The beds are very comfortable. The studios have double rooms with separate bathrooms and a kitchen and living area. It's very nice.
The early morning breakfasts are nice too. They have eggs, french toast, fruit, oatmeal, and waffees with juices, milk and coffee.

We arrived at the hotel at 8:30 pm and were surprised to discover it is more like a run down apartment complex than a hotel.
Our room was at the far end of the property across an unattractive grassy common area with a pool and basketball court. We were on the second floor. There is NO elevator on this property. The woman who checked us in offered a man at the bar a free drink to help us with our bags. The grassy interior courtyard area is very unattractive and the two story buildings where the rooms are located are sad and shabby. There were cigarette butts on the stairs and walkways. On the positive side there was no noise. No one played basketball. The rooms are much darker than they appear on the website: Dark carpet, dark furniture, no color, not much daylight. Everything is dark brown or grey except for the walls. Having said this I must add that the room was immaculately clean.
Maybe if you were traveling with children this hotel would be ok but for two women in their 70's it was a huge disappointment.
The front desk staff were always very cheerful and helpful. I feel badly that the hotel property where they work is so run down.

I’ve been here four times now I think. I like it because the rooms are quite large and private and more apartment like, however, they are pretty neglected. Every time I’ve stayed here there’s been something pretty huge that hasn’t been fixed like water on the floor from a pipe leak or tons of bugs or something. This time the disposal didn’t work at all and it stunk like crazy. It was almost impossible to wash my few dishes because The sink was clogged up with filthy water. Oh, and the dishwasher was completely broken with bits of it crashing around inside. The drawer wouldn’t close because of the broken pieces of the dishwasher. There wasn’t any cloth to wash dishes with, there weren’t any paper towels, there was no coffee. These are some of the examples of how I feel it was somewhat neglected. Also, it was impossible for the heater to keep the room warm. I don’t know if it was broken or if it just can’t keep it warm if it’s below 40. I ran the oven so I could keep the room warm enough. They charge for parking now. It might be important to keep in mind that there is no elevator so request a downstairs room if you have a lot to carry or if you’re if you struggle with stairs. Of th e 4 front desk staff I interacted with, the tall young man was friendly, professional, and helpful. The other other three I felt like they would really rather be doing almost anything else other than talking to me.

So if you care about a good size room, that will have a few problems and you don’t care about really great customer service then this might be a good choice for you. I keep coming back.

My husband and I booked this hotel for 3 nights. The first night that we checked in was already late. The front desk checked the room first and then handed us the room key cards. It was Rm 213. After we went into the room, we found out the bed filled with hair. The bed sheets definitely not been changed. There was dust on the counters. Since it was late, we just asked the front desk for a set of clean bed sheets to change ourselves. The next morning when we went to breakfast, my husband found out the door could not be locked. Anyone without the room key card can open our room. It really shocked us. We went to front desk and mentioned this and asked for a new room. The front desk person didn't apologized for this. She just said ok. That afternoon we got a new room. The room that we got was 221. We went in and it looked better than the first one that we stayed. On the 3rd day morning, around 9:20 am, the house keeping person without knocking just opened our door and tried to come into our room. Since we used a chair to hold the room door, he used force to push it open. It scared us so much. After we yelled what happened to him, he then said house keeping and then walked away. I said we haven't checked out yet but he just walked away without answering our questions. This is such a terrible experience. We would not stay in this hotel again

A Nightmare to stay in this Hotel. Breakfast (very incomplete) is removed 30 minutes earlier than what the hotel website says. I stayed for a week and they only cleaned the room for 2 days, even though I requested it daily when checking in and 3 more times during my stay. I don't know how Hyatt allows an establishment like this to bear its name.

Although the 2 bedroom/3 bed unit was a comfortable size for a family of 5, the hotel condition, grounds and clientele did not live up to the Hyatt name. Smells of marijuana came through my walls at night. There was a long term tenant meth user. The breakfast was typical for a cheap hotel. I had one bar of soap for the 2 bathrooms and kitchen. There were no blankets, and only sheets for bedding. There was a new clean refrigerator. I was surprised to realize there is still such a run down hotel in the heart of Addison. I was not pleased to have paid $275 PLUS 8000 Hyatt points to stay only 2 nights in a hotel where even my male teens deemed it to be an unsafe environment. The staff were kind when approached. There was a small basketball court (a new hoop was being put in one side, and ladders left out on court day & night). Obviously due to the room size, most of the guests were families with small kids.

I had a disappointing stay at this location. My room did not match what had been booked. No elevators at this hotel so traveling with babies/strollers is a challenge. Room cleaning that was given due to loyalty status in the app was also not available due to staffing shortages.

Beware that this hotel is running a scam where they add a $7 parking charge to your bill regardless of if you park a car or not. It's ridiculous that they are charging for parking at all because it's a suburban hotel where every business has free parking.

I know someone who owns a bunch of these limited-service suburban hotels who told me that they know it's a scam but they do it because it's free money and most people don't even notice.

Otherwise the rooms are nice and spacious but the breakfast is the most pitiful thing I've ever seen. Very limited food selection (less than similar hotels) and everything is styrofoam - so much for being environmentally sensitive.

The breakfast bar does not exist anymore. The breakfast was lacking and wasn't as good as other hotels. I was literally waiting in line to get waffles and they removed it before I could make one (right at 9am). Also, parking was free at this hotel and is now $12. I do not recommend this hotel.

I was not told about the additional fees until the hotel charges appeared on my credit card and I walked to the office and questioned them. There was a $7.00 a day charge for parking. I stayed for 3 nights @ $179.00 a night. Not cheap!!!!! I reserved a 2-bedroom trio. I made a total of 12 trips to the front office for towels, bedsheets, toilet paper, trash bags. temperature in room and loud noise coming from the air conditioner and to inquire about the cleaning of my room. On Monday night 7/26/21, I called the front office to ask why my room had not been cleaned and I was told that there was no housekeeping available until the 3rd day of stay. This information was not communicated during the time of check-in on Sunday 7/25/21. I had to clean my room, change sheets and empty the trash on Monday night. I ask to speak to a manager and was told that the manager would not be in until Tuesday morning at 9:00am. This is unacceptable and I will never stay at the Hyatt House again. I went back to the office on Tuesday morning and spoke with a Big black guy, whom I was told was the general manager. This guy apologized for the non-communication on their part and offered to waive the parking fees and promise that someone would be coming to clean my room asap. I told this guy that I had filed a complaint with Hyatt Corp and I wrote a bad review about the place. He seemed like that was not a big deal. I left the hotel and then returned back to my hotel room at about 12 noon and the room still had not been cleaned. I tracked down a maid that was coming out of another room and I ask her if she had been notified by the general manager to clean my room, she stated that she was Not aware that my room needed to clean. She then stated that she would check into it. I immediately walked back to the office and ask to speak to the general manager again, he came out and said that he was sorry and housekeeping was on their way. I told him that I had contacted corporate and filed a case about the services at Hyatt House. I then ask for more towels and walked back to my room and house keeping was there cleaning. It’s sad that my family and I were on vacation and I had to clean as if I was at home. I plan to book an Air B&B the next time I travel to Dallas. I will never stay at another Hyatt Hotel. My sister was also staying there at Hyatt House Addison/Dallas and she too complained. We were issued $14 in parking fee's and that was it!!!!
