yes they do have air conditioning. I had one of the two single rooms with a shared bathroom. I understand the room at the very top has great vistas and is for two people. There is no elevator in the house so you have to be able to go up stairs so pack light.
You can make a reservation directly via their website. The owner and his wife live in the home next door. Payment is cash, no credit cards.
The place is located in the old town right down from the Buze gate. I arrived in Dubrovnik via Cataraman and got into a taxi outside the pier and had the taxi driver call the owner. The taxi took me to the Buze gate where the owner, Pero, was waiting. The was wearing a bright red shirt and therefore easily identifiable. Dubrovnik's old town is pedestrian only but once again you have to walk down a few stairs to get there but I only had one carry onw small suitcase and he carried it for me. Large amount of luggage are cumbersome if you choose to stay in Dubrovniks old town. By the way there is a self service laundry right outside the Buze gate which is very convenient if you stay there.
