We stayed in Zadar for a week in July. Just to confirm that Central Apartments do operate as others have said. We booked through Booking.Com and this linked to a specific apartment address and pictures. However, on arrival we were allocated to a different apartment that was ready to take us. Not complaining though because we arrived on a very early flight and at that stage were very grateful for somewhere in which to crash immediately.
The apartment was perfectly located in the centre of town by the cathedral but on the top floor of a three storey building with no lift which might put off some people.
Karlo is the most AMAZING host and frontman always ready with advice or just intelligent conversation. Everyone was also very attentive to the needs of my wife with food intolerances.
My only constructive criticism would be that the included breakfast menu was a little limited when spending a week there. Looking back on the internet it has been more varied and if possible would be good to restore that variety.
That’s a very small quibble because overall we loved our time here and in Zadar as a town. On arrival Karlo said we would fall in love with it and he was right.

Just back from a 4 night stay in Zadar. Flight came in quite late from the UK but our transfer organised through Karlo at Central Apartments worked a treat. Karlo was at one of the old town gates to greet us and take us to our accommodation.
Apartment was lovely, quirky and comfortable. Zadar was a delight to visit with its many outdoor bars and restaurants. The Garden Lounge and Wine Garden became favourites for drinks and our meal at Corté was really special.
Karlo was truly the best help throughout the stay. I cannot praise him highly enough. Top marks from this visitor!

We stayed in one of the apartments for one night because of a obligation outside of Zadar. Apartment was perfect. It was right in the heart of the old town and great restaurants. Karlo was extremely helpful and friendly. We would stay again. Parking can be tight around the old town but it is really compact so no issue.

In short the apartment is a dump. You are misleading in your description on line. The location is not in the old city. The building was disgusting with garbage and bottles and mattresses in the hallways. The glass in the front door was broken. I would be generous giving the place one star. I would call this a tenement for public housing. Maybe your other locations are better but I doubt it. The room itself was a disaster. Dirty mops and cleaning supplies in the bathroom, no ventilation and overall a poor excuse for a room. The crowning touch was the bed which was DANGEROUS to access by climbing a narrow staircase. You are looking for a lawsuit when someone falls and gets injured. Luckily my wife and I were able to go up and down without incident. Maybe in your advertising you can point out the fact that your clients must be agile and athletic. Imagine how the elderly or infirm would feel when presented with your apartment. In short your apartment is neither central and certainly not royal. Our stay in Zadar was thankfully short. As you will surmise I shall not be recommending you to other travellers.

Looking for a hotel in Zadar matching to my budget, taking in consideration the reviews, I have booked the Central Royal Apartments (CRA). Dear all, there is no hotel CRA in the given address!!! I really doubt if any of the photos of the rooms published for this hotel could be a good guide for somebody to book this settlement as it is a really good question where you will land.
If you will land at all!!! Because when I reached the given address, the so called reception of the hotel MALO MISTO Restaurant, was closed!!! And not only this, but also the given telephone was not answering!!! And all the neighbours (a shop with clothes and a bakery shop) knew nothing about the CRA!!!
I visited the Zadar's information office, but they couldn't as well contact the CRA through the registered contact details. They gave me another address, that was also registered as CRA, which had also a cafe on the ground floor next to it, which was - surprise!!!- also closed and the neighbours informed me that a lot of people since August, that the cafe was closed, were looking desperate for the CRA but could not find.
After all these I have returned to the information office, I was offered some alternatives to spend my night. A lady showed up, representing the one I picked up, and took me to a near by building showing me the room in the 5th floor while no elevator was existing in the building!!! I realised that this was not my lucky day/night and stayed in the Bastion hotel, which is a hotel, a real hotel, no ghost hotel, and we have enjoyed our night.
If you will book this settlement keep in mind that
- you must all have always the telephone number of the CRA with you (otherwise you find nothing),
- you ask always the restaurants & the cafe in the ground floor of the given adresses to help you,
- you never expect anything from the photos published as CRA apartments are spread somewhere round Zadar,
- there is nothing to help you to compare facilities of CRA as for sure the room you will land could be so indifferent with the one that the next guest will
- and in general forget anything about some standards you were used in order to make your choice, just do it if it is your lucky day.
I have recieved an e-mail from the manager/owner (?) with an excuse the day after. What at the end of the day happened is, that I was left without a hotel for the reasons I mentioned above.
It is really a pity for Zadar, such a lovely place to visit, that the few settlements existing are of such low standards and so expensive (I have paid just 10 euro per day more for a double room in RIXOS LIBERTAD DUBROVNIK for the same period - the comparison is funny!!!)

I recieved an email from owner two days before due to travel saying the apartment I 'actually' booked was ten mins outside old town not the one on the map provided at time of booking.I had it booked for over a month and cant help but wonder was he pushing his luck,because two days before hand i was then outside the time needed to get a refund if cancelled.Only from intervention from Booking.com was i able to cancel and get a true central apartment.Be careful

Ok I want to start with the caveat that this 'hotel' has apartments all over the the city and we stayed in the studio just outside the DM supermarket.
To start with a positive the location could not have been better right in the heart of the old town so that was a big plus.
The apartment itself was where for us it started to go downhill -
It felt like the whole place was just a bit run down and needed to have some money spent on it.
The bathroom was very dated, there wasn't a fixture for the shower head so having a shower was awkward and we had an issue with the hot water. To be more specific around the hot water, we found that it didn't seem to last very long and as a result you needed to wait a good twenty to thirty minutes between showers or run the risk of having a cold one!!
Breakfast which was included in our deal was also really disappointing.
The way it worked was that you are given a menu with five or six options to choose 'a la carte' style but the portion sizes were really small. Breakfast included one hot drink and if you decided that you would like a refill we were sternly told that we would have to pay extra - how ridiculous!!! Our overall impression of breakfast was that the hotel was trying to be as stingy as possible with it's breakfast offering in order to maximise profits - how much would it have costed for them to top up my coffee???
So there you have it, I'm sorry but really can't recommend.

We spent one night in Zadar in July 2018 during our Croatian trip consisting of the route Makarska - Krka- Zadar - Plitvice - Trogir. The stop at Zadar was to get some rest after visiting Krka and getting ready for Plitvice.
It was a bit difficulty to find the reception. You could not reach it by car, so we had to park it elsewhere and get the last 100 meters by foot. The check in was fast, and the receptionist took us to our apartment (I think it was apartment #4). It was located at the main street, was an renovated on-room flat in a 100 years old building. The first impression was truly positive, the renovation had worked out well and the room was quite modern. The only thing we missed was a wardrobe to put our clothes. The room took four persons, where our kids slept on the bed sofa. The room had wifi that worked quite well.
The location of our apartment was perfectly in the center of Zadar, with short walking distance to the pier with Sea Organ and to the other sight seeings nearby. This was a definitive advantage as we had issues finding a parking place for the car. Once you find one, you will not want to change it. The public parking places are divided in zones, where the more central zones are a bit more expensive. Maximum parking time is three hours (08-22) so you need to buy a new ticket every three hours.
We ate breakfast in the reception restaurant, which was sort of a disappointment. You had to pick a menu item out of 5-6 options, and the portions were quite small. If you want an extra cup of coffee you'll have to pay for it. This was a big difference to the buffet breakfasts we are used to during our trips. I would recommend to take the breakfast elsewhere if you need a steady breakfast to get you going.

This place had everything we needed. Just across the river from the old town, it was a brisk 15 minute walk to the sea organ. A bakery and small market were within a 2-3 minute walk, so breakfast was covered. The bed was upstairs in a loft and the stairs steep and a bit hazardous when one is sleepy. But overall it was perfect. I would definitely stay again.

We stayed at the 'Obala kneza Branimira 16' Apartment and enjoyed the stay very much.
The room was nice and the view was fantastic.
We (couple) are middle aged. But have to keep in mind that the stairs to the upstairs bed in this apartement are steep and may not be convenient for elderly or People with limited mobility.
Karlo was a great host who explained everything and gave us good tips what to do and see in Zadar.
The concept of the place is to have apartments in different Locations in Zadar. The reception is in a bar in the Center of Zadar.
This way we lived in a "normal" house and we did not miss the typical touristy Hotel atmosphere.
The Apartment has a small kitchen which can be used.
The room was nice and the view was fantastic.
We (couple) are middle aged. But have to keep in mind that the stairs to the upstairs bed in this apartement are steep and may not be convenient for elderly or People with limited mobility.
Karlo was a great host who explained everything and gave us good tips what to do and see in Zadar.
