Good for walkers
Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travellers to find restaurants and things to do within walking distance.
Hotel location is great and very near to all the happening places and eateries. Staff was helpful and responsive. Though old property but the kind of money I paid it is value for money looking at the place where it is.

Having read the previous review, i wonder if they realise this is India. We are here at the moment and have been for tgd past 3 weeks. And although i agree that the rooms are basic, they are clean. The staff are friendly and the service is good. We have stayed in many hotels in candolim and breakfast is the same for them all. And as for saying they saw the chef ? They will be lucky as you can't even see the kitchen. All in all its a great place to stay. Cheap. Basic but clean. What more can you ask. If you want to pay the earth and still get basic then that's us to you. The rooms are no better or no worse than the silver sands next door yet they are treble the price.

For a budget hotel we didn't expect too much. True it is small with not too many facilities but makes up for it in location and lovely staff. The roof terrace could do with a clean but other than that the view is amazing. Our room on the ground floor was small and basic but having travelled to GOA for over 15 yrs we didn't need anything more as you don't stay in them too long...the beds were very comfortable, the rooms were clean and our bedding and towels changed very regularly. We also had the hottest shower we have ever experienced there!!!! Sheila and Dominic are very friendly and the young man who cleaned our room and doubled as night security was a joy!! Breakfast is the standard Goan toast with jam, juice and tea. All in all....a pleasant stay with no hidden unwelcome surprises..

My husband and I stayed at Holiday Beach Resort, Candolim recently on a short holiday from December 7-12. Right from a tediously slow check-in process, (after which we were told the receptionist quit the next day when nobody answered the reception number) to terrible room service, an unattended reception at most times, dirty rooms with paint peeling from the walls and cracks and dust clearly visible, loose taps and fixtures, to the absence of basic amenities like a bottle opener, fluctuating wifi, improper room cleaning and no food or tea/coffee available in the hotel. The swimming pool was also unusable with a layer of slime on the surface and hence no guests ventured there, despite it being included in the room tariff. Even the complimentary breakfast was a sham..a very basic and limited menu at a nearby restaurant with which the hotel had a tie-up. We paid 12,000 for 5 nights which was completely not worth it at all. The hotel needs serious renovation and trained staff asap.

We booked this hotel via Sunshine Holidays 11 months in advance for a weeks' stay as part of a three week holiday. We chose it for its location and although dubious because of the price, decided to give it a try based on good reviews. We arrived and it was very apparent we weren't expected. After much scurrying around with sheets, towels etc we were shown to the "infamous room no.2". The previous report will explain why we weren't happy & asked for a different room. We were told we would have to spend one night there then we would be moved. However, the next day we were told no other rooms were available, despite there being a board outside advertising availability. When we questioned it with the manager he insisted there were no other rooms for us and were told it was none of our business what he was advertising. After two nights in the broom cupboard/furnace we were offered another room. This time in the basement of the hotel. On the face of it, it was a much larger room so we accepted it. On closer inspection it was absolutely disgusting. It reminded us of a halfway house for the homeless. Dirty sheets, filthy shower etc. We contacted Sunshine Holidays (who were very helpful on previous calls) and they were unable to speak to the manager until the following day so we just decided to find alternative accommodation & moved out. Another night in this hell hole was just too much to bear.

My wife an I have stayed at the HBR for 19 days and have another 9 to go so far we have found the room very comfortable, spotlessly clean, friendly staff,and all we could want from a B&B, it is on beach rd opposite Teama's so very centrally located, the breakfast is only Juice, Pot of Tea, and Toast &Jam, but you can pay for extra's or go across the road to Teama's or any number of Restuarants on the street, or use the beach shacks for your meals, the Pool is clean a little cold but lovely and Refreshing, We don't have A/C but find the ceiling fan is adiquate for our needs, We also don't have a fridge but could have one for a pound a day but as we reasoned we would only put Water in it we felt there was no need as we by a cold bottle of water each morning from the hotel fridge it's 25pence a litre, we have fresh toilet paper, towels and the room cleaned every day, we bung the guy a pound every now and then, and we would Definatly come back to stay here as the price we payed is so cheap, We had a worry before we came after reading some of the reviews but really can't understand what these people were moaning about, or what they we expecting, I mean if you want somewhere that is plush go and pay for it, if you want a great location, clean comfortable room, friendly staff, at a cheap price you will be happy here, Happy Holiday,from John & Kathy.

Stayed here with my wife for three week and found it to be a very good place to stay as long as you know what to expect with regard to basic but clean hotels, having looked at the reviews below i was unsure BUT as soon as we walked in to the moment we checked out it was friendly, clean and good location. You have to make your own mind up but for value for money this is a real no brainer.

This place is a really good place to enjoy a fantastic holiday in candolim, yes the rooms are basic and could do with some updating but the staff are friendly and the management will do anything for you. It's location could not be better, it's right at the bottom of beach road. Would certainly book again, keep up the good work.

Upon arriving at the Holiday Beach Resort i found it welcoming and clean.Our first 4 days were perfect and we thoroughly enjoyed ourselves, It was with great distress that i found money had disappeared for my purse locked in a safety deposit box. I informed Mrs De Souza the owner and she re embursed me the stolen cash and some of my holiday remittance, The security measures in the hotel have now been updated with CCTV in the strong room and all future hoilday makers will be advised by the hotel to put their own locks on the safety deposit boxes.
I have no anger or disappointments with the hotel as we have now settled in full.

Hi we stayed ground floor at the back had no problems at all ,,clean room ,cool, ,,,fan was enough didn't need a/c even though we had paid for it ,we stayed nov 14 and were returning again nov this year ,,great location ,,
