a day which is useful.

This was my third stop in the hotel in just over a year. I love the place. A low rise hotel with many of the buildings in a garden environment. The rooms are large and airy with both AC and a fan. All the usual facilities including a fridge. Very comfy beds. Views from some of the rooms our out over palm trees, green shrubs and bushes and a lake. The staff are all incredibly friendly and helpful. You can choose between European or Indian breakfasts which are substantial and very tasty. Meals in the restaurant are a little more expensive than some of the local restaurants but the food is excellent and well presented.

Our first visit to Goa we stayed here for 9 nights 10 days , what can I say hotel staff amazing can not do enough for you , onsite restaurant served lovely food , breakfast , Lunch and dinner plus snacks .
Rooms, we stayed in a suite as we had our disabled son with us , it had patio doors ( locked with 1 bolt quite flimsy}opening out on to a terrace overlocking the pool , the room was very spacious .
Overall the room was in need of refurbishment but spotlessly clean , we loved the fact that is was cleaned every day and clean sheets every day and very good air con in both the bedroom and lounge area .
Pool was clean and we had it to ourselves for nearly all of our stay , Sun loungers all 4 of them in very poor condition as were the brollies these do need replacing asap , there are 2 pools one behind the restaurant we did not use this one , but it was again very clean and sun beds same condition and need replacing, there is also a children's play area that also needs attention .
Electrics in the room questionable some kept sparking .
Communal areas are very well kept and clean the pots and plants around look beautiful .
24 hour security on the gate so didn't worry to much about the patio doors, lovely guys .
Free transport to Baga beach and back from the hotel .
Overall we had a brilliant stay and would not hesitate to return , would love to see the sun beds replaced as they did not look very welcoming and broken so was sure how safe they would be .

This is a very clean, nice hotel well run by all the staff who are a credit to the manager Umesh. Everybody from cleaning staff, gardeners, restaurant staff and reception staff along with security and management are all very cheerful and helpful in every way. It's hardly fair to pick out any individual, but Maya on reception was such a lovely, helpful girl, helping us with restaurant reservations at various places and being such a fun person. Just a shame l couldn't convert her to be a Manchester United fan. This was our 2nd stay at this hotel and our third visit to the wonderful North Goa. Hopefully, it's not our last.

We had a thoroughly enjoyable 4 week stay, hence the 5 stars. It's actually a 3 star hotel which is in need of a bit of TLC in many places but I was told plans are afoot to renovate some of the rooms this summer and the one already completed is definitely 4* quality. Rooms were well serviced and as others have commented, clean towels and bedding were readily available every day, floors swept clean etc. Some areas like tile grouting and light switches could do with a deep clean now and again but I can overlook those issues without too much fuss.
What made it so enjoyable...people! Fellow guests were all very friendly. There is a percentage of long stay guests who own their own apartment but they are very welcoming even if they do appear in the same sunbed group day in day out!
The hotel is in a quiet spot which is usually very peaceful and only occasionally interrupted by the odd exuberance by fellow guests but it didn't detract too much as it was usually only brief!
The staff are all brilliant and very attentive .
Would I recommend staying here?
Absolutely!

What a find! I stopped here for two weeks. The room was very comfortable and the cleaning services outstanding with fresh towels and sheets every day. The buffet breakfast was also brilliant with a choice of European or Indian foods that you eat in an elevated open dining area overlooking the gardens. Very attentive staff throughout the hotel. The swimming pools are quite small. The hotel is located in a very quiet part of Arpora with easy walking access to many good restaurants and bars.

Started off good. But we were surprised with the way they responded when we requested for packed bread and butter as we had a very early flight. Very rude behaviour by the kitchen staff. They were the worst of the lot. Reception staff were okay.

I have spoken to concern staff and improvised on the same, so that all the guest who would like to leave the resort early morning can take a dry breakfast parcel. The information must be given to the front desk on the previous evening so all such parcel could be organized early morning. Thank you very much once again.

There are thee trips in the morning sharp at 10am, 11am and 12 noon. Evenings 4,5 and 6 pm. It carry 1 to 15 pax at a time.
Please get your own beach towel for beach only.
