I stay here whenever I go to Phnom Penh, first stay was in 2008, my most recent was in 2016. It's a great location close to buses and restaurants right on the river front. We had a room at the backside, which was clean and quiet, but a bit tiny and windowless. Beds were comfortable, bathroom okay, and AC worked well. After a day of sitting on the bus from Ho Chi Minh City, we just wanted to find a nearby room from the bus stop. We found this little gem and got a good price. $15/night with ac and hot water! The staff was pretty polite to us and made our experience very positive!

Stayed here for the 4th time in the last year. Great location overlooking the river and close to all PP has to offer. Great value for your money. Family owned and operated. Staff were incredibly rude. They acted as if our business was an inconvenience to them. They tried to give us a prison cell room with no window and mildew for 20.00 USD a night. Phnom Penh is notorious for very poor quality guesthouses and this is one of them. If you do insist on staying here - choose room 301.... More

If you don't have anything else booked then the Waterview will do. I stayed in a room with no windows and it was clean and quiet with a good aircon and tv. Staff seemed a bit disorganized and the building could use a face-lift. You can book various forms of transportation from there.

I found this place quite by chance when I was booking a bus ticket to Sihanoukville. Staff was extremely rude and unaccommodating. The rooms are on a very busy, loud, and smelly main road. They were eager to take your money for tours and such, but the value and what was promised was another story. I would not recommend this place for singles or families. Couples only if you really want to rough it.
