Rooms are quite small. But the reception staffs are friendly and attentive. Shopping malls, clubs, markets and food area are within walking distance. If you are not familiar with Kota Kinabalu City, just let your cabby know that you are going to "Warisan Square" because the hotel is a small hotel, not many taxi drivers know where is the hotel,...

Got a room with air-conditioning blowing warm air. After a few interruption by staff trying to get it fixed, he suggested to change room. Room given was smaller and right next to store room. We stayed here for a night after we found out that our preferred hostel was overbooked. The check-in and the reception were smooth and courteous, no complaints there. The room itself, at first glance, seemed ok enough. This was obviously a decent hotel a few years ago, but has falled into slight disrepair. There are small holes in the wall...

We stayed here overnight on 2nd Dec, the check in was smooth although we did not book online. The room is okay. Starbucks is in front of the hotel. Has good spa & reflexology behind the hotel. Location is right at the waterfront. The market is right across the road. Check in was quick and easy. Room is sizeable and comfortable and clean. Clean towels and beddings. Toilet is clean. No breakfast but there are lots of eateries around the hotel.

Went to Kota Kinabalu for a short break and chose to stay in this hotel together with my flight package due to its walking distance to the waterfront. But the room was a big letdown ! Not having a window was one thing but no aircon remote in the room coupled with the fact that the phone was not even...

A value for money business hotel in Kota Kinabalu. Located in the city centre of Kota Kinabalu which is 5 minute way from the airport to the KK city center. Near to the waterfront. Facing the China South Sea. No breakfast provided but outside the hotel lot of restaurant. Easy to walk to flea market.

Friendly staff but poor quality. Room smells of cigatettes (cigatette butt on the floor), not properly cleaned room, bad smell in hallways (Durian?) and the breakfast was absolutely awfull. The only positive things are location and cost.

I was in Kota Kinabalu for a business trips and stayed at KK Waterfront hotel. I was a memorable and pleasure stayed in this hotel. It was nice boutiques hotel with acceptable room condition, clean and nice staffs. It also close to the best place ever in heart of KK such as Centerpoint, Oceanus KK and Port View Seafood restaurant....
