I stayed here as I needed an extra night in central Riyadh and could not get into the hotel I was planning to stay at. This was close by and all looked fine on the map.
Getting to the hotel was a bit of a problem. Olaya Street is currently all dug up ahead of the building of the metro tram system so there is a complicated diversion system that will bring you to the back of the hotel. From the garage area underneath the hotel you can access reception – there is no lift, but the doorman will help you with luggage.
Check in was fast and efficient and I went up to my room on the third floor at the back of the hotel overlooking a residential area. It was huge. A living area with a desk, sofa and TV along with tea and coffee facilities and a mini bar with soft drinks. No window. Then a large bedroom with huge comfy bed with decent bedding, storage space and TV. Both rooms air conditioned and very quiet.
The bathroom was enormous with a large walk in shower, wc, sink and basic toiletries.
Air con throughout.
Public areas were a bit tired and really soulless with no atmosphere. Breakfast is taken in the ground floor open plan restaurant area. There was plenty of choice, however the quality of the food and drink offering was not as good as I would have expected. Just not the best quality offering and not particularly appetising.
I did try and visit the pool, gym and spa area, but the staff were too busy talking to each other to notice me and the pool looked really dark and dingy as it is located within the hotel on the ground floor with no real natural light, so I choose to not bother.
Staff were friendly at all times on the front desk and in the restaurant and the guy in the garage area helping with bags was brilliant.
I would not choose to return here until the Olaya Street building work has finished and you can easily access the front of the hotel by vehicle and to be confronted with loads of building and digging dust. I would also need the hotel to be offering a really good rate as there are other hotels in the area which are probably better value.

The hotel is in a central, convenient location both for business and tourism. A recent refitting and cleaning of rooms has rejuvenated the hotel to the point where it offers true value for money. The friendly and helpful housekeeping, restaurant serving, bell service and front desk staff can now be proud to do a good job in a suitable environment.

A large spacious room. With a small kitchenette, desk station and rocking arm chair. Comfortable bed, however bed sheets seemed to be stained.
A child’s bed was provided free of charge but the mattress was heavily worn out with springs almost popping out of the top covering. Having asked for a different bed we were given an extra blanket to act as extra padding. We added 2 additional blankets on top to make the surface decent enough to sleep on.
Other than this, breakfast buffet was good with a nice variety of breakfast items.
Check in and check out was very efficient, and staff very courteous and professional.

We checked in the 21st of March at around 13h00. You were at the reception and informed us that the only rooms available were smoking ones. You proposed to leave our luggage and that the non smoking rooms would be available at 14h00. Since we were on business trip, we preferred to go out and do the check in the afternoon.
We came back at around 18h00 and were handed over our keys. I checked in in Room 116.
After some time, I called at the reception and asked to change room as the room was smelling cigarettes.
I came to the reception, but I was very badly received by the receptionist Abdallah.
I requested to speak to the manager on duty and he informed me he is the manager, and nothing can be done as no rooms were available.
But he showed on the system that only 3 nonsmoking room were available.
I asked him if I can check the other rooms and if they were less smell , I could move but he refused categorically and said he will send a housekeeping to do some perfume spray.
After some time even housekeeping came, the smell was still persistent and stronger.
I came at the reception and ask for the change and the reply were very rude and inappropriate and was asked he cannot do anything, and no room was available. The GM manager was also not available as per Abdallah.
I informed him I am some respiratory problems and showed him my asthma pump but in vain.
His attitude was either I stay in the room, or I sleep out if the room.
I again requested the housekeeping to come in the room for spray, then I discovered it was the normal R5 spry from Diversey which had nothing to do to take odors of tobacco.
I had a very bad night and the next morning; I met you and informed about same.
I Recall from your staffs, that someone was smoking in room 117 and this problem was recurrent as the smoke and smell will come from the AC vent.
What has happened was unbelievable and I have been sick for next 2 days after my checkout.

Nothing special, breakfast was good but the rooms were old and the people in the reception were not very helpful except for one guy who worked at night. The window of my room was right on top of the street which made it impossible to open the curtains because everyone would see inside the room. For some reason, there was banging on the walls, and doors and children screaming and making lots of noise. I was on the first floor and my work friend on the fifth or sixth floor and we both heard noises the whole night. A bit overpriced when compared to other hotels in the region.

I arrived almost 1230am the next day of my booking , no security, no front desk. Rang the counter bell so many times, a man came out red-eyed. I think i might have woken him up hes put up with his best manners but obviously very annoyed.
Olaya street is a main busy road leading to all the financial centres and shopping district and i told him please give me a high floor room away from main road. Well he did gave me a high floor room, but certainly not away from main road but right smack in middle of main road !! He tried his best with english and i vividly remembered i could not understand him and he sort of yelled at me.
Ok the roomis quite spacious, beds are very clean. I hardly was disturbed by the main road anyway for the 1st night, since i check in at 1230am.but the coming nights was different, it was quite noisy.
There was hardly hot water, and its winter. But i think most of saudi arabia is the same. Temperature was not even lukewarm, probably like what you get for swimming in se asia tropics.
Then come one issue,all the flooring in the room feels like they may snap and erupt anytime (see video) The vinyl flooring near the bed area are broken, alot of snapping sounds. The ceramic flooring from entrance to toilet is hollow. Windows cannot be open but amazingly i found oud incense burned previously at my window ledge.
I used the gym facilities a very nice porter assume its egyptian call sami gave me the keys to the gym. Its small sparse but good enough. Then their pinoy guy who was not supposed to be on prayers but in charge of the gym turn up shouting at me for the keys. He didnt even bother to give me a towel and from then i did not see him, until i left the gym.
Overall its a average experience, i think a lot of things could be done better. No counter staff was at the counter at all times when i am in lobby, morning, afternoon, mid noon, evening , late night. Except check out day thank god a lady was there. Think this needs to improve, even sami dont appear all the time, whos gonna help with luggage? The first impression feels like 2 star hotels.

We booked this for 3 nights - was upgrade to nice suite although could smell our neighbour smoking on a non smoking floor. Thank you for Yasser to helping us to minimise this inconvenience. Breakfast has a good spread and the gym facility was adequate. 10-15 mins drive to Kingdom Towet and The View. Overall good stay in central Riyadh.

I think there might be some plumbing issues in the room; the toilet flush is quite noisy. Aside from that, everything was pleasant. The receptionists were exceptionally friendly, kind, and supportive. The breakfast/lunch lounge was also enjoyable, and Noor, the waiter, was incredibly kind and attentive to guests' needs.

I have reserved for 4 night but with work i had to change my plane ticket to 8pm at 4 am the day after 2 time i ask to add an additional night I went to pay the built and went to bed for few hours before living. When the service room get in my room and then réaliser i was in then received à Phone call 2 or3 time to leave my room because they need it...
