Prazeres Boutique Hotel is located 600 meters from Miramar beach, Goa. We are in a serene upmarket locality, Caranzalem, surrounded by lush green palms and fields.
Our hotel sits amidst an age-old architecture; a typical Portuguese house, that provides a sense of our old heritage culture, true to goan routes.
It is an 8 minutes drive to Goa’s famous casinos and a 10 minutes drive to Goa’s corporate hub situated at Patto, Panaji.

A quaint small hotel in Caranzelem. 15 minutes walk from Miramar beach. Good spacious suite rooms. Nice bathtub in bathroom. The breakfast was adequate but it starts at 8.10 am, which was not acceptable by any standards. Reception was polite and helped to arrange taxis for us

Its a private boutique hotel, clean rooms, good friendly staff. Appox 4-5km from Panjim My Lady of Immaculate church and other Cruise Casino.
Value for money. Ala carte breakfast had good options.

Worst hotel in goa. The owner and staff only find ways to rip u. Early check in post confirmation of requests are suddenly charged as per whim and fancy. No fixed rate. Rude staff and unhygienic rooms. Kindly stay away. Rather hostel provide better service

Booked for 5 nights , checked out in 2 nights coz the hotel is pathetic. When we checked in there was some problem with hot water to which we adjusted . Next day forget the water being hot , there was no water at all . While booking we asked whether the room had balconies to which the staff Mr Kiran said yes , upon arrival we were told by the front office staff Sonali that the rooms don’t have balcony. We paid 4K per night for a double occupancy room with breakfast. Trust me this room is not worth more than 600 rs a night . The rooms r dirty , linen is pathetic. No proper upkeep of the property . The Owner Mr Prazeres assured us that the water problem will be solved & yes for Sunday the 19th of feb the problem was solved , little did we know that on Monday the 20th morning we will have no water at all . When we called the reception the staff Sonali had the audacity to say that “ Oh you have just informed us & we will look into it “ . Very very casual approach. When we said we r checking out she had the audacity to charge us for the balance amount , NOTHING was waived off . I guess the owners don’t care about the guests and the property of theirs . Have heard from our local Goan friends that the owners r arrogant and rude , so can’t expect anything out of them .
Basically for people who r looking to stay at this property, I humbly request you that a basic dormitory would be better than this place . I will never return to this place . I am still in Goa & have shifted to a much better hotel

What a shame. The Owner is actually a nice chap & the place is well built, but NOBODY seems to be paying attention to the details of actually RUNNING the hotel or taking any responsibility for delivering value for money.
Exceedingly mediocre brkfst.
Biting ants.
Dust encrusted fans.
Cobwebs.
Bad pillows.
Bad toiletries.
AC not working.
Black mould in bathroom.
Also: the general area around the hotel is a back of behind nowhere (entirely lacking in charm), with surprisingly bad air pollution.
Any one thing going wrong would be ok for this category of accomodation, but combined together, this really was a Fawlty Towers of Goa experience. At this price you'd get MUCH better elsewhere in the State.
To top it off, after the horrible night, we booked a car, giving over two hours advance notice (and had actually mentioned the requirement the night before as well). Well, change of shift and nobody in sight with a clue when we checked out. This really messed up a second day. Just fed up with the place. Felt totally ripped off and holiday ruined. For service recovery, were offered a cup of ice cream. Seriously. That's it. Talk about adding insult to injury.

I saw rating as 9 I liked location, building.I was to go on 21/9/23 and stay for 3nights.I booked on their website which showed free cancellation before 20/9/23. I booked on 16/9/23. Saw reviews later to know very bad reviews. I cancelled on 17th.
The worst part is nobody responds on phone or email.I have sent 7 emails regarding cancellation

This is situated 5 KM away from Casino Pride. The hotel is neat and clean but the service is very poor. Also the choice of food is limited in breakfast. You have to depend on hotel wifi alone. The staffs are not much efficient. The hotel has its own parking space

Hi I am a tour operator by profession. Seeing and experiencing a hotel is part of my business. I look for a owner run hotel for my stay as far as possible but this one was a bad experience.
I booked the hotel directly, originally from 4th Jan to 10th Jan 22 (5 nights), later due to unfinished work I extended my stay till 12th (2 nts more). At the time of booking I paid one night advance for confirming my booking and it was in writing (email and What's App) that the balance amount will be paid that the time of check out. Happily agreed by the "friendly" talker Ms Raisa, the owner's daughter who I never saw during 8 days though she and family stays in the same hotel. Couple of times I had some problem which could not be resolved by the staff I tried to call her on mobile and she did not pick up . It was between normal working hours. Earlier when I was booking the hotel she was quick enough to answer. The owner, Mr Prazares too pretends to be a friendly person. I will tell you why....
Once I extended my stay, room service man came to me that I should deposit room rent till original booking (4 nights balance). I told him to tell his owners that it is clearly written that I will pay the rest on check out. Next morning (10th) I called the reception lady and she told me to deposit payment for 4 nights! Again, I told her the same. The owner, Mr Prazares, sitting next to her, was handed over the phone and he also told me that I must deposit as per the rules of the hotel. (Which rules I dont know). I told him that I will pay at the time of check out and he said no this is the "rule" of the hotel. I wish they had made it clear to me during our email and What's App exchanges that in case of extending your trip etc etc....
I went down and deposited for remaining 4 nights and all extras. And I got my booking for remaining two nights changed to without breakfast. (Rs.250) per breakfast. I was told that I will get buffet breakfast. I can understand it is not possible when you have 3-4 guests per night on an average. But, the choice was Powa, Alu Puri, Samar Idli or Parantha. Powa and Idli (rice preparations) and Alu (potatoes curry) Puri (deep fried small chapatis of white flour - maida). I eat none of these for breakfast. I asked if they have cornflex with milk; the least I could expect in this situation. The waiter's answer was no. I told the owner later if I can get cornflex with milk next morning for breakfast. Yes, sure, they have it in the kitchen, he said. But, next day again, the waiter said he does not have it... On requesting the owner again then I got cornflex. Yes, omlette and bread too was there but only white bread. In the name of fruits 4-5 pieces of papaya every morning and a coffee and ready made tea.
I used to order my dinner too from the hotel and also go the bar to drink some Port Wine. For my extension for 2 nights, I stopped ordering anything from the hotel, just room. Penny wise pound foolish as they say. They lost money from drinks, dinner and breakfast. I just used their room for sleeping, no extras. It's not a good marketing from the hotel owners especially knowing I am a tour operator and I could send them clients in future.
Now, about hotel surroundings and room. Website of the hotel is very inviting. But, no internet connection on the 4th floor. Eventually, the owner shifted to me to the 3rd floor. No Sony Entertainment Channel (128 on Tata Sky). I am used to watching Ahilyabai the historical serial, otherwise TV is just 30 minutes news for me on NDTV English, nothing more. I got mad and then the owner ordered Sony channel for me. I was happy. You know what? On the first evening of extended night (10th Jan) Sony TV gone again!! Then, they ordered it for 2 nights more! Wow, cutting corners everywhere.
Wooden flooring of the room is well appreciated but also the same flooring in the shower! You are bound to slip and possible cause you a fracture if you have applied soap or shower gel on your feet. "Controlled" tea/coffee/milk sachet in the room I was told. I had my own tea and milk powder and jaggery powder anyway for my morning tea.
No balcony. Sometime the weather is so good that you feel like sitting in the open, no way. You feel like in a jail in such situation. The reason for no balcony I was given by the owner is that the clients leave balcony open and AC is running. That's not true. Moment you take card key out all lights are automatically shut.
No Safe in the hotel. So, you have to walk around with your valuables...
Cook was warned 3 times to put salt to a normal standard; otherwise, 3 times more salt. In fact, on the third time I told the owner if he makes it too salty I will return my dish next time. Then, finally salt got to a normal standard.
I dont recommend this hotel.
