The staff is very nice, room was small but comfortable and clean, well decorated, location is perfect, very easy to go out for a walk, breakfast was good. One small thing that bothered me a little, we were in the ground floor room, we could here some street conversations(sometimes late at night).

I was very happy with our stay at No12 Boutique Hotel. We arrived on an overnight train from Yerevan and after letting us have our (included) breakfast in the restaurant (which was quite delicious), they let us check in early so we could shower and nap before spending our day in Tbilisi. We stayed in this boutique hotel for 2 nights and we absolutely loved it! Beautiful decor, looks new inside and attentive staff. Lovely breakfast with variety of different food and good coffee. And it probably couldn't be more central!

Had three nights here over a long weekend. Stayed in one of the cheaper ground-floor rooms, No 11. It has less natural light and is at street level; the lack of light meant we slept a little later than we might have and there was a little street noise. We stayed here for 3 nights. The hotel is small and cozy, and seems family run. Our room was cute and a decent size. However, our first night was so bad! Our room overlooked a street which there was a lot of shouting and cars stopping and honking till about midnight, plus the beds are very firm so felt uncomfortable....

We spent eight nights at No 12 Boutique hotel. The locations is great right in the middle of old town with bars, restaurants, and historic places around. The staff were very friendly and helpful. The hotel is centrally located - close to stores, restaurants, main square and most of the sights - Old Town Tbilisi. The rooms are tiny and I mean really tiny. Hong Kong style. They smell of mold a bit and the AC in our room said Change filter. But it was cozy and clean enough, plus the staff is incredible...
