As I was at a conference nearby, it was perfect! In front there is a restaurant where you can have lunch, there is a gas station with a convenience store almost next door, pharmacies, supermarket, cafeteria, very well located in that direction. The hotel is excellent, well located, everything is very organized, it smells clean even in the hallways.
Just an addendum regarding breakfast:
On the first day it took a long time to replace it. On the second day there was nothing salty other than bread. They even made sweet couscous and as they don't make taioca on the spot nor did they have salty couscous, there was very limited coffee available. And every day it's couscous, they could vary at least a cassava.
Apart from the coffee issue, everything was excellent.

Brand new hotel, excellent breakfast, close to Iracema beach, excellent carvery right in front. Very comfortable rooms. The only thing missing is a swimming pool. Good sound insulation in the rooms. High level reception service. Security system in the elevator in which each guest only goes to the floor of their room.
