The reviews on here were all true, this is a wonderful place to stay. Not only is it located in the very charming "Latin Quarter" with it's winding streets and cafes among the colorful old houses, the owner, Roy, is really warm and friendly. The rooms themselves are luxurious. ..comfy beds, a/c, patio, fast Wi-Fi. I recommend this place very highly.

we stayed at the hotel last week we wanted to experience portuguese Goa. as,the hotel is in centre,so could walk everywhere,nearby restaurants .Mr roy is a very nice host,very helpful and guided us regarding places of interest and restaurants,we stayed for three nights and rooms and bathrooms were very clean,staff is also very helpful,breakfast was very nice and different all three days.would like to visit again,

I have stayed there for 3 days. Located in Panjim. Suits well for ppl who are looking to stay away from the hustle bustle of Goa at a very reasonable price. Breakfast is complimentary and is quite good.

If you want to experience the Portuguese Goa then this is the place for you to stay. Very good service, nice breakfast, free mineral water bottles, very kind and helping tendency of Mr.Roy (he will give the vital guidelines about Goa and its traffic when you enter the hotel which is very helpful). I thourougly enjoyed my stay here. 100% value for your money. I highly recommend this place.

Original and spacious rooms with nice wooden furniture. AC works very well. Fantastic location near the church and the river, even the bus station to go to old Goa. Good choice for breakfast. Tea making facilities was also good and complimentary water.

Its a beautiful place clean and peaceful.Its very convenient too if you want to explore old goa.The stay was wonderful.Roy was a perfect host.He went out of his way to make the stay comfortable for us.He took us to his old heritage home and showed us some beautiful places.We stayed there for a week and would certainly go back again.

As a frequent traveller we always have an eye on small and cosy places. If you are heading for a quiet, comfy boutique style home -- without regular groups checking in and out -- thats the place to go to in Panjim. There are so called Heritage Hotels in Fontainhas but staying there is wasting money.
The Hospedeia is owned by a Goan couple, decorated and furnished traditionally. You will feel the special relaxed atmosphere. Staff is doing a great job too.
Just sitting in the courtyard cum garden for breakfast or watching people from your private balcony is pure pleasure.

Roy...the main reason for the stay to be so pleasant...his wife is equally hospitable. Beautiful place, clean & peaceful...Good for senior citizens as there are rooms on the ground floor...Roy went out of his way to guide us to Old Goa and providing ever helpful tips to take the beautiful road of Chorla on our way back to Mumbai....Highly recommended...look forward to visiting this lovely place again.. - Flavia

Or should i name my review as " Its all about Roy"… The affection and caring showered on me and my friends by the owner Roy, was unbelievable.. The hotel situated in the latin quarter of Panjim is gracefully inviting and beautiful, has been caringly restored and is run by a loving hand where guests are made to feel like house guests.. what more can i say.. i was so completely ill, and exhausted when i reached the hotel because elf the rain and bad weather i had encountered at agonda beach. But the warmth that Roy, the owner, exuded , on phone while booking as well as in person when i was there, put my heart and mind at peace.. Dog bless you, Roy… ( Thats my new tagline for God bless you)

If you want a feel of Portuguese Goa, this is the hotel for you.
We got the room downstairs. I love everything old and vintage and fell in love with the room the moment i walked in.
The room was equipped with everything you would expect in a good business hotel. The room is sparkling clean and extremely comfortable. My favorite was the little balcony with a vintage table and rocking chair. This hotel is one of the most charming places ive stayed at. The owner of the place, mr Roy Botelho is always around helping guests so you never feel neglected. The tariff is reasonable and the place is worth every penny.

Yes, there were 2 young toddlers staying there.
No, this property is in the town although there is a boardwalk along the water not far but really not a swimming area. Enjoy!
