First the plus points . The rooms / cottages are right next to the beach. They are reasonably clean too.
Room quality varies from block to block, some have been redecorated others have not. Bathrooms are a little small and some only have cold showers . The sink in ours was outside the bathroom and obstructed the bathroom entrance door. Don't be taken in by the glossy description used one one of the websites it is on . Tea /coffee maker = Scruffy kettle and you'll have to ask for that, along with cups that haven't been cleaned for a long time. Toiletries are a 1 Rupee bar of soap and some watered down liquid soap by the sink. We did however get a large fridge , it was a little mouldy but ok after a clean.
The owner isn't to be trusted. We booked on a well known .com website and payment was to be made on arrival. Paid in cash and the guy tried to short change me by Rs1000. I gave him the benefit of the doubt but changed my mind later. We had booked and paid for 14 nights , after 7 nights the security guy turned up and asked if we needed a hand with our bags as we should be checking out. I luckily had a print of our booking and showed him we had another week. The owner turned up later in the day with the same story , again I had to show him the print of the booking. He still had the cheek to come by again and say we hadn't paid our taxes. I just ignored him as again the print we had said the price was including all taxes .
The cleaner negotiates with you when she is going to clean your room and change linen.You have to wait in as there are just one set of keys. The first time she turned up on time and all was well. The second time she didn't show and after waiting 2 hours left the keys with the owners when they turned up. Needless to say she didn't get a tip although she kept asking for one.

Nice situation but let down by poor lighting outside, not able to find management at all times on site and a fairly dismissive attitude from them when there. Quality of furniture was poor and room looked generally shabby.

Very very basic but at the price what can you expect. The owner tried to be as helpful as possible but as my partner was ill at the time and wanted more comfort so we we did not stay. The location is a very busy beach.

We booked the room on Booking.com. The payment option said "Pay at the hotel". I spoke to Mr. Rui Pereira the owner of the hotel about our early arrival. When we arrived at the hotel, they said that the booking was cancelled and the guard in-charge informed that they lend it mainly to Non-Indians. We were taken back by this and when we tried calling Mr.Rui, he was extremely rude to us. Having said that, we re booked it on booking.com on the spot as there was a room available. He refused to let us in under the pretext that there was no rooms available just because we were Indians. It is such a shame that Mr.Rui Pereira shows or feels discrimination or prejudice against his own race, or believes that non-Indians are superior. Also, he didn't mention anything about payment even when we called. Once he sees our call, he didn't even acknowledge to pick it up again. I hope Booking.Com would look into such Rascism and remove such hotels from their list....

This is the worst place I ever been. I cannot understand who gives high rate... very suspicious... The bungalow was dirty and stinky, there was something like a mud everywhere. The windows were like a prison and completely rusted and grime. Everywhere was dirty. The sheets were with holes. Was really a bad place to stay. It was impossible to sleep there and we were forced to find another place. The owner threatened via email promising me to break my bones before leaving India. I paid my penalty, as in my right, for the cancellation so I was legally ok. I had to cancel, quickly, my first review on tripadvisor for fear, their threats were too risky for us because we were at few kilometers from the cesspool. We had to protect ourselves. Now I think anyone must knows where they are going to stay and the people wich own the stable that they wrongly call "guest house". Avoid this terrible place, it is a foul dump. Believe me. Unfortunately I have only the 3 photos posted but I can guarantee that the place is worse than what in the pictures.

Superb location, practically on the beach.
Walk in your swimsuit from your room to the sea.
Big room, basic bathroom.
Price - quality more than OK.
30 to 60min to the airport, possibility for late check out. Quite handy service.

We spent a very nice week here .basic but everything we had was fine or better. Comfy bed. Good shower. Electric lights etc. Position was king, superb . Great price for what you get. And friendly run to boot.

Definitely. Run by the same family for 50 years. Basic individual semi detached chalets. All with outside seating. Great position 2 min walk straight onto the beach. Restaurants and bars everywhere although quiet at night . Rooms are spread over approx 4 acres of sandy land. A coconut trees.
